St. John’s Terminal is now home to Google which bought the building in 2021. Thanks to a collaboration between COOKFOX Architects on the architecture and Gensler on the interiors, St. John’s Terminal has transformed from an austere industrial workhorse into a gleaming 1.3-million-square-foot, high-performance, LEED Platinum workplace. Sustainability has been the guiding ethic of the building’s revamp since before Google entered the picture. Rick Cook, the cofounder of CookFox, started studying the building in 2007 and was intrigued by the opportunities it posed from the perspective of “experimental preservation,” borrowing the term from Columbia professor Jorge Otero-Pailos. “I think it’s an evolving art form, this idea of adaptive reuse,” Cook says. “We’re riffing off the existing building fabric and creating ideas about a new type of architecture and how we evolve as a city.”

Last week we celebrated at the SARANY awards and received recognition for our new hotel project in Union Square. The transformation of 16 East 16th Street, on the edge of Union Square Park, involves ambitious restoration work and a substantial expansion of the 6-story R. H. Robertson-designed YWCA dormitory from 1891 into a new 9-story boutique 80,000 sf hotel and private club. Our restoration work for this project comes in two forms: 1) a faithful re-creation of the carved sandstone ground floor masonry, entirely removed in the 1950’s, and 2) a leap-of-faith “restoration/interpretation” of Robertson’s original design for a never-realized gabled 7th floor as a contemporary glass curtain wall and masonry screen utilizing ultra-high strength concrete. The screen, while evoking the detailing and depth of the historic ornamentation of the existing façade, also offers dramatic views from the interiors while concealing a 3-story addition. SoCalNOMA - Southern California Chapter of the National Organization of Minority Architects' Project Pipeline Architecture Camp starts on every Saturday from July 13th thru August 3rd! Leslie Crapster-Pregont and I are collaborating behind the scenes to plan lighting sessions that are incorporated into this year's curriculum. We are thrilled that the camp has embraced lighting education. It is a wonderful opportunity to show students our world of light.
