Going-in cap rates, exit cap rates and unlevered internal rate of return (IRR) targets for prime multifamily assets were essentially unchanged for a second consecutive quarter in Q2, likely due to expectations that the Fed will begin cutting interest rates later this year. This stabilization follows quarterly increases in all three metrics due to rising interest rates beginning in early 2022.

Our Hotels team has been appointed to sell Hilton Prague, the largest branded hotel in the Czech Republic and one of Europe’s leading conference and events hotels.
The property occupies a privileged riverside position and has benefitted from ownership investment in the asset of more than €50m since 2018. Furthermore, the hotel now benefits from planning approval to build a new conference centre extension of a further 5,000 sqm, providing significant revenue-growth potential that would cement its position as the leading MICE hotel in the CEE region.
