Unit #121 is where we stayed. We really liked this location. It’s in Building 1. It’s 16 steps upstairs & right next to the clubhouse. Would have been helpful knowing for my disabled son. The unit worked well for our family if 5. Close to pool entrance, and laundry. (3 tokens=$3 to wash or dry per load).

Cost: Most of these units are rented through Airbnb. We paid $59/night for 8 nights. With fees it came to $615.16 total for the 8 nights. We were originally going to stay 6 nights but added a couple days on. Price for 6 days would have been $474. We paid ahead of time. No additional fees were added later on.

Breakdown of fees:
$59/night x 8
Cleaning fee $40
Service fee $65.31 (Not sure what this actually pays for)
Occupancy tax: 37.85

Other things I think others might want to know: We were responsible for all cleaning while we were there after the first night. We checked in using a pin code. We never saw our host, Angela, in the week that we were there. We were able to go right to the room and go in at 1am. No hassle.

No cleaning services or daily clean towels, soaps, toilet paper, etc like you would expect from a hotel environment...unless we did it and bought all supplies ourselves. These are more like mini condos. There are no broom, dustpan, plunger, mop or anything to clean with. I asked my host about a broom and she said the rooms are carpeted that I don’t need a broom. 😳 The bathroom has broken tiles and the kitchenette does not have carpet. Not only that.. but popcorn and cereals could easily be swept up using a broom. Yes... even on carpet.

This wouldn’t be an issue for someone staying a night or two, but if you want to stay a week... be prepared to buy any supplies not provided.

WiFi is free, but you need to get the password from the clubhouse. They close at midnight. Don’t try signing into the internet on your own.. it tries to charge you. Parking is free, just get a parking pass from the clubhouse. Close parking to your room. Basketball court is free to use, just borrow a ball from the clubhouse. Game room games are $1 to play. Each time. 2 tokens=$1

NO breakfast. I guess they used to offer it in the clubhouse. They no longer do that.

The grounds seem pretty well taken care of by the clubhouse. There is a gas grill there that is free to use during your stay. There were two, but only one worked. It’s well lit at night around the pool and basketball court.

The pool and hot tub are open at 10am until 11pm. We never saw more that 10 people in the pool at one time. Not busy. We had the pool to ourselves several times. The pool is 3ft deep to 5 ft deep. They have a separate little pool for toddlers as well. It’s about 1 ft deep.

There were no bugs/roaches at all. Being in FL, I know it can be an issue, but we had none. Yay!! Very thankful.

Beds/Bathroom: 2 full size beds in the bedroom, and a pull out couch bed in the living area. There are double doors on the bedroom and can be closed for privacy.

Fridge/stove: fridge was great. Kept things cold or frozen as expected. Stove was a pain. Smelled like an electric fire/melting smell when first cooking on it. I did manage to get the back burner to boil eventually only one time during our whole stay. We made scrambled eggs on the front burner and it took about 40 minutes for it to heat up enough to cook them. We ended up grilling burgers or microwaving them. The stove works when it wants to. We dealt with it.

I wanted to share this because we pretty much had no instructions when we got there, so hopefully this will be helpful to you. Happy vacationing! 😀 I would stay here again.

It took us about 15 minutes to drive to Magic Kingdom. Super close and very easy drive. Don’t bother taking the shuttle unless you want to leave resort at 7:45am and leave the park by 7:45pm. Parking at Disney is $22.

There are 12 units per buildings 1-6 that surround the pool area. Building 7 does not.

PROS:

Economical.
Great location.
Quick, easy access to Disney by car (10 minute drive)
Decent selection with the complimentary breakfast.
Clean room.

CONS:

Shuttle is not convenient at all. Two hours to get back to the hotel, which is not fun with tired children.

Avoid the laundry facilities if you can. The machines like to take your money and not work. The hotel displays a "Not Responsible" sign, and they stick to this policy. We ended up spending $12 for one load of laundry.

OVERALL:

Great value for dollar. For the price, we got more than we expected. It was clean and safe with friendly, helpful staff.

If you plan to use the shuttle, allow 2 hours to get back to the hotel after your theme park visits. If you can, I recommend that you drive. It is much easier and quicker.

I would stay here again with my family and have already recommended it to friends.

Arrived at the palms hotel and villas after a long day traveling,got our keys and found our room , to our dismay we found grubby and badly need of a upgrade, when we pulled the couch bed out it was broken and the mattress was filthy, when we went to the reception to try and get a new bed we were met with a stressed out and unhelpful receptionist,once we had put our case forward we finally got a new room which was slightly better. The breakfast is quite good it sets you up for the day . Would not stay here again there is far better accommodation in Kissimmee for the same price

This is for unit 323 rented by JAVA vacation villas on Airbnb. This place was wretched. When we entered we found roach feces on the dining table, and filth in the silverware drawer. We also had dead flies in the fridge. The worst part of all was the black mold and filth blowing out over the ceiling from the vent. It was so bad in the living room you can see a black trail across the ceiling. My favorite note was in the “welcome text” that said one roll of toilet paper is provided. If you plan on staying longer bring more supplies. We didn’t even bring in our bags. My son has bad allergies and the filth from the vent caused him to have a bad reaction. On the upside the renter did refund our money.

Do you like the smell of urine and finding curly black hairs in your bed? Then this is the place for you! Upon entering, you are immediately greeted with a pungent smell of piss and some sort of scent that can only be described as, "Your Grandmother's Perfume."
You're left holding your bags because you're too afraid to set them down anywhere. Do you choose the couch with the questionable white powder on the cushion? Or do you choose the chair with the holes and what looks like to be bug feces on it?
Bring your own towel or you'll be drying yourself with a brown stained, dingy cloth that feels like sandpaper. They charge extra when you ask for new/ clean ones.
Pulling your sheets back to find curly black hairs and yellows stains is a fun surprise, especially late at night after a long day.

