It is hard to remember a time when there were more incentives to buy a new home in Ireland than there are right now.

Schemes like Help-to-Buy and the First Home Scheme, along with green mortgages and the increase in lending limits to four times income for first time buyers should put a lot of want-to-be homeowners back in the market.

The best advice for buyers is to educate themselves on what incentives they are eligible for. Estate agents are often shocked to find that many house hunters are not aware of what’s available. Various incentives can add up to €100,000 towards a potential property pot so they are obviously well worth researching.

So, with lending now more accessible, will there be enough homes for everyone who can afford one? Despite what Government says, nobody in the property business is under any illusion: the shortfall in the number of affordable new properties built will likely continue in 2023.

Developers are still playing catch-up from Covid site closures and the cost of materials and labour shortage is causing postponements. However, there are still lots of interesting developments due to come on the market this year.

But with building costs surging and developers aiming for upmarket buyers at the luxury end, affordability is becoming a serious issue.

So we have selected ten schemes launching in 2023. To mix it up we have combined the luxurious high-end schemes that we’d all love to live in — if we had the money — with the more affordable schemes we’re more likely to end up in. We kick off with the swishiest.

The Collection, 20 Shrewsbury Road, Dublin 4 Developer: Glenveagh Price: from €3.75m Agent: Knight Frank

Built by Glenveagh and designed by de Blacam and Meagher, the seven houses at 20 Shrewsbury Road must tick every wish list you could dream of but the address and specification means they are priced accordingly. The scheme has one three-bed house, four four-beds and two five-beds. Of these, three have already sold, including house No 7 which was priced at €6.95m.

The development is gated with underground parking and a private garage for each house. There is a lift to access all floors in the property, along with space for a gym, media room and home office. Starting at €3.75m these very exclusive homes are already built and ready for occupation.

Ecklinville, Orchard Road, Cork City Developer: DOB Price: from €1.3m Agent: Savills

Ecklinville, Orchard Road, Cork City

This exclusive development of just nine houses is on Orchard Road, a location that is much loved by medics and academics who work nearby in CUH or UCC.

With a starting price of €1.3m, the five-bed Edwardian-style houses are A-rated and set out over three storeys. On the ground floor is an arched hallway that leads into an open-plan area that incorporates a living room, dining room and kitchen. The bedrooms are on the upper two floors, three with ensuite bathrooms, and there’s also a family bathroom.

Other developments that are expected to draw a lot of interest in the county in 2023 are Heathfield in Ballincollig and Arlington in Kerry Pike, both also from Savills, as well as Kilronan and Crenagh Hill, also in Kerry Pike, with houses from €355,000 from Sherry FitzGerald.

Harpur Lane, Leixlip, Co Kildare Developer: Cairn Homes Price: from €400,000 Agents: Hooke & MacDonald and Coonan New Homes

Harpur Lane in Leixlip has a mix of two-, three- and four-bed houses. There are two types of two-beds to choose from and six types of three-beds.

With prices going from €400,000 for the two-beds, €475,000 for the three-beds and €570,000 for the four-beds, many of these homes qualify for the First Home Scheme and Help-To-Buy. Located beside Castletown Estate, the site is landscaped with a series of greens, play zones, lawns and seating areas with plantings of specimen trees. The launch for the next phase of houses at Harpur Lane is due to take place in spring.

Close by in Celbridge is Ardrath, where the fourth phase is to be released soon. Previous phases have sold out quickly so those looking to buy into the area should keep an eye out for the release date through agents Coonan and Dillon Marshall.

Suttonfield, Kilternan, Co Dublin Developer: Maplewood Residential Price: from €750,000 Agent: DNG

Suttonfield, Kilternan, Co Dublin

The first phase at Suttonfield in Kilternan is currently on sale, with a further phase due for release in spring.

The development is a mix of three- and four-bed houses, with the first completions due later this month. Located at the foot of the Dublin mountains, the area is popular with families who like the idea of living in the country but with the conveniences of the city. There will be 85 houses in total in the scheme when it’s finished.

Seamount Rise, Malahide, Co Dublin comes with views over the estuary

Seamount Rise in Malahide consists of 76 apartments in two adjoining blocks. The first phase was released in December last year. The one-, two- and three-bed apartments are sure to be popular with first-time buyers who are originally from the area and for those trading down from bigger homes but don’t want to leave the seaside village.

Priced from €440,000 up to €670,000, the development has a ‘clubhouse’ that unites the two blocks. The glass structure has a reception area, a lounge with coffee dock, gym and a cinema for residents. The apartments are available now.

Egremont, Killiney, Co Dublin Developer: Durkan Residential Price: from €500,000 Agent: Sherry FitzGerald

Egremont in Killiney was designed by McCullough Mulvin Architects using passive housing technology. Materials excavated from the site were reused, the play equipment on the grounds was built with local timber and the roofs of the properties are green sedum.

The development will have 47 units when it’s complete that are a mix of three-bed plus study family homes, two-bed duplexes and two-bed apartments. Priced from €500,000 up to €1.1m the properties are available now through Sherry FitzGerald.

Kilcarbery Grange, Dublin 22 Developer: Adwood Price: from €395,000 Agent: DNG

Kilcarbery Grange, Dublin 22

Kilcarbery Grange is the kind of development that the country is crying out for.

When complete, it will have 1,034 new homes that will be a mix of private, social and affordable housing. It is a public-private partnership between South Dublin County Council and Adwood Developments. On site there will also be retail, a creche and a community building. The next phase is due to be launched in early spring with three-beds estimated to start at €395,000 and four-beds from €440,000.

There are showhouses for each house type and a marketing suite for interested buyers to get a feel for the scale of the development.

Greenwood, Kinsealy, Co Dublin Developer: Wood Group Price: TBC Agent: Savills

Greenwood, Kinsealy, Co Dublin

First launched last October, the next phase at Greenwood is imminent.

There are 22 houses coming in future releases.

Designed by architects Adrian Hill, the A-rated houses are a mix of Casa Lena brick, render and cedar cladding. There are two types on offer — The Violet, which was priced from €865,000 in the first phase and the Bluebell, which started at €900,000.

In neighbouring Swords, Mooretown by Gannon Homes is offering two-, three- and four-bed houses with a starting price of €405,000, meaning it qualifies for the Help-to-Buy scheme. Contact Sherry FitzGerald for more information.

Struan Hill, Delgany, Co Wicklow Developer: CPF Developments Price: from €1.45m Agent: Savills

Struan Hill in Delgany is proof that the Wicklow village is no longer seen as just a cheaper option for those willing to commute.

So far in the development, buyers have been a mix of ex-pats looking to return home, house hunters from South Co Dublin and those looking to trade up. The next phase is due come to the market in spring, with the first houses due to be complete by the end of the first quarter of this year.

The five-bed bespoke houses range in size from 3,213 sq ft to 3,348 sq ft and are priced from €1.45m. Another development in Delgany that is due to release further phases of three- and four-bed houses early this year is Archer’s wood by Cairn, with a starting price of €540,000 through Sherry FitzGerald.

Adamstown near Lucan is a community that has grown rapidly over the last decade. To meet demand, there is now a variety of creches and new schools like Adamstown Castle Educate Together and Adamstown Community College. Due to launch early this year, Aderrig will have two-, three- and four-bed houses and duplexes that will be located next to the 27-acre Airlie Park, as well as the train station which is only 800m away.

Quintain is also in the middle of the construction of a new retail centre called The Crossings, which will be a five-minute walk from Aderrig.
