I recently joined Alix Steel and Paul Sweeney on Bloomberg Intelligence to discuss the current state of commercial real estate. In this segment, I share my perspective on the industry’s journey through what I call the “five stages of grief.” We’ve now reached the stage of acceptance: interest rates aren’t dropping, and values will not be bouncing back. The industry faces a day of reckoning, presenting both challenges and opportunities. At RXR, we believe the best time to start investing is before the “all clear” signal is given. We are on the cusp of a once-in-a-generation investment environment. However, this isn’t the moment for large macro bets; it’s a time to be very strategic and selective—in other words, a “stock picker’s” market. Success in such markets isn’t just about having capital—it’s about having the expertise and capabilities to navigate complexities and create value. It’s times like these when RXR thrives!

As the great Frederick Douglass once said (with a slight modification on my part), "It is easier to build strong children than to repair broken men [and women]." It was great to join Joseph Graziose from RXR, Becky Mazzanobile from the Boys & Girls Club of New Rochelle, and many others for the ribbon cutting of the new Remington Clubhouse, the first youth development facility to be built in New Rochelle in over four decades. This is another great example of the power of public-private partnerships and how the City of New Rochelle and Westchester County continue to thrive as an outlier for growth in the region.

Today, we look at our role in the transformative Hamilton Green project, a repositioning of the White Plains Mall into sustainable, transit-oriented housing. This project reflects our goal of creating greener and healthier living environments. As we pursue LEED Silver certification and align with Energy Star standards, RXR is committed to redefining sustainable living.
