Smal and nice hotel
Everything worked well. Not at a big road but close to everything. It is possible to get a free transport to the owners restaurant, Audys which has great food.

Breakfast served at the table, not much variation from day to day but is OK.
Cleaning upon request, just tell.

Great little place near the beach
I had a wonderful stay at Baan Chayna. It is just a 5 min walk to Bang Tao beach and 10-15mins from Surin beach (I preferred Bang Tao anyway). The staff was incredibly helpful, recommending great places to eat, setting up tours, getting taxis and more. The room was spacious, comfortable, and clean and the breakfast was nice too. Highly recommended!

Excellent Stay
As a regular visitor of 5 star hotels this hotel really surprised me. Although the rooms are fairly basic (level 2 rooms are better than level one) the pool and the location was great! You could walk 5 minutes and be at shops, restaurants, moped hire places and Bang Tao beach.

Alesandro the owner/host is amazing, he showed us where to go, was always there to answer questions and went out of his way for us on a number of occasions. The level service he provides far outweighs any of the 5 star hotels we have stayed.

The breakfast included in the room rate was great it contained eggs, toast, fruit, tea, coffee and juice. All cooked fresh and served with a big smile.

We would definitely recommend and stay again!

DO NOT MAKE THIS MISTAKE
This hotel Ian absolutely disgusting. Please don’t make the same mistake we did. Hotel is extremely dirty. House keeping did not clean the room for our second day even after I found a cockroach the size of a small dog in the bathroom 5 mins after arrival. Staff that checked us in were extremely rude and on top of that we got ripped off with the scooter we hired! They asked for more money for gasoline even after the meter showed was full.

Rarely been met with such terrible attitude
Booked two nights here through Agoda for me and my family. I made my booking at around 12 noon on the day of arrival and got my confirmation at 2.30 pm.

When I arrived at the hotel at around 4 pm I was informed by the owner that there were no more rooms available but that she had booked three guests into rooms just an hour ago.
She tried to secure a room for us in nearby hotels but did not succeed. Since the hotels did not have pools we were not to keen on this anyway.

When we asked the owner to contact Agoda and tell them that there had been a mistake made and make sure we got a full refund she refused, claiming she had no way of communicating with them beyond their web site. She also claimed she was not at fault since she had "closed" all rooms on Agoda the day before. Why she had done this when she had three rooms to give to other guests just an hour before we arrived was not clear. Throughout the discussions the owner was very unpleasant and unwilling to help us out (we were at this stage without a hotel for the night and it was getting late).

I managed to look up the Agoda telephone number on the net and gave them a call. The guy on the line said that he would contact the property and make sure they had no rooms available and if this was the case he would ensure we got a full refund. I asked if he would liked to speak to the owner directly to which he agreed. I just managed to get her to talk to Agoda before she rushed off to pick up her child at school. After talking to her (she was still fairly grumpy but at least confirmed that she had no rooms) Agoda asked if I was happy to get a cancellation and full refund to which I agreed.

After this experience I am very happy not to have stayed at this place and will stay well clear of it in the future.

hotel Ban Chayna
-There are two hotels with the same name, this review refers to the smaller one run by William.
- This the second time I have stayed there, the first time was in April 2016 and more recently in January 2017. My rooms were on the ground floor by the pool.
- The hotel is well managed, the staff are helpful, the rooms are spacious and cleaned every day.
-The small pool is excellent, not used much , very clean and refreshing.
-The best Thai restaurant in the resort for excellent, cheap food is only 150 meters away.
-It is good value for money.
- The only downside is the walk to the beach. previously there was a shortcut so the walk was only ten minutes. Now that the shortcut has been closed, the walk is twenty two minutes. Of course, if you hire a motorbike, it only a few minutes to both Bang Tao and Surin beaches.

An absolutely fantastic find!!
We stayed at the Baan Chayna for two weeks and I cannot praise it enough. Will, the manager, went above and beyond in every aspect; from telling us where to go, helping us hire a car, even showing us a watch repair shop. He made our stay there faultless. We cannot thank him enough. The hotel itself is beautiful; rooms are big, cleaned every day and are absolutely spotless. The staff are super nice and helpful. The pool and surrounding gardens are pretty and well maintained. It's really quiet and tranquil. The beach is really close and bars, restaurants and shops are all within walking distance. If you stay here you will not be disappointed. Thanks again :) 10/10

Could be better...
We just came back from a week at Baan Chayna. Overall a good experience, but not great.
The plusses:
-clean comfortable rooms
- reasonably quiet, except for the barking of neighbors' dogs
- friendly and knowledgeble manager, Frederique
- the nearby restaurant which is tasty and cheap, but open only for lunch
- tv in the room with basic channels like bbc and tv5 monde
The minusses:
- wifi network which is not password protected, and very slow at times
- breakfast which consists of a glass of artifical fruit juice, a good croissant, a yogurt, 3 slices of toasted bread with jam, and one nespresso coffee. Any request for an extra cup of coffee is charged at a steep 100 to 120 baht! We were charged for the coffees that our son did not drink and which we presumed we could have instead of him!!! We are fruit lovers and in this beautiful Thailand where mangoes, pineapples and bananas are sold on every market or street corner, this hotel does not offer a fruit based breakfast option.
- the pool is small, 10 by 4 meters, and in dark blue tiles, which give it a sad feeling. It was clean and nice just to cool down.
- the walk to the bang tao beach (10 min), surin beach (20 min) or the restaurants in the evenings is safe, but streets are littered with trash.
So overall an average experience. We rented motorbikes to visit the south. I suggest you ask Frederique to arrange airport pick up at 700 baht because the hotel is difficult to find.

Visit to Phuket
Me and my wife decided to stay here for our tour of Phuket! It was extremely enjoyable with very polite staffs and a joy to see them every morning! The pool is a good size and all the amenities close by. Highly recommend

Nice guesthouse, around 20 min walk to the beach
I think some reviews were really hard to this hotel! I really like it, it’s the perfect idea of a guesthouse! First it’s really quiet and relaxing.

The beach was around 20/25 min walk but it’s ok for me and an easy road.

The room was cute and clean! A large bed comfortable ( a bit Asian hard like always). Clean room with a huge fridge (don’t know why so huge).
2 seats and a small table. Tv with some English channels. Really enough for some days.

The breakfast was made fresh under my eyes by one of the lady working there. (Eggs, toast, fruits, bacon if you want). Just didn’t like the coffee (Nescafé), they could make just fresh one.

The pool was really cute and you can take a swim when you want!

The staff were adorable, like you expect in Thailand! Always trying to communicate with me and making me eat! Even if they didn’t speak fluent English they always tried. Thanks again for being so nice to me because I was traveling alone :)

Overall it was great! And yes it’s not a four star but a clean and decent guesthouse!

Ps: A bit hard to find, a small sign on the road!