Don't stay here. This place is filthy and disgusting. People that give this place more than one circle are being too generous with their review. I reached out to the host with photos and our complaints and they never responded back. Stay far away!

Disney X-Room 4 people #24 Host Jose was the nastiest room I have ever seen. We left and had to rent a hotel room that cost us more. We asked airbnb to help because the host Jose was rude and claimed we didn’t send photos of his #24. We did. We lost $300 and will sue. We have legitimate proof. The sheets were so dirty with hair, dust and body fluids. The red bed skirt was a horror. Airbnb doesn’t allow disputed stays to post reviews. The host has a few units so beware.

I am in my mid twenties, have worked in customer service as a manager and have booked similar low price hotels as this one. Obviously I am looking for more of a place to crash after park and bar hoping, rather than amenities, but for me to write a review such as this takes A LOT! Check in was fine, accommodated and got in early. Room is NOTHING amazing, but I expected that. Pool is small, and hot tub is FREEZING aka does not work. On our second to last night we came back from park hopping all day to find out room door was OPEN! Knowing that our security was jeopardized, I checked our room and valuables and went to the front desk. The clerk said she would email the manager immediately. The next morning, 930am, still had not heard from the manager. I went to the front desk, asked for Angie, which she replied she was Angie. I told her she had a complaint the night before and she had an email about me. She looked at me like I had three heads. After about 2 min of reminding her, she remembered. She apologized and said that she would have the staff "double-check" our room. I was extremely unsatified with the customer service and the fact that we could have pontentially had a lot stolen from us. I told her I refused to stay there another night and wished to be accommodated. She said, "Okay, I can refund you the $100 resort fee. You will need to contact Expedia for the refund for tonight's stay." She pointed to the clock that read approx 9:50am and said "Check out is at 11."

Please do not give your money to this place. I hope it closes down like the run down hotel next door to it. As said before, I am in my mid 20s and for a hotel to even receive the TIME of my negative review is bad. Awful AWFUL PLACE. Reevaluate your management as well. An apology is not always the answer, especially with safety measures.

We arrived at the hotel to pleasant check-in experience. We were assigned to building 7 (room 762). It looked as if people lived back there because it was shady and some rooms had key cards and some had key pad entry. Our room was on a very run down third floor.

Our room had a broken ceiling fan that almost came out of the ceiling when we turned it on (seriously). Outdated look. But looked clean from first impression.

At 1:30 a.m. were woken in the middle of the night by being bit. Turned a light on to find bed bugs joining me in bed (see photos). I immediately packed my bags, went to the front desk, explained my situation, showed photos and checked out.

They were very cooperative refunding my nights stay and resort fee but I will not be going back to this property. It felt unsafe, dirty, outdated, and has bed bugs. Do yourself and family a favor and spend a couple extra dollars on a quality room.

I've been waiting the entire weekend to write this review!!! Let's start from check in. So before we drove up to the MOTEL this is really not a hotel/Villa it's secluded in an area that has absolutely nothing around it...it basically faces a highway. So we check in and the person at the front desk took her a little while before she attended me and she had no one that she was helping so why did I have to wait??? She checks me in and prior to this booking my family and I (total of 15) people wanted 2 rooms of course and in the same building so of course that request was not granted and the girl stated that she made a request but because there was an event there was nothing that they can do...really!!! Ok I had to swallow that and move on...When I booked this so called room I had a 2/2 in mind not a 2/1 and this is exactly what I got but because I booked it online according to front desk I booked the wrong thing even after I booked it online one of the girls from reservations assured me that all of their 2 bedrooms had 2 bathrooms? NOT!!! Imagine 8 people using 1 bathroom for 2 nights and 3 days!!! Ugh I was so upset but that's not all. Our building was 3 and this "room" faced the highway so for the entire night we had to hear all this traffic, noise it was ridiculous and on the same floor we had 2 other rooms and one of the rooms the guest was making so much noise because the person from down under them called security, then the other guests were so loud and obnoxious after midnight!!! The room was so small again only 1 bathroom and this is was like taking a step back to the 70's because this room was so old and dirty that it should of been seen in hoarders. Most of the MAJOR appliances did not work such as Tv's (really) coffee maker, the STOVE!!!!! I mean really come on at least get that right, what in the world!!!! Bugs were everywhere, poop was everywhere. We picked this hotel only because it was affordable for our pet to stay otherwise we would have never picked this property. The "continental breakfast" YUCK!!! we only had it one time and immediately left after trying the food (eggs and sausage) is this place real? Okay so you have horrible service, appliances that are from the 70's that do not work, you have dust everywhere, bugs, poop, etc, food is horrible, property is horrendous...why are you guys even opened!!!! This place is beyond old and I would NEVER recommend this place to anyone. I visit Orlando at least 3 times a year and this is insane how we were treated and had so called service. I hope that I hear one day that they closed their doors this is truly and sincerely a joke.

I cant imagine how this hotel has. 4.5star rating!? Here's some of the major complaints: burn marks on outlets, terrible beds (dingy, uncomfortable, not even soft blankets) dishwasher didn't work, nor did the food disposal in the sink, turned on the water in the bathtub Nd a million pieces of what looked like toilet paper came out from the mat in the bottom of the tub, bed that is a pull out from the couch is below substandard, furniture (dressers and stands etc) are all broken and coming apart. Honestly...as I sit here in this hotel currently - I advise you to go elsewhere, dont bother with this place!!
