ReefView Apartments consist of three unique and fully equipped self catering holiday/vacation homes - each with full bathroom and kitchen - set in lush tropical gardens affording spectacular panoramic views of Antigua's famous Cades Reef just 1 mile offshore as well as neighbouring islands of Montserrat, Guadeloupe and Redonda. ReefView Apartments is located on the shores of the Cades Bay Marine Reserve in a quiet residential hamlet - just 100m from a long deserted sandy beach, fringed with coconut palms, with walk in snorkeling available right off the beach. The shallows flats which front the apartments for miles in each direction are also a haven for sports fishermen - offering shots at hard fighting game species such as tarpon, permit, snook, snapper and barracuda - to name but a few.... Ideal for independent travelers, who enjoy long beach walks in beautiful natural surroundings, exploring the many interesting facets of Antigua's history and geography and immersing themselves in the local culture to provide an experience far removed from the generic experience offered by most other resorts. Owned and operated by long time Antigua residents - Karoll and Nick Williams - we are always on hand to help you get orientated and to know THE REAL ANTIGUA!!! We very much look forward to welcoming you to our little piece of paradise - down by the sea.....

We had a wonderful 14 day stay in the Penthouse apartment at Reefview Apts. Apartment had everything we needed for our stay, cold fridge, comfy bed, extremely clean and comfortable overall. Great hosts,Karoll and Nick were extremely accommodating and friendly,we felt right at home, you couldn't ask for more knowledgeable host's. The location is centrally located with plenty of local charm and vendors nearby,Karoll will fill you in on all the nearby vendors restaurants and beaches.I was also fortunate to pre-book and fish with Nick, the islands premier inshore fishing guide, landed my first Snook and Tarpon...amazing.If you have any questions or concerns you should reach out to Karoll as I did. Karoll was able to book a rental car for us in advance and have it delivered to the apt.
We felt very relaxed and comfortable during our stay.If your looking for a real taste of the island life with local charm and hospitality, don't hesitate to give them a try.

When we began to plan a trip to celebrate our 25th wedding anniversary, we wanted to find a place that would be memorable and personal. We especially wanted to see more of Antigua than a resort would offer...we wanted to explore and enjoy the simple pleasures of the island. We found the perfect place! From the moment we met Karoll (she picked us up at the airport and took us grocery shopping), we knew we were in for a treat. Her knowledge of the island is extraordinary and every recommendation she gave us resulted in a wonderful experience. From Sunday night at Shirley Heights to the Creole Cruise we thoroughly enjoyed our stay. The apartment had everything we needed for rest and relaxation and provided a good location for driving our rental car all around the island to see the sights. Karoll's personal touches make it feel like home and her friendly presence made it difficult to leave. We will never forget our trip to Antigua!

I'm writing this review missing Antigua so much! We had a fab time at the Reefview Apartments and I feel like I found a real kindred spirit in Karoll the owner. Such good fun and super knowledgeable as an ex-pat who has been in Antigua for over 30 years. We really like snorkelling and there's a beach just two minutes away on foot with a great reef so it was ideal for us. Also close to the Jolly Harbour area and the various beaches and bars along the road on the way there such as the great Rum Bus Beach Bar (created from old London buses).
Karoll was able to give us lots of local tips, and we highly recommend the local restaurant/bar Chappies for a real taste of authentic Antiguan life and GREAT food. The apartment had everything we needed and we wouldn't hesitate to recommend.

Hi Lorraine & Andy, It was indeed our pleasure to host you both at our tropical hideaway down by the sea here in Cades Bay. We are so glad that you enjoyed our coconut thatched cabana next to the waters edge and managed to relax and enjoy the great snorkeling right off our home beach here in the coves. I know you had a brilliant day snorkeling as well on the boat trip, Antigua looks so beautiful from the water. Our rescued scarlet macaw really enjoyed all your daily interaction with her. Have a great year enjoying all the grandchildren ~ hope to see you back here soooooon! sunny regards Karoll & Nick

My wife and I had the great pleasure of spending 10 days at the Reefview apartments in beautiful Antigua in March just before the world shut down for Covid-19. The accommodations were wonderful. We had everything we could possibly need. The beach was just a stones throw away with great DIY fly fishing opportunities. Karol is an amazing host! My wife and Karol spent quite a bit of time together while I was fishing with her husband Nick, the resident fishing guide. Ginger and Karol became good friends as they visited many places on the island. If you are going to Antigua do yourself a favor and book your stay at the Reefview Apartments! You won't be disappointed! By the way, husband Nick is an amazing fishing guide as well.

My original, lengthy post about our misadventures disappeared mysteriously. The gist of it is that my girlfriend and I were looking forward to a trip to Reefview, but got turned off by some of Karoll's strange behavior and decided to stay somewhere else on the island (losing out on our $300 deposit, which Karoll refused to return).

