I stayed here for a week with my ski club. We mostly had 2 BR/2 BA units with one 3 BR/3 BA unit. All our rooms were in buildings 2 and 3 so descriptions may be slightly different if you were in building 1 or especially building 4, because you can ski directly to that building and it has its own pool.

It's hard to beat the location of Beaver Run. It's right at the base of the Beaver Run Superchair or you can ski down to the Quicksilver Superchair at the base of Peak 9. The complex is massive and there are units ranging from hotel room-style all the way to four bedrooms. Our units all had mountain views, which was nice, but that comes at a price. The price is that the bedrooms are all up a narrow flight of stairs on the floor above. This was a surprise to us and, given the average age of our group, we'd likely have opted for the rooms across the hall that don't have the view but are all on one level.

The units facing the slopes can get quite warm on sunny afternoons. With no air conditioning, the only way to cool it down is to open the door to the balcony and running the ceiling fans. In some units the master only has a window that opens over the living area so there's no real way to get cool air in except by opening the door to the balcony, which is really not practical to do overnight. Another reason the rooms that don't face the slopes might be better for those who like a cooler temperature.

While each condo is decorated by its owner, in general the decor was fine. Importantly for our group the second bedroom had two queen beds and access to the bathroom in the hall. The master bedroom had its own en suite. It would have been nice if there had been a half-bath downstairs in the kitchen/dining/living area but there really wasn't room for one. Some units had an owner's closet under the stairs while other units had that space open - a great spot for storing luggage!

There's a ski locker room down by the exit to the slopes but there is only room for skis there overnight. Wear your shoes down there to leave in the locker while you ski and carry your ski boots because it is a LONG walk from the rooms. It was also a pain that there were only two keys for the ski locker, even though the condo slept 4 people. Not everyone who rooms together skis together and that called for some creative communication on where to find the keys at the end of the day.

There are seven small hot tubs on the patio by building 3 and they get crowded fairly quickly. Pro tip: walk through building 3 to building 4. There's hardly anyone in that hot tub/pool and you're right beside the slopes. Pool towels are provided so you don't have to lug one from your unit.

The hotel has several restaurants, a small market, a coffee shop, an arcade and a sports bar in addition to ballroom/meeting facilities. It's also only about a 10-minute walk into the town of Breckenridge though there's a free on-demand shuttle that will drop you just about any place you need to go in town.

We did have communications issues with management. We'd made final adjustments to our rooming list two weeks before our arrival yet when they issued room keys, it was made using an old list. We were supposed to have a welcome party and after some phone calls were told the resort person knew nothing about it, yet we later found one of the banquet rooms set up and a pre-printed sign with our group name, hors d'oeurves and a bar set up inside! Later in the week we had a group dinner in the same room that went off without a hitch and the food was quite good. We talked with some folks at the hot tub who'd been coming to this resort for years without issue but said they did have some problems on this trip. I'm not sure if management recently changed or what, but apparently there are some kinks to be worked out.

While I can't say I loved the long walk from the room to the slopes, I thought it was a decent trade-off so we didn't have to ride a bus to reach the slopes or walk a long way in our ski boots. Others in my group disagreed (the bedrooms being upstairs were a particular pain point) and would not care to return to Beaver Run. But based on the price we paid and the complex's location, I'd be happy to stay here again though in the rooms that are all on the same level.

Where to start? Walk out the door and put you skis on? Pools and hot tubs spread around the 4 main buildings? The 3 bars and restaurants? The indoor kids pay area with 2 mini golf courses? The spa? It seemed to have it all, the bonus of stepping out of the Building 4 ski storage room straight onto a 'green run' to 2 available chair lifts was the biggest plus. A 10 minute stroll into the town with a huge variety of eateries and bars stretches the legs after a day on the slopes - you could use the courtesy shuttle bus if you had a really big day. Undercover car parking is available for a reasonable cost and it means your car is always free of snow for when you want to venture away from the world class resort of Breckenridge to the equally epic Vail, Keystone, Beaver Creek of Copper. On my return to Breckenridge I will return to Beaver Run Resort.

Decided to stay at Beaver Run Resort because of the ski in/ski out location of the property. This was definitely a key and was a great perk for our ski trip to Breckenridge. Also liked the amenities of having multiple restaurants on site, including a little market that sold pizza and sandwiches for a quick bite. The arcade areas was great for the kids, and they even had a pool table and foosball which my kids really enjoyed. The hot tubs were plentiful and we never had to wait to use them. Really enjoyed being able to soak in one of the hot tubs after a day of skiing. The little bar at the HUB was good for getting a beer too.

The 1 bedroom suite was definitely spacious enough for a family of 4 (even a family of 5) would be comfortable. There was a nice kitchen with a microwave and refrigerator where we could make breakfasts and warm up food. There was even humidifiers in the room to help keep the air moist as the air was very dry at 9,500 feet of elevation and during the winter. The bathroom seemed like it was recently remodeled and we had no issues with hot water in the shower.

