Location is very interesting, just in middle of Osaka' business center, being more tranquil than typical Osaka' touristy areas, although the hotel provides a free shuttle to city central station (just 10 minutes by bus) and is about 300 meters to the nearest subway station.
The Onsen (Japanese bath) at last floor is really interesting and provides great relaxation after a day of business or tourism in the city.
General impression was somewhat good, however some caveats: i - some parts of the room (furniture, drawers) are already showing some tread and wear and ii - housekeeping was subpar (dirty floors and no change of utensils like spoons if not explicitly requested)...both items weren't significant to affect the overall stay, although management should revise those.
Rooms are a little small especially if you stay in their concept rooms. The double bed is smaller than the normal queen so bear in mind if you’re planning for 2 pax stay. Otherwise, it’s clean and tidy.
Breakfast is a little disappointing considering the small spread and mostly Japanese. However it’s worth dining there for dinner which turned out to be a pleasant dining experience as this cozy restaurant serves up quite a wide variety of dishes. Needs reservation though in order to secure a seat.
The location is very convinent to both Umeda and Nanba. There is a Metro Station near by, but it is also very convenient to walk to Umeda (around 15mins) where all the big shopping centres and food are located at.
However, when we checked-in to the room, it has a very strong odor (tried to open the window which helped alot), still has a little bit odor on the last day of our stay.
When we arrived for our 5 night honeymoon stay, the first room we were given had smelled of body oder and cigarette smoke. There were (3) beds and very little space. We contacted the hotel management, and we were given another room. While this one had more space, and only two beds, it had the same body oder smell. Fortunately, there was no cigarette oder in this one. Both rooms / floors are nonsmoking.
Update: The hotel manager had reached out to us after our stay started, sincerely apologized in regards to the inconveniences, and had sought to better accommodate our stay by preparing another room with a deodorizer machine. We opted to stay in our current room and to have our current room treated. They're actively addressing the state of all all the rooms; however, there is only so much that can be done at once.
The staff could not have been more helpful. We asked for, and got, a great view from our room,

This was exemplified when we wanted to forward our bags and the suitcase was slightly too big for the regulations. The staff made sure we were able to get it there through their approach.
The room was very clean and of good quality and the hotel overall was very quiet. Breakfast was plentiful and there was a very good variety of food.
The hotel is right next to a 7-11 convenience store and around 10 mins from Higobashi station on the Yotsubashi line. All in, a great stay.