Karroll had some strange requests, such as that we buy and bring her a scuba magazine and a hair dryer (without explaining why she needed them our couldn't get them there), e-mail her photos of us (again, without explanation), pay her the balance in cash upon arrival (she sent us excessively frequent e-mails to remind us that she won't take traveler's checks, bank checks, or other cash equivalents), and put down a large deposit when we checked in. She also proposed some strange ideas for activities, such as going snorkeling or… getting married during our stay. We also noticed that the name she used was different than on the bank check we sent her as our deposit to hold the reservation. When that raised our suspicions -- including that two, potentially strange people we haven't met would pick us and our cash up at the airport in a foreign country -- I talked to the Chamber of Commerce and the tourism authority, which had never heard of Karoll or Reefview. In addition, she doesn't belong to a hotel association and does not take credit or debit cards (which would have provided us with certain protections like travel assistance and guarantees against theft, fraud, etc.). She told us that people wire money to her offshore bank account months in advance of their stay, which I find hard to believe.

What turned us off, however, wasn't necessarily those events (we asked her for a reference on the island who could tell us that their place exists and that we'd be safe and comfortable with them, and we would have been happy with those assurances), but how she reacted to hearing our concerns. She was very sarcastic and belittling on the phone. And in subsequent e-mails, she wore her Tripadvisor rating on her sleeve (how could we question an establishment with such a rating?!?), called us eccentric, and blamed our concerns on coming from the First World. The most incredible part is that she felt that by asking for a reference (which we felt was reasonable in light of the above, especially how nicely we phrased the request), we called her reputation into question as an upstanding hotelier -- which is ironic, since that's obviously not how an upstanding hotelier would react.

Karoll came off just as strange as the other people who have submitted reviews have found, and we felt in the end that our experience stressed us out and that we didn't want to risk spending a week with her or her partner. Finally, a lot of other people have commented that she was very helpful to them -- I'd just point out that we learned that a lot of people who run these sorts of places get commissions from booking activities (because of which, they're all helpful with whatever you need!).

We are a family of 4 from the UK who booked with Reefview for the Standford Super Series (cricket) match in October 2008. We loved the Island of Antigua and of course the cricket.

But we would warn fellow travellers' against staying at Reefview for the following reasons:

The apartments are small and very noisy at night. They are also overpriced - for what they are charging (over US$180 night with no free services, e.g. cleaning) you're better off staying in a 4-5-star hotel.

Karoll is very manipulative. From the word go you are overcharged for the "additional services" - e.g. the airport transfers, first night barbeque, minimum 3 hour boat trip (at $85 per hour) which they will ensure takes around 4 hours.

Then there is the "security deposit" of $400 payable in cash. There is no inventory in the apartments or crucially a published rate card telling you what you will pay if breakages should occur. So for example, on our last day, two hours before our flight, we were charged:

US$190 to replace a cotton sheet (my son had put a small amount of felt tip on one of them)

US$50 for an old beach towel that had a stain on it!

Oh yes, can you believe it!? In total they cleaned out around 75% of our deposit.... and we were totally powerless to do anything about it.

You have been warned. Other real former guests have also left negative reviews, despite Reefview's best efforts to gloss over these issues....

Beach Loft and surroundings:
• Rustic
• Basic
• No door on bathroom which is adjacent to the kitchen
• Steep ladder up to loft with strange stair configuration (dangerous & tough to get luggage up and down)
• Were there for 10 days and did not have sheets changed
• Had to ask for clean towels
• Could not use patio in the evening as there were too many bugs. We were eaten alive the first night we arrived!
• Strange sewage smell in patio area
• Dogs relieved themselves in the patio which we cleaned up. We did encourage the dogs to visit but as dog owners we know that they can be trained to “go “ in one spot and this should have been the owner’s backyard not ours!
• There was a rooster in a pen right under the bedroom window so if you like to sleep past 5:00AM while on holidays you can forget about it! It was awful listening to him scream!
• Although the area around the apartments is very tropical it is not at all manicured and in fact quite wild and messy.
• Owner’s unit had lots of stuff visibly thrown here and there…no pride of ownership there!
• Parking is ridiculous. On a rough, dirty side street beside the complex with not much room to maneuver.
• Had to fight with gate upon entering/exiting complex with arms full of beach towels etc.
Owners and excursions etc:
• Snorkelling trip pricey at $85.00 per hour with a three hour minimum
• Saw a lot of marine life which was awesome but the snorkeling was a bit too aggressive and therefore not a relaxing experience

