Last weekend saw the launch of a passive housing scheme in Killiney.

The hunger for such an innovative development was obvious quite quickly when 16 units sold on the first viewing. There are eight properties remaining in this phase, which will total 47 apartments, houses and duplexes when it’s complete.

Built by Durkan Residential and designed by McCullough Mulvin Architects, the new homes are being constructed using the latest in passive housing technology to ensure they are both comfortable and stylish, while also being cost-efficient.

Architect Ruth O’Herlihy who worked on the scheme says the concept came out of the idea of a sustainable building on Killiney Hill, “with a series of green fingers that would provide state-of-the-art passive housing in an intensely planted landscape with excellent design anchoring the scheme”.

The reception areas

Materials that are being used include stone that was excavated from the site and is being re-used in gabions, the play equipment is being made using local timber and the roofs are green sedum, which is not only sustainable but is also beneficial for the environment by providing habitats for nature.

There are house types on offer that will suit young professionals, families and retirees. The two-bed apartment measures from 823 sq ft to 878 sq ft and costs from €475,000. All apartments will be on the ground floor with a terrace and rear access to the gardens.

Next up is the two-bed duplex with study that is priced from €600,000 and has a floor area of 1,464 sq ft to 1,600sq ft. They will be entered from a short flight of stairs from the courtyard.

The three-bed plus study unit (1,780 sq ft to 2,648sq ft) is laid out over three-storeys, with a large living room taking over most of the first floor to maximise the views of the Dublin and Wicklow mountains.

The location, at the junction of Church Road and Killiney Avenue, will also be a big plus for buyers. The Dart station is 1.4km away and the Luas at Cherrywood is 2.3km. There are several schools close by including Castle Park, Rathdown, St Gerard’s and Loreto Dalkey.