The issues that we had were with the building that we stayed in. Building 1. Yes, the rooms were a bit outdated, but everything was mostly functional, aside from the dishwasher and the master bedroom TV (couldn't get it to work). There was a constant smell of smoke (from people burning wood fires in fireplaces). We had to constantly open the window to let fresh air in the suite. Not ideal when it is single digit temperatures outside. Also, the pillows were very uncomfortable. When I asked for a hard, foam pillow, I was told that the resort does not have these types of pillows. That was disappointing and made it difficult to get a good night of sleep. Please invest in some foam pillows for your guests that are used to sleeping with pillows that offer more support. Additionally, I had made a reservation at Spencer's for New Years Eve. The menu happened to be a buffet. It was pretty decent. But I was charged $50 per person (even though I had two kids with me). I later found out that the kids should have been charged $25 each and not $50 each.

All in all, the location of the resort in proximity to the ski mountain and the city of Breckenridge were great and we all had a great vacation. We would come back to this resort, but ensure we were not staying in Building 1.

Skiing holiday for one week in March 2020 staying in Building 3 in a room (4th floor) looking out to back of hotel. Extremely large hotel at base of Peak 9 in Breckenridge. Good access to slopes of all grades. Conferenece facilities were being used all week which gave the hotel atmosphere a boost even though attendees were not skiers.
Room was large but bathroom very small. Cupboard space was good. Mattress on one bed was lumpy. Room cleaning was difficult to understand. Some days the beds were made, other days not made. Dirty glasses were not replaced on most days. Bathroom was always cleaned however. Blinds were not louvred so either fully closed or fully open, bearing in mind the room was overlooked.
We used Spencer's Restaurant for half board using a menu arranged by the travel company, Crystal Ski. Quality of food was good and portions large. Choice was a little limited with some omissions, such as bread for breakfast, soup, and salad, No toast therefore. Breakfast had no beans, mushrooms, tomatos, or black pudding.
Staff were very helpful.
Facilities included pool, hot tubs, steam room, 6 hole indoor crazy golf course, and plenty of slot machines and games.
Our principal dissatisfaction was around the hotel fittings. The hotel was built in 1985 I believe and frankly didn't look like it had been refurbed since. The worst example was the carpeting which looked faded and worn even in places like Speners. Overall a little bit tired in its looks.
Apres was very average. The Coppertop had DJ music only on some days.

We chose Beaver Run for our honeymoon and checked in on Sun 12/20 for a weeks stay. On Sun night we were met with water dripping from the header in the kitchenette due to a plumbing problem above. We reported this and nothing was done to correct it, so again we had a waste basket and cooking pot on the counter on Mon night to catch the water. We reported the leak (again) and were told that a new room would be available on Tues. Brian at the front desk stated that he would have someone help us move to the new room at approx. 5pm but nobody ever showed up. We did this ourselves after a full day of skiing and in a rush so that we could make our dinner reservation on-tim; epic guest service failure. Requests for firewood that were made in the mornings went ignored until 1-2 pm and required follow-up phone calls. Beaver Run Resort is in an amazing location and is served by the local bus line to anywhere in the city and surrounding area. It does have several amenities (pools, hot tub, arcade, spa) that we enjoyed and all are a short walk from any room, however the low level of staffing is very apparent. Isaac at the front desk was great in making sure the new room was prepared and the gift of a small credit to our account was appreciated. However, due to the repeated issues and poor guest service from varying areas of the resort, I would not recommend this as a place to stay. There are too many other properties that are a short (free) bus ride from any slope, ski rental, or other recreational area where guest service is of greater importance.

My wife and I came out to stay during a medical conference and had high expectations for a Breckenridge resort experience. However, we quickly discovered to our disappointment that our studio suite was rather short on quality. Several items jumped out to create an overall impression that seemed to say "no one cares" in regards to quality control. First, the closet shelving brackets were all broken and were unstable when clothing was placed upon them. Then the armed chair in the living area was so worn and chronically soiled appearing that I'm not even sure it would qualify for a thrift store. In regards to the remaining furniture and appliances, the appeared very dated; I'm fairly sure the fridge was made in the 70's... Moving on to bathroom area, the shower curtain was torn and beginning to come apart. The toilet, after flushing, takes several minutes to refill while emitting a loud pulsing series of filling noises that become quite unpleasant to listen to in the adjacent bedroom. The matress and or pad was so uneven and sunken, it felt like rolling up hill to lie close to my wife! Finally, the thermostat did not seem accurate at all as even when turned off the room was so hot we needed the porch window to be open to feel comfortable in the bedroom.

I will say that the location is literally right off the slopes of Breckenridge, so if this is all that matters to you, Beaver Run might be a good choice. We did find the outdoor hot tubs and design of the middle of the resort to be nice. The dining and food available in the resort was overpriced and average in regards to taste and quality. Parking is $20 even for paying guests.

Overall, Our impression for Beaver Run Resort is great location, but just not good value; with quality of accomodations on the below average side. I think with some renovations, and upgrades in food quality this place has promise. However, we've stayed in better rooms at Holiday Inns and Best Westerns...

