My first tip is to avoid patong and Phuket completely and get to the islands. If you are in Patong this is a good choice. A 10 min walk to the beach the hotel is a little oasis away from seedy and busy Patong Beach. The Thai architecture is nice with a big pool and koi ponds. Staff were helpful. Our room was small and very basic but clean.

The resort is run at a minimum cost.
We paid AUD70/ night including breakfast and ended up having to eat somewhere else as the food choices were cereals, salad and toast.
Stains were found on the bedsheets and towels, the room only gets cleaned on request.
Toilet leaked the whole time and it made a loud whistling noise. Try sleep with that going 24/7!
Shower hardly had any water pressure going through it. Gym was kept at outside temperatures 40+ degrees and equipment was rusty.
Pool area and gardens were really nicely put together and looked after.
Staff are always smiling and friendly. They allowed us to check out an hour later which helped.
Location is very close to Patong beach, shops, restaurants etc.
Would i recommend this resort? Probably not if you care about hygiene.

For my very first time in Thailand I stayed at this amazing and authentic hotel. From the moment I arrived to the moment I sadly had to leave, the staff are simply wonderful people. These last couple of years have been so hard on an industry they rely on yet there they were every day with a smile and always ready to help. My room was Deluxe Room with a very nice size balcony, it was clean and refreshed every day. I had a massive bed which was comfortable and again very clean. The room itself was huge and as a solo traveller this was so nice. The only negative, but not much of one was the couple of days that I lost the use of hot water and the water pressure was very, very low. It is in one of the best locations, as the beach is minutes away and the nightlife too but far enough to not keep you awake. At night the hotel is beautifully lit and makes it feel very calm and relaxing. I would highly recommend any traveller, solo or with a family to stay here. Great place, great people, Love Thailand.

This hotel is one of the worst hotel we have ever stayed in.

To start with , when we entered the room of the villa,we were hit with the smell of sewage, and when we reported it to reception, they brought a can of air freshener spray to fix the problem, which it didn’t, so we had to keep the bathroom door closed.

Secondly , the bed was as hard as a rock, and the air conditioning didn’t work very well.

Thirdly, the shower was an absolute nightmare, it was either too hot or too cold and you couldn’t get the water temperature where it was comfortable.

The next day we went to reception to try and change our room and we were given another room that was much better in terms of the smell, the air conditioning and more room around the bed, and the bed was a bit softer, but the shower was only slightly better in regards to adjusting the water temperature.

Overall the hotel needs a massive upgrade in order to attract future guests, until then DON’T even bother with this place, there are better and cheaper options available around the area.

That was a great place to stay during the 7 days of Sandbox!!
Amazing staff, Lisa and her team are doing a great job to make you feel good here, always smiling and helping you.
Compare to big buildings hotel, that's such a nice place and nice atmosphere.
The localisation is just perfect, beach 1 min, you are already in the heart of Patong, but when you enter in the hotel you feel peaceful

Our 2 week stay was a total nightmare and very very disappointed. The location is great and gardens beautiful. Resort is in need of serious upgrades. Showers are a dribble and lukewarm . Breakfast was below par and just lots of things not up to scratch. No tv (as advertised ….UTube only) no room service (as advertised) . You have to pay for ice 🤷‍♀️🤷‍♀️. We paid extra for a Suite with a Pool View. Ended up with no water in bathrooms so we were “upgraded” to a garden villa (there went our pool view we paid extra for) but we had water (kind of) for a shower , not hot , lukewarm only with virtually no pressure .
Our whole 14 days was like being in an episode of Fawlty Towers.
There are just so many things that were either non existent or not working / available that I cannot list them all.
I have NEVER posted a negative review on anywhere I have stayed previously , even if it was warranted, but this was just so bad I could not let this one pass. We paid $115 AU a night so we were expecting way better .

Well maintained hotel gardens. All staff were friendly.
Pool area amazing but you can’t smoke around the pool so we spent less time than we wanted to around pool area.
Air conditioning was an issue despite calling in technician 3 times the room was never cool enough.
We spoke to two other guests who said same about aircon.
Overall it was a quiet and safe place to stay.

