Suttonfield, Ballybetagh Road, Kilternan, Dublin 18 Asking price: from €725,000 Agent: DNG New Homes (01) 491 2600

There are just four houses remaining in the first phase at Suttonfield in Kilternan. The development by Maplewood Residential is at the foot of the Wicklow mountains, where, it could be said, the city meets the country.

Still on the market are two three-bed houses that measure 2,029 sq ft and are priced from €725,000. These properties are laid out over three floors, with a living room and open-plan kitchen on the ground floor, another living room, bedroom and bathroom on the first floor, and two ensuite bedrooms on the top floor.

There are also two four-bed semi-detached homes left for sale that cost from €750,000 and have a floor area of 1,924 sq ft. Also set out over three storeys, the four-beds have the kitchen and living areas on the ground floor, three bedrooms (one ensuite) and a bathroom on the first floor, and the top floor is given out to the master suite.

The next phase is due to be launched in February 2023 and will have further three and four-bed houses, as well as one-bed semi-detached bungalows that should pique the interest of downsizers in the area.

Since the initial launch a few weeks ago, there are now 21 houses sold. Gina Kennedy, director of DNG New Homes, puts this strong interest down to the finish in the homes.

Some of the high-end spec that these buyers are impressed by are the kitchens by BeSpace, with mock in-frame sprayed doors and contrasting Gladstone oak island. There are quartz worktops and splashbacks, and also double pantry presses in the larger houses.

Bathrooms come with pressurised shower systems and white sanitary ware with gold trim taps and fittings. Larger bedrooms have built-in wardrobes with truffle oak finished carcasses, white-grey doors and brushed brass handles.

All properties will have an A energy rating and come with an air-to-water heat pump, thermostatically controlled heating zones and double-glazed windows from Munster joinery.

Located on Ballybetagh Road, beside the Blue Church, Kilternan is a perfect setting for those who love the great outdoors, with Ticknock Forest, Cabinteely Park, Stepaside Golf Club and Carrickmines Equestrian Centre all within easy reach. Dundrum Town Centre is 15 minutes away by car, while Enniskerry is a 10-minute drive away.

Showhouses are on view tomorrow from 10am to 11am by appointment with DNG New Homes (01) 491 2600.
