Places to stay are graded on a 0-100 scale. The higher the grade, the easier it is for travellers to find restaurants and things to do within walking distance.
The location of this hotel is perfect for the lake. Right opposite the ferry terminal. The restaurant is lovely with seating across the road next to the lake and at the hotel, inside and out with an excellent menu. Breakfast is served at the hotel and has a good selection of hot and cold foods. The staff were friendly and spoke perfect English. We had parking in the Migros underground carpark, 10 minutes walk away, arranged through the hotel at a cost of 20Euros a night. Well worth the money as parking is at a premium. The road outside is mainly pedestrian, although it used all day and night by cars and bicycles, but isn’t busy. You can stop outside the hotel to drop off your luggage. You need to come in via a road through the village, there is a barrier in the road that you need to press a button to ask for admittance. A public beach is about 15 minutes away.
It was extremely hot the first few days we were there (August) and the rooms don't have air con. However, the hotel suppled a large fan in the room and it did help a little. The weather changed after a storm and we were able to leave the fan off, so not a deal breaker. The room, bathroom and shower (nowhere to put your bits and bobs) were very small, but to be fair it was adequate. The room decor is very tired, but comfortable.

Check-in experience was seamless and I was offered the Ticino card (free public transport) without asking. Room with lake view was small but had everything you needed and was clean. Only negative point would be the hard mattress but I guess everyone has different preferences and some people might like it. WiFi has good speed but is not the most stable, often reconnecting especially if out on the balcony. Wired internet is also available, though I didn't try it. No mini-fridge or safe in the room.

Friendly, convenient, modern, economical. Beautiful quiet location on lakefront promenade directly opposite boat landing. Elevator. Rooms comfortable but very spare - think dormitory, not luxury: bed, table, spacious wardrobe. Many cable TV stations but most in German, French, or Italian. No English language newspapers in hotel during my winter visit, but a newstand is a few doors down the street. Free highspeed internet via ethernet in rooms; WIFI in lobby. Small modern baths with walk-in shower, no tub; liquid soap but no other amenities. Some rooms have nice balcony w reclining chair and table overlooking lake and mountains. Nice breakfast buffet with juices, cold cuts, cheeses, breads and croissants, yogurt, muesli; egg on request. Italian restaurant with outdoor seating on promenade. Free parking at large surface lot a half block away.

The address supplied sent us 5km down the road and we got little help after phoning the hotel 3 times. Our room was very small, but overlooks the beautiful lake. However, this is where the party revelers hang out all night and the shouting continued till 6am - when the breakfast clatter starts. The room was stifling hot and should have aircon, so we were forced to keep the balcony doors open - we did not get a wink of sleep. Breakfast on the promenade was festive and the food OK. The room is way overpriced for the tiny room, poor bed and old bathroom. I recommend that you stay away from the waterfront in a hotel further in town.

We stayed in the hotel owned "Casa della Olive" which is a small add-on property just around the corner from the hotel. The Albergo Piazza au Lac is located right on the lake front, in front of the main boat doc. The Casa delle Olive is located around the corner from the hotel in the old town. It has a very nice little courtyard, very small but clean and renovated rooms. The beds were comfortable, and they were willing to put in an additional bed for our 4 year old at no charge. The bathrooms were modern and clean but basic. This property has NO view...our window looked out on to the wall of the building across the small cobblestone street. We stayed here knowing that we wanted a good price and that we would enjoy the lake view by spending time outside. If you are wanting a view, do not book this place. Breakfast was nice and included breads, cold cut meats and cheeses, yogurts, cereals....typical European breakfast. Overall great location, average to above average accomidations, good price, good breakfast, great time in Ascona. It was also only about a 5-10 minute walk through the little town from the bus stop.

Helpful staff and nice to have 2 good restaurants associated with hotel with discount. Our room was very small - clean and well-appointed but tight. I would stay there again given good location - right around the corner from the promenade.

If you're thinking of going to the Ticino, the choice between Lugano, Locarno and Ascona is clear (at least in my opinion). Ascona is by far winner. My sweetheart and I just returned two days ago from a two-night (wedding-related) stay at the Piazza (in the "Olive" sister hotel just in the back of the overall complex - room #5). Reception extraordinarily friendly compared to the coolness you might find elsewhere in Switzerland, the room (with two balconies) was simple but absolutely spotless, the food in the "Piazza" restaurant was great (there are actually two ... the other one in the "third sister" just to the side of the Piazza on the lakefront). We had no view in room #5 at the Olive, but that doesn't matter: you're about 24 steps away from the gorgeous main promenade and don't have to tolerate any noise. Obviously because of the loc/loc/loc dimension, the price is a bit lofty, but then again ... hey ... you're in the "sunroom of Switzerland". I've been to other even (much!) more expensive hotels in Ascona and can only say that the "Piazza" is the best price-performance relationship I've experienced. Clean as a whistle, perfect location, great personnel. Sorry I can't add any pictures because - regardless of the wedding - I didn't take my camera, but please believe me: there are very few other promenades (Lugano, Puerto Andratx, Porto Cervo, Portofino, Nice, Antibes, you name it ... I can't count them all) that can beat this one. And you're right there ... just without the noise :-) .

We were looking for a nice place to stay in Ascona and found this hotel on the internet. The hotel is locatod on the lake promenade and every room as a wonderfull view to the lake. The rooms are small but comfortable and clean. The receptionist is very helpfull and friendly. Breakfast is excellent and the hotel resturant is also very good. Great value for relatively cheap prices (extremely cheap now because it is out of the season).

Very friendly, helpful staff. Clean room with comfortable bed and superb view over the lake and mountains. Having stayed in 4 and 5 star hotels around the world, it seems a tad harsh that this hotel has only 2. We ate in the hotel and were given a 10% discount off the bill. Ascona is gorgeous and you won't find a better view from a hotel bedroom window.

Although we were not given the requested room, we accepted the upgrade and enjoyed a good night's sleep in a clean room but without a lake view. Front Office and restaurant staff were helpful and friendly at all times which made for an enjoyable (although only 1 night) stay. We recommend this accommodation and will stay here again on our next Tessin visit.

"The lake-view rooms are probably great, but we were perfectly happy with the simply furnished, two-balcony room #5: double-pane windows kept out the evening and early-morning noise, the floor is artificial parquet so your feet alone inform you that it's absolutely spotless. My sweetheart thought that the showerhead was top of the line. And for all you sticklers: the toilet paper is Swiss quality!"