Hotel with old Thai style in the middle of of the all hustle and bustle of Patong city. Very good covid price. But, staff here is not genuin friendly, like very tired..
Our room was very dark and glomy, old with some smell. Strange noice from the toilette during the night, bubbeling.. Air conditioner okay, beds the usual quite hard.
Breakfast is okay if you go early. If you go towards closing they don't refill.. We didn't get one smile from staff during 3 days here..

I have never posted on trip advisor before but we booked this hotel based on reviews from trip advisor and I feel the need to place a truthful review about this hotel.

We had booked a deluxe suite for 3 nights hoping to end our holiday in a blissful paradise we had read about.Upon arrival were told that our room was not available were being 'upgraded'. Fantastic we thought until we saw the room we were taken to. You could not even swing a cat inside the room (keeping in mind this is supposed to be UPgrade, not DOWNgrade). When looking at the room we were in and comparing to photos on the hotels website we had been placed in their standard room (superior).

The room was incredibly old fashioned, and not particularly clean with many insects crawling around the room and bathroom. There was no shower (a shower hose attached to the wall 1m away from the toilet bowl with no draw curtains or shower walls to stop water going everywhere) and a sign next to the toilet asking you to not flush the toilet paper. While I understand this is common practice in Thailand (and have used MANY of these toilets in public places) I have never seen this practice in a resort/hotel, who generally have better plumbing and sewage.

When returning to reception to query the room, we were resolutely told that yes we have been upgraded, and we are now in their pavillion bungalow. After refusing to leave without seeing other rooms at the hotel, the manager came to see us. She was rather rude, and when I asked why we were not put in the room we booked, she said "its too noisy because its near the street so we moved you'. We were then denied even seeing the room we had booked. She then took us to a different room, saying this is another pavilion bungalow- the difference being this one looked like the pictures on the internet.

Again the room is very old fashioned, although this was much more spacious than the last room. There was still many bugs and insects in the room and the door did not fill the door frame, allowing more insects in throughout the night. This room did have a separate shower and toilet as well as a jacuzzi (which we did not use due to cleanliness).

We felt very unsafe in the hotel - the bungalow was on the ground floor, with only key locks on the doors (no electronic keys like at all the other resorts we looked to stay at later that night) and as mentioned earlier, the door did not completely fill the door frame. The safe wasn't big enough to keep both of our laptops and so all our valuables had to be locked in our suitcases. There was also no security guard/s at the entrance (again unlike any other 3+ star resort/hotels I have been to in Thailand.

Still unhappy with our room, we were then rudely told by management that we would be charged 1 night accommodation whether we stayed or not at Royal Phawadee Village, and if we did not want to stay they must be informed by 9am the next morning (strange considering check-out was at 11). As we didn't want to lose so much money at the end of our holiday, we were forced to stay the night. We did however spend the evening looking for accommodation elsewhere.

During the night I received many mosquito bites on my arms, neck and face. The bed was hard and the air conditioner leaked. We went to breakfast in the morning only to check-out in the next 5 minutes as all the sweet food had ants crawling over it. (What kind of place serves breakfast outdoors without anything to cover the food?).

While the resort is quiet and in a good location, all other parts fail miserably. I would never return to this hotel, especially considering for the same rate per night we ended up staying at an exceptional hotel where the staff were friendly and helpful, the resort patrolled by guards, the beds comfortable, the rooms spacious and the breakfast food served CLEAN. Might I also mention that the resort we went to not only had a jacuzzi in the room (like RPV) but we had pool access from our balcony.

Royal Phawadee Village is not value for money, and is incredibly over-priced for what you are given from them.

One of those questions I hate answering as everything may have changed by the time you get there, but while were there in February there was construction going on, but it certainly didn't seem particularly noisy and never once disturbed our sleep.

We booked one of the more expensive rooms with a spa. However, we thought the spa would be outside on the verandah/balcony but it was in the bathroom. Some of the photos on the website are misleading. The staff were very helpful so I suggest you email them to get more detail.