Warning;
On the last day, just as we were leaving, the owners came in, opened the fridge and accused us of breaking it and were demanding that we pay for the repair. We DID NOT break their fridge but they insisted that it was not broken before we arrived. We felt like we were being set up. Karoll then said that on one of the night s that we came back a little “cheery” we might have broken the fridge and not realized it. The depate carried on for what seemed to be an eternity! To now be accused of being liars AND drunks! I was so angry, I left the apartment and went to sit in the car. Karoll came out a while later with my husband and in her annoyingly sweet passive aggressive voice told us that they waived the charge for the fridge.
We had to check out at 10:30 even though our flight wasn’t until 5:00 and the new folks weren’t arriving until much later in the day. We spent the day at the beach, went to Jolly Harbor to shower and change. Just were hopping back in the car to go to the airport when Karoll came careening into the parking lot and parked her car in front of ours. She hopped out and said that with all of the goings on regarding the fridge she had forgotten to bill us for the snorkeling. She came armed with proof that we had gone. We had never denied going and paid her immediately. As she was walking back to her car she back tracked, stroked my arm and again in that sickening sweet voice of hers said “oh, I’m also missing a silk cushion, but that’s alright love, do enjoy it” I was livid! Now we are perceived liars, drunks and thieves!!! It was appalling! She was driving off when we got her attention, she stopped, we suggested that she search our vehicle for the cushion at which point she said that we must have taken it to the beach and left it there!!! We were being goaded and harassed in a very public, touristy area which was very unprofessional of her given that she had her Reefview sign clearly displayed on her car.
In closing, this was one of the worst holiday experiences we have ever had and I would caution anyone from vacationing at the Reefview. I am shocked at all of the glowing reports. She had two books which she kept hounding us to fill in and I do know that Karoll filled in for those who didn’t bother with glowing reports. When I said that I felt compelled to post a negative report on TripAdvisor, she said :go ahead, I will retaliate”
We went out of our way to purchase and bring the little incidentals which she requests in her emails. She offered to compensate us but we declined. When things were starting to head south, I did mention to her that we bought things to them in good faith and now they were treating us like criminals and she said that “yes’ she too was surprised as we seemed to come across as decent people in the beginning. Newsflash Karoll, we are still decent folk….I do however question the integrity of both you & Nick.
Advice: Pay a little more, the Oceanview apts. looked beautiful, and experience the lovely island of Antigua without the stress of Karoll & NicK!.

stick to the main hotels. The Island was loveley, people great but unfortunatley the accomadation was not how it was described. You have to pay a bond of $500.00 which you will not get back. You will be offered various "days out" which will be jollys for the apartment owners which will swallow up the deposit. You have been warned.

we booked there and very fast they wrote us back, that its high season and we should book fast because everything is booked out.so we booked.then we ve got long mails with all the costs and we supposed to pay immideatly the full rent , so we sent that in a complicated way to their account. After that they wanted another 400 USD for a deposit.I found it strange that all the mail contact where about money and paying in advance, so i wrote a mail, that i find it strange.wow, what sarcastic mail i got back! Since then we cancelled our reservation after we read about them in tripadvisor, how psycho they are and how they cheat people with not giving the money back.We are not getting our 1000 USD back, then suddenly nobody else takes the room they wrote and as long as they cant rent the room we will not getting anything back.. we are travelling since 2o years and nothing like that ever happened to me.we have now another hotel in antigua, but its important to post that here-be very careful with reefview, theres people are very strange and perfide.

We recently stayed here for 4 nights. Karoll picked us up from the airport and then she and her husband ate the welcome barbecue with us. During all this time they told about what we can do on the island but they omitted to warn us they had builders building them a new house only 30foot from our apartment. We were awoken by the noise of the builders electric saws at 7am on the first morning. We soon realised how close the building was, but we assumed they would stop later in the day when it gets hot as we naively thought no-one would subject their guests to constant building noise. We were wrong. They stopped for an hour for lunch and then worked until 6pm every day. We had planned to spend at least half of each day on the balcony as we had studying to do and also wanted time to relax. At the end of the first day she shouted up to our balcony to ask if we had had a good day. I then asked if her builders came every day. At this she became very angry saying she didn't know the builders were coming as it had been a surprise from her husband for valentines day. I then went inside our apartment. 5 minutes later she came and knocked on our door and said that in 2hours at 6pm that a hire car was coming for us and she was going to pay for it. The problem was we didn't want to spend our time driving round the island. It was very unpleasant how she became so angry about my calmly asking if her builders were coming every day. If you want peace and quiet don't stay here. The builders will be continuing and guests comfort is not taken into consideration by Karoll.

Hi There Evelyn, The cottage is on 2 floors - upstairs is the queen size bed and also a large comfy futon sofa which can take another 2 persons if required. Or downstairs the sofa can also pullout to make another queen bed for more privacy.
