The place looks just like the pictures except that it doesn't seem that they've kept up with the cleanliness and maintenance of the place. There was dust, dead mosquitoes, dirt on window sills, dirty carpet, and the dirty/sticky rug in the living room.
1 good thing is that this place is spacious, each bedroom has its own bathroom, quiet, the outside area is well kept. The restaurant looks nice, but we did not try it.
They provide 1 roll of toilet paper per bathroom, 1 roll of paper towel, 1 trash bag per garbage. If you need more, you have to pay. Same with towels and other amenities, if you need more than what they have there you pay extra.
Staff/Service : I tried to call to ask about something and no one ever answered the phone, I gave up. Pool / Hot tub was not heated and staff did not seem to know how to fix it. They just kept telling us it would take 15 min?! They were polite and professional, but they did not seem to care.
We were really disappointed that the hot tub did not work and it was cold. Pool was very cold, and later found out that the heater for pool and also hot tub was broken. We couldn't use the pool or hot tub at all during our stay, we actually bought one day passes to a nearby hotel so that our kids could swim.
Also know that there is a $150 cleaning fee, that we found about after we booked. Wish I would have looked closer at reviews before I booked.
I would never stay here again.

For sure this are the best Villages in Orlando, great Location less than a mile from Disney, great Club House with an Excellent Italian Restaurant and Super Comfortable, Clean and Modern Villages! Recommended 100%

The front desk staff is the worst I've ever experienced. Not friendly, helpful or knowledgeable. The pool and jacuzzi were not heated all week! Reported to staff multiple times. The units are already showing signs of wear. Maintenance does not appear to be a top priority for this property. Tiles and fake grass were falling off the exterior, interior light fixtures were not working. The kitchen is stocked with a good amount of dishes. But only on pan! One roll of toilet paper and paper towels were provided as starters. You will need to purchase more in addition to dishwasher detergent and salt and pepper. Do not get the 2 level, 4 bedroom open floor plan. Every sound from downstairs can be heard in all the upstairs bedrooms as if you were in the lower living room. The sound carries terribly. Get the 3 level villa to limit this issue. The AC has a restricted minimum temp of 70 degrees. The BBQ worked. The beds were firm. The property is gated and you need a code to get in. The rooms with the view of the pond will be better than the ones that will face the street. This place looks beautiful in the photos but has a weird vibe. Wouldn't stay here again. We paid about $263/nt for a 4 bedroom (including taxes and cleaning fee) which is super cheap so at least there is that. Also they will charge you the cleaning fee so make sure your quote/reservation includes that additional charge.

Stayed here for 3 days. The villa is large but almost too large. There is only one restaurant on the premises and it’s very small. It says everywhere it works till 11 but it closes at 9 four days a week. The front desk were nice enough to suggest that we order Domino’s pizza. The GPS kept taking us to the back gate, where nobody opens. Luckily, a security guard came to tell us to drive around. We asked for a late check out but were denied twice. However, there was a kind woman at the front desk who let us stay when I told her I was sick and needed a bit more time to take medicine. The location is good - close to Disney World and just an hour to the Kennedy Space Center that I highly recommend.

- The beds were extremely uncomfortable, unless you love extra hard beds.
- Some basic amenities were missing. there is a coffee-maker, but no filters; wine glasses, but no bottle opener; Our toaster did not work; More standard cooking supplies would be thoughtful
- Only providing 1 trash bag for each waste basket seems really silly for a 5 day stay when you're paying $170 cleaning fee already.
- The master bedroom in our unit was next to a major roadway which was noisy... all. night. long. For that reason alone I'd never stay there again unless it was a home in the interior of the property. the windows and doors in those units need much better soundproofing if they're going to be along a busy street.

The townhouses are new and have plenty of space for families But minor problems on cleaning, stains on furnitures, lack of utensils and pans on kitchen, drains clogged, must be solved with attention on a nice property like this..
