General Housing Policies
Principal Residence: University apartments must be the principal residence of the University employees who occupy them. NYU Faculty Housing is for the primary residence of the Tenant and for no other purpose. In order to maintain your Washington Square housing, faculty members must be full time in New York with the exception of up to one year on approved paid or unpaid leave or sabbatical or two years for those on global assignment. If at any point a University apartment no longer becomes the primary residence, notice is required within thirty days and may require cancellation of lease. Continuing documentation of principal residence status is a requirement.
Eligibility: Full time tenured or tenure track faculty are eligible for Faculty Housing. Visiting faculty, Adjunct faculty, and other non-full time faculty or scholars are not eligible for housing. Faculty housing does not provide short term, visitor, or temporary housing.
Divorce: In the event of divorce or separation, only the person whose name is on the lease has a right to remain in an NYU apartment. In cases where a family is made up of two NYU housing eligible affiliates, only one primary residence is permitted.
Size: If upon signing a lease, the child (or children) is older than 18, a lease rider outlining a step-down to a smaller apartment after a certain number of renewals may be required. This step-down provision also applies to families with housing accommodations for a parent.
Retirement: At retirement, tenants who have no alternative housing option may be eligible to downsize to a studio. The move to a studio must be made prior to retirement. Questions about eligibility can be addressed to the Faculty Housing Office. You may also refer to section 44 of the lease.
Death: The surviving spouse or domestic partner of the faculty member may enter into a new lease of up to two years commencing with the faculty member's date of death, as long as the spouse or partner occupied the apartment as a primary residence at the time of the faculty member's death. You may refer to section 43 of the lease.
No School 'Ownership' of Apartments: When an apartment is vacated, it is reassigned to the general pool and not automatically transferred to a new tenant from the same school.
The University's housing policies and procedures may be modified and/or updated by the University at any time.

Renters Insurance
As of July 1, 2016 all new NYU leases and renewing leases will require tenants to provide proof of Renters Insurance within thirty (30) days of the commencement of the new lease term. This measure will protect your personal property in the event it is damaged or destroyed as well as provide liability coverage in the event of an injury or loss to a third party while in your apartment.
New York University requires that all residents have renters insurance. NYU's group insurance program allows you to receive quotes from three of the nation's most respected insurance carriers. As an employee of NYU, you are automatically eligible to apply for policies with special discounts. To arrange for insurance, please visit or call the company below or a provider of your choosing.

Proof of renters insurance is required within 30-days of the lease start date. Once obtained, please submit a copy to Cushman and Wakefield located at 2 Washington Square Village #1-O or email cushwake@nyu.edu.

When calling you may be asked a series of questions the amount of property coverage desired, amount of liability coverage needed and what, if any, high end possessions you may want listed under your policy. Conducting a personal inventory is a key part of obtaining the appropriate amount of coverage. A good source for a guide to a personal inventory is the “Conducting a Personal Inventory” page on the Traveler’s website. See: https://www.travelers.com/personal-insurance/renters-insurance/personal-property-inventory.aspx. Additionally, you may be asked questions about the building in which you live:
- Construction of the building (frame, brick, fire resistive, etc)
- Number of units in the building/Number of units between firewalls
- Types of pets, if applicable
- Safety devices in the residence (smoke detectors, fire extinguishers, sprinkler system, doorman/security guard)

Pet Friendly Buildings
NYU allows pets in its residential buildings. As per NYU Faculty Housing lease Section 26.a, tenants are permitted 1-dog or 2-house cats. Tenants are not to exceed this allocation.
A pet deposit of $500 is required at lease signing and may be returned to you upon move out if no pet damage has occurred. Please review your lease for the full terms and conditions of pet ownership.
Bed Bug Information, Protocol and Policy
NYU has fortunately not experienced a serious problem with bed bugs. Please review NYU's protocol and policy regarding bed bugs. We have found bed bugs in fewer than 0.01% of NYU apartments and dorms. While these numbers are extremely low, the memo posted below lists facts about bed bugs, explains the protocol for reporting a suspicion of bed bugs, and gives information about NYU’s responsibility and tenant responsibility in the event bed bugs are found in an apartment.
Rent Payment Options
Automatic Payroll Deduction - PRD – rent deduction directly from your payroll upon completion of Authorization for Payroll Deduction form. Form must be returned to the Cushman & Wakefield office no later than the 10th of the month for an effective date the following month. **Only available to residents paid on a monthly basis. Please complete the PRD form and email it to elsa.helligar@cis.cushwake.com.
KliknPay – ACH – rent is deducted directly from the resident’s bank account. The resident completes and returns an application along with a voided check to the Cushman & Wakefield office no later than 15th of the month to be effective the following month. Please complete the KlinknPay form and return it with your voided check by mail or drop off to:

Online Payment – a recurring monthly rent payment can be set up for the 1st of each month through your online banking - your bank will mail us a paper check (the University does not accept wire transfers). Checks should be made payable to New York University with the following mailing address:

Global Assignment
In order to maintain your Washington Square housing, faculty members must be full time in New York with the exception of up to one year on approved paid or unpaid leave or sabbatical or two years for those on global assignment. NYU Faculty members on Global Assignment, who do not return to New York full time after two years, are expected to relinquish their Washington Square housing. Faculty members will be accommodated upon their return to New York in an apartment adequate to their family size at that time.