Had a great time despite COVID. Masks worn by every employee. Hotel overall very clean, signs for guide on COVID procedures posted all over. Hotel room was amazing, the fireplace was the best feature as well as the full kitchen. Never even used our in room jacuzzi! Beds were okay but the entire suite made up for it. We requested more firewood, toilet paper and trash bags (we had a 5 night stay) and was brought up to us quickly to our door. Shuttle was open but the schedule was weird, was open Thursday-Sunday then was closed Monday and Tuesday? Took us to and from the large grocery store in town so we could shop for the week. Public bus is strongly encouraged in the town considering it has multiple buses for the entire town that run every 15-30 mins and it’s FREE. A mini “grocery store” was open in the hotel nice feature has coffee, pop, essentials. Cook staff was very nice, check out lady not so much I did respond with an entire review about this* rude, and bothered by our presence to say the least. Other gift shop was open which was a plus! NO restaurants were open during our stay told they open the following week they had a little menu in the mini mart in the hotel, decent menu breakfast/ lunch type food boyfriend and I split a breakfast burrito twice was really good. Loved the hotel and pool area, we got our own private jacuzzi every night along with a quiet pool area which we enjoyed to ourselves twice.

Can’t wait to visit again and this time bring my kids! Everything was great, I’m looking into a summer/spring visit!

We've stayed here three times previously with OK, but not great, experiences. Our current stay this week will be our last. It's definitely not the luxury property as it claims and feels pretty run down. Broken fixtures, worn out furniture, dirty carpet, old and peeling paint, etc. This place feels more like a dump with each visit. We've generally tolerated the rundown condition because the location is convenient and prices are not overly high compared to other Breck options. But they have major management and customer service issues. Today, it took 77 minutes to check in (with only 7 people in line and 1 desk agent working during prime checkin hours at 4pm). Their phone guy named Ryan said he was working in the office but refused to come out to help move the line more quickly. He was totally dismissive. Restaurant quality has dropped significantly, too. If you're planning a trip to Breck, I recommend spending a bit more to stay at one of the actual resort hotels where quality control is taken seriously. As an independent hotel, Beaver Run just doesn't seem like its owners or managers even care about quality anymore.

My family & I visited Breckinridge for the first time over Thanksgiving break. We were looking for a ski resort that was fairly close to Denver & was ski in ski out for convenience. Beaver Run did not disappoint!
The resort comprised of 4 buildings is centrally located at the base of peak 9. Despite Covid regulations, checkin was quick & easy. There are small parking lots outside the buildings as well as a parking garage located across from the main building, and connected by skywalks, but NOTE parking is $20 a night.
We reserved our Epic passes & ski equipment ahead of time & were able to pick everything up on property. Each building also offers ski lockers for over night storage, associated with your room number.
We were in building 4, which is a walk from the main building through several elevators & skywalks. That being said, building 4 was perfect for ski in ski out, as steps outside the ski lockers puts you directly on a run. The studio we had offered a queen bed & a pull out couch bed, table & chairs, kitchen & separate shower/bathroom. The room offered basic dishes, toaster, coffee maker, humidifier, fan, hair dryer, toiletries & paper goods. Due to COVID, there is no maid service, but a few calls to housekeeping & we had replacements throughout our stay. Masks are required EVERYWHERE, and there is only outdoor dining or delivery/takeout at all restaurants in Summit County right now. We ordered delivery in the evenings & ate outdoor at the base of the mountain for lunches.
The resort had plenty of lifts & runs open & my family had a great time. We would definitely visit again.

Dear piglet0576 We are so happy that you had a memorable first stay with us here at Beaver Run Resort! We do have many building but glad you enjoyed the convenience of everything being connected and under one roof. Building 4 is the closest and most convenient to the lift. Thank you for being so understanding of the limited services due to COVID, we are always making changes as needed. Things have opened up a little more on our property and in Summit County overall. My teenage son and I stayed here in March and it was a great location for us. We could ski on and off - our ski locker was steps from the Beaver Run lift. We did not bother with a car and were able to use the free shuttles to get around and there are also good options right there in the resort when we didn't feel like leaving. We took advantage of the kitchenette to make breakfast in the room each morning which was convenient and cost effective for us. The rooms were clean and comfortable. We stayed in a Colorado Suite in building 4 and felt like it was a very good value.

How far out do they allow booking? I went to the site to book for 1/2022 and it's saying nothing is available

Dear Jules, Good questions. The ski locker rooms are located in the common building where you check in, it's close to 20-30 feet away from the chair lift once outside. From your unit you will need to walk across the sky walk that leads you to the common building and locker rooms. The lockers itself are like high school lockers as in tall rectangular lockers. Beaver Run only allows 1 locker per room number and all our ski lockers are complimentary. for our guest staying at Beaver Run Resort. I hope that answers your questions Jules, thank you again! "The pools and Hot Tubs are warm as toast. Bldg. 4 has a great ski-in ski out lockers on slope side. A-1 Hotel shuttles to town, shops, etc."
