A well-executed preconstruction process helps anticipate and strategically mitigate challenges. Our design partner on this Second Presbyterian project shared: “Working only with a Letter of Intent from the church, Charles C. Brandt Construction has been very helpful in working with our Architect-Owner team to identify areas of potential cost savings prior to signing an Owner-Contractor agreement. They were able to identify a larger list of potential cost savings items than were necessary, but this allowed the church to choose only the items they were comfortable with. Last year the Forum’s theme was “The Future Is Now”. Last Thursday and Friday (June 6-7) I could actually see that future unfolding before my eyes. The Gateway Decathlon sustainable housing competition teams – a dozen university teams hailing, literally, from St. Louis to China — were here last week for orientation. They also did a tour of Gateway South site, of a neighborhood in North St. Louis where the Urban League will move competition homes from Gateway South after the 2025 competition, and of the Mitek construction component factory in Hazelwood. The students are the harbingers of change that has been half a century in coming. This New York Times ran two full pages this past Sunday on the highly successful industrialized and componentized construction industry in Sweden. The Swedish model is based on concepts that were pioneered and abandoned in the United States in the early ’70s under a Department of Housing and Urban Development program called Operation Breakthrough. Operation Breakthrough was one of the first efforts at modularized/componentized construction at scale. St. Louis was a pilot site, with HOK as site architect and Millstone Construction/Boeing Aerospace as the project managers. Operation Breakthrough is part of my lived experience as a third-generation member of this industry who has told its story for half a century. St. Louis has been a thought leader in construction thought leadership and execution for many decades. The PRIDE organization (now St. Louis Construction Cooperative) was a groundbreaking example of construction collaboration that gained national attention. Major national/international players in the construction space were founded and are still located here. Currently, they do most of their business elsewhere. I found this article incredible insightful. Given the ever-increasing demand on our electrical grid from Data Centers and EVs as well as climate related natural disasters, our grid is more vulnerable than ever. The global transition towards renewable power, EVs, and a greener grid will be stymied by the availability of transformers. It's scary to think there is only 1(!!!!) plant in the US that manufactures the GOES cores required for transformers. Hopefully someone in this space can figure out a more efficient way to manufacturer transformers. In the meantime, it's more important than ever to make our existing buildings more efficient.
