Lincoln Arms Suites is a paragon of the Art Deco style that defines the historic South Beach area. Originally built in 1942, it was restored to its original glory in 2012. Remodeled Studios and One Bedroom Suites feature espresso wood floors, full gourmet kitchens, and luscious bedding and linens aimed at providing comfort and a peaceful retreat from the city that never sleeps. Designed for both the business and leisure traveler alike, Lincoln Arms Suites renovated and pristine apartment-style accommodations are next to the Miami Beach Convention Center and steps away from the famed Lincoln Road Mall, Collins Avenue, and of course, the ocean! Guests must be 18 years or older unless a parent/legal guardian is staying in the same room. The credit card used for booking must be the same credit card presented for payment at check-in. Very well located, close to all main activities, beach, shopping mall. No need for a car. From the outside it looks quaint but the room are really big and we were pleasantly surprised by the amenities offered (discount for chairs on the beach, happy hour with free drinks, free phone in room free shuttle to the airport, 24 hour reception. nice rooftop... We arrived early in the morning but Clarisse, at reception was really nice and let us store our luggage, gave us passes to use to sister hotel pool and then messaged us 2 hours later to let us know our room was ready. We will come back next year 100%

We spent § night in this room as a 4 people Family. They really need to do an effort on the cleaning of the rooms. We found some peels in the bathroom and even with the daily cleaning, it stays up to the last day... The location is very good, you can do most things by walking around in 5 minutes. Our stay was great, we had a good family experience in this location. .

We were really looking forward to our stay at the Lincoln Arm Suites prior to our cruise. Unfortunately, we were so disappointed. From the time we arrived the entrance was so underwhelming (and hard to find as there was no signage outside). The entrance was very small and very dark. The initial impression of our room was okay although it again was very dark and the only main window looked out over an alleyway. The rooms were big but tired, with drawers in the kitchen that wouldn't open or close properly, closets that didn't open properly either. The air-conditioning is fierce and even on the low setting is like a mini hurricane, so it's either freezing or you turn it off and it's too hot. There aren't any carpets which makes noice from apartments above you travel easily, in fact we had to ask to be moved as the apartment above was 'having adult fun' which was keeping us all awake.....not easy to explain to a 9 year old what the noise is!
The staff did their best to make your stay enjoyable and were indeed very friendly and helpful, I can't fault them at all.
The second room we were moved to was much better as there was no-one above us but we discovered after we left that I had been attacked by bed bugs and still have many bites on my derrière and back (which we only noticed when I was getting changed into my swimming costume on the first day of the cruise.
The location of the hotel was good and indeed it was a quiet location with little noise from traffic etc.

I was staying in the property from 28th Dec for 10 days. during my stays there were three days when there was no house keeping. since i was trvelling with 2 kids hence one day i just ask at the front office if they can at least change the towels and remove the garbage. After waiting for around 15 min nobody came to us. i went to front desk. the lady at the front office was so obnoxious ..she says to me house keeping will come when they come... you are not alone here. Please note it was 16:30..and we were not asking for full house keeping. Next day same lady when we were going to beach she says me...you should first greet me and not pass the order. I was stunned ..what is going here? really? why cant hotel managemnet asks me how is my stay is going? just awful. however on other days there were few good guys were there at front office it was absolutely fantastic with them.
i wrote to GM and guest relation manager but they never replied my email. Now after check out they have charged my CC 50 USD. I dont for what? again wrote them but still no reply. It is really shame.

Joined their membership program to save 10%, but when I did this they added $20 resort fee, even though I booked via their website that clearly shows no resort fee when booked via their website. The $20 resort fee was more than the 10% savings so this actually cost me an additional $9 when I joined their membership program. Makes no sense. Brought this to the attention of their reservation agents and they refused to help me or make any adjustments.

We were happily surprised with this location, especially for the rate. Stayed one night before we got on our cruise. It’s only 2-3 blocks from South beach. CVS is open near by for 24hrs if supplies/snacks needed. The building is a little older but we felt safe in area. We arrived very late and the staff was very accommodating. Theres definitely repairs that are needed with tile in the room but we had great water pressure and the bed was wonderfully comfortable. Would happily stay again!

Lincoln Arm Suites is a very small but a nice boutique style hotel.Our kitchen had the equipment and utensils which made very easy to eat if we had our own cooked breakfast. The downside, there were no restaurants, or vending machines in the hotel.No grocery nearby either. Had to walk a block to get something to eat.It was very commercialized. Will I stay there again? Probably , as it was centrally located.

Avoid! Booked based on the positive reviews, but so disappointed. Main concern, everything in the suit in very bad condition or broken. Ac would barely cool down the room, bed had sinked in areas, no blankets just sheets ( when asked, were given plaid covers), sink broken, soap holder broken, toilet paper holder broken, suit is dusty, an entire hotel had a sweaty smell. The one star that I give is for the workers who were always fast and kind to any requests and the convenience of having a stove top in the room.

Not well equipped kitchen. Lacking a sharp knife and pan flipper even. No salt and pepper or oil, even. Minimal maid service ( brought new towels once in awhile but not daily. No broom and floors not swept for us. No cleaning products or even a dish towel to dry dishes Staff although nice weren’t particularly helpful. In our last day the elevator broke and we had to lug our large suitcases down from the third floor and they didn’t help even when asked for help. We are 65 years old! I asked for them to arrange a YELLOW taxi and they got a more expensive one. The couch was un usable as it was so uncomfortable

Hello DrDane57, thank you for your review and sharing your beautiful pics. We offer a kitchen, but guests must provide their own grocery items to fit their dietary needs and requirements. We are now back to daily housekeeping, so guests should receive service unless they opt out. Although our front desk agents are attentive, they are not bell persons, so they're unable to leave the lobby area to assist each guest with luggage, especially during check out and check in times. Our apologies for any inconvenience. We are disappointed to learn that you did not have a better stay, but we appreciate your feedback.

DO NOT STAY HERE!!! The management is unresponsive and very insensitive to the need of guests. The hotel is now run by a corporate conglomerate and with that customer service has started to lack. I am a loyal customer who has stayed at this hotel for years but after my most previous experience I will not stay here again and I advise others to do the same. Our flight was canceled and we arrived the next day, we informed them of our late arrival and even upon request we were still charged for a day that we were not even present at the hotel. I emailed the manager and reached out to multiple people about accommodating our requests, especially since we have been very loyal customers who have spent thousands at this hotel. Our requests were ignored and management was dismissive. We are very offended and do not plan on spending any more money at this hotel.

Hello Carlos, thank you for your review and choosing us over the years. Our property is owned and operated by the same company for over a decade. While I am unable to find a reservation under this name to look into this further, in general, our check in is from 3 PM to 2 AM. We perform a night audit at 2 AM where the system closes out the previous day and begins the new day, so any guest who is not physically checked in, will automatically be marked as a No Show and the reservation will be canceled. We appreciate your feedback.
