Gannon Homes know a thing or two about building in north county Dublin. Since the company was formed by Gerry Gannon in 1984, 12,000 houses have been built under the developer’s watch. Among these are Miller’s Glen in Swords, Robswall and The Casino in Malahide and Belltree in Clongriffin.

The latest offering from the prolific builder is Mooretown in Swords. It is being constructed just across the road from Miller’s Glen, which has seen over 600 families move into the area since 2014. It’s clear to see the attraction of location for young couples as there are two new schools on the doorstep — Swords Community College is a secondary school and Broadmeadow Community School caters for primary level.

Mooretown is expected to draw interest from a similar demographic. For eligible first-time buyers, some of the homes will qualify for the Help-To-Buy scheme, which was extended to 2024 in this week’s budget.

In this first release, are 35 three and four-bed houses. They are currently under construction, with first residents expected to be receiving their keys before Christmas.

The three-bed houses have a floor area of 1,130sq ft to 1,216sq ft and a starting price of €410,000. They are either terraced, end-of-terrace or semi-detached. The four-beds are either semi-detached or end-of-terrace, and measure from 1,313sq ft to 1,421sq ft, with prices from €495,000.

Designed by CCK Architects, the houses are traditional in style with a redbrick and render finish. Each one comes with an A energy rating which is down to the high levels of insulation in the walls, floors and attics, as well as the double-glazed windows by Grady Joinery and Longi solar panels.

The Irish-designed kitchens will be supplied and fitted by Kitchen World. A touchscreen Smartzone hub will also be installed in each property for security.

All back gardens will be seeded and will come with concrete post and timber fencing. Driveways at the front of houses will be finished in cobblelock.

When complete, Mooretown will have a total of approximately 500 homes. Swords has grown in recent years to accommodate new residents with the construction of the aforementioned new schools as well as the expansion of the Swords Express bus service that takes commuters into the city in under 40 minutes.
