30 Unit recently updated motel located directly on the beach with great ocean views. Within walking distance to the downtown area and arcade and amusement park.
Places to stay are graded on a 0-100 scale. The higher the grade, the easier it is for travellers to find restaurants and things to do within walking distance.
Simple and clean . I think people in other reviews mistake “ocean views” with “ocean front”. It was good for a weekend get away and the beach was there . It was walking distance to the Pier and activity but far enough away from the noise except for the night of drunks playing cornhole in the parking lot and drinking outside of guests rooms . I agree people should have fun but that was a little too much and it didn’t seem to annoy the owners . It was otherwise a decent stay for a long weekend.

The rooms have been updated, very nice. Read the fine print. Has a tv but only a few channels, you need to bring a cable for your own streaming. Don’t book online I was told. We got room three, it was tucked away in the corner, no place to sit, or view from out side your door. When complained, I was told , well you booked online! You get what you get. I also believe it was the same price as other rooms. Otherwise than that vey nice place

The worse customer service ever. I paid extra $$ for ocean front view room and I got the next door hotel view. When I confronted the manager with a stray face he told me that the room I got was considering a ocean view room and refuse to give us a refund or change our room. When we hot out of the office we realized that the owner was there and he didn’t care Sine we book with Experian when they try to call them for our dispute they refuse to answer the call. Please if you don’t want to go trough what we went through don’t stay here, not even for free.

We are troubled by your comments as this is not how we operate. We have 4 room types, No View, Limited View, Ocean View and direct Beachfront. You booked with Expedia and they were at fault here because they would limit the descriptions we could place on their site for room type. Fortunately, we have been able to work with Expedia and our descriptions on their site are now accurate. I purchased this motel in winter 2022 and there were some kinks to work out and I apologize for any inconvenience you may have experienced. Our motel is now 100% updated and very welcoming, we hope you will give us another try.

such a disappointment. Rained the entire weekend and they only have ANTENA TV. so be prepared it doesn't work in rain. maybe 2 channels. Stuck in a corner back room. Renovated but forgot about the bathroom. shower is so small, I am 150lbs but if I was bigger I would not have fit in it. Beware of the legs on the bed frames. I cannot believe I did not break my toe. renovations consist of paint on walls, floor and new beds. There really is no ocean front anymore since the owner has made the entire 2nd floor ocean front his own apartment. I cannot believe they charged 260.00 a night for this room. It is worth maybe 80.00 a night. Way over priced. The people were very nice at the front desk, but also I do not want to be babysat. we were out in the car having our ice cream cone in the pouring rain. Someone came out to check on us (basically to see if we were smoking in our vehicle). That was pathetic. I would not recommend this place at all.

This motel is the greatest! I love the new rooms and the view of the ocean is amazing. The staff are terrific at keeping the rooms and property in top shape. The motel manager, Shirley is great! She is friendly and makes everyone feel right at home. Her knowledge of everything around the area is great when asking for a good place to eat or shop. The new owners also treat everyone like family and are on the premises to see that all visitors are well taken care of. We will be back again and again. Thank you JJ, Shirley, Mark and company.

This is a trip with my family. We had 2 young kids with us. The room is clean and just perfect for what we need for a great and comfortable vacation at the beach. The Old Colonial Motel sits right in front of the beach. I get up in the morning, make my cup of coffee and sit on the beach to watch the sunrise. Truly an amazing view! The pool is right outside our door. The pool water is warm and the kids loved it. If you like quiet, just close the door and you barely hear anyone outside. The staff are very nice and friendly. The motel is also walking distance from Palace Playland and lots or restaurants and shops. This hotel is perfectly located. You can just park your car and enjoy your vacation. We will be coming back for sure.

Not the same at all since new owners. high priced. $360/night non ocean view. Room ok but corner room very small shower next to toilet. Old air conditioner rattles and makes noise. didnt bother complaining since i doubt they would put new one in.

Very nice and clean place. Friendly Staff. Great centralized location with beach access, restaurants, shops, and amusement park. Free parking. Military friendly, just let them know at check-in. Highly recommend!

Really liked this place! Very clean! Loved the room! Met the owner very nice! Shirley who works the front desk, what a hoot! Location right on the beach, less than a 1/2 mile walk to center. You can see the pier from the motel. We will be going back!

I booked Friday-Sunday, far in advance, and pre-paid in full. I had to cancel Friday night due to jury duty (which would have caused me to arrive very late... I live three hours away). I called to cancel approximately three weeks before my stay. Jury duty is out of my control, and the owner assured me he would refund the first night. He said on the phone "we'd work it out when I got there." I trusted him based on how we Mainers operate- on a handshake (figuratively speaking). Well, I shouldn't have. Friday night he called me to ask if I was coming. He evidently "forgot" we had spoken about this on the phone. He lives on-site and but he still ignored the messages I left with the front office, both days I was there. I've emailed him three times since with zero response. Trusting him cost me $150. Lesson learned. Highly unprofessional, and terrible business practice.
