I booked this hotel pre-covid for a girls trip. The biggest reasons we choose the Royal Anne was for its location and hot breakfast every morning. We had adjoining rooms on the 2nd floor that had access to a roof top patio. Our first thoughts were "how nice". Unfortunately, 2 large groups of golfers also checked in on our floor. The next 2 evenings they proceeded to use that space for their own private party. When we complained to the front desk, they did shut it down, but not until 11:00 pm. The noise by-law for the city of Kelowna is 10:00 pm, not sure why the Royal Anne doesn't follow that time line. Our 3rd night was quiet, but on the 4th night we once again had to address noise issues. As a result of covid, the hot breakfast was cancelled. We were provided with a bag each morning with a bran muffin, yogurt, juice, granola bar and apple. It was ok. It would have been nice to have been provided with a gift card to a near by bakery or cafe. This bag definitely was not the same value $$ as the hot breakfast that was provided pre-covid. We were also told that again due to covid, we would have no room cleaning service for our 5 day stay. We realize that due to covid, service providers are finding their way. Unfortunately, it's been our experience on the few trips that have been recently taken that there is no dollar compensation for the services that are no longer provided. The prices definitely have not come down!

Hi Christine, Once again, please accept my apologies for the golf group that disrupted your stay with us. We are VERY sorry they had such a negative impact on everyone around them. It's kind of sad when a group of adult men get together for a guys weekend away & totally forget their manners, due to over consumption of alcohol. On behalf of them, please accept my apologies. As well, I have notified the golf company that booked them into our hotel of the group's behavior & have blacklisted the group from the hotel, for future travel. In respect to breakfast Christine, we are doing the best we can in light of COVID-19 & have tried to provide individually packaged items that lean more towards the healthy side, rather than not. Of course, our breakfast bags are not at all indicative of our usual breakfast, but contrary to your belief, neither are our rates, that would normally run $30.00 - $40.00 more per night, at this time of year. As a new guest you might not realize the price difference, but we definitely reflect it on our bottom line. This hotel was such a surprise. I hadn't stayed here since 1998 and to be honest I wasn't expecting much. However that changed soon after arrival. We have typically stayed at many different places from Air Bnbs to The Cove, to Manteo, to The Grand but never the same place more than once as none were perfect for our needs. Until we stayed at the Royal Anne. My only regret is that we didn't try it sooner. We come twice a year to Kelowna and the location of this hotel is so perfect for what we do.

The rooms: we stayed in the Executive King Suite. It's spacious, clean, quiet (our room faced the alley), and comfortable. Would choose this room type again.

The hotel: pretty basic but updated and clean. This is a 3 star hotel and acts like one; and appropriately charges like one. Common areas were closed due to COVID but they had a bagged breakfast available until 10am in lieu of the buffet. It consisted of an orange, a yogurt, a fruit juice, and a granola bar. Not the healthiest as that is a TON of sugar to start your day with but as a free breakfast it's nothing to complain about.

Customer service: great! There was one little hiccup when we checked in but that was rectified quickly. Later in our stay when our neighbours were being quite rowdy around midnight a quick chat to the front desk and it was taken care of within minutes and we were able to sleep peacefully. The front desk team was pleasant and acknowledged us during our comings and goings.

The parking: we were lucky to get a spot in the underground parkade but it's very small. Maybe around ten vehicles can fit down there and it's tight. However this parking is FREE so highly appreciated and not a complaint... just a heads up in case you have a large truck you might want to utilize the free above ground parking instead.

Location: PERFECT! Within walking distance to great restaurants, City Park, clubs, pubs.

If the Royal Anne is available we will never stay anywhere else again when visiting Kelowna. For the price it can't be beat.

We just returned from Kelowna and stayed at the Royal Anne Hotel. This is the second time we have stayed there and again it didn't disappoint. Since Covid this is our first time away and we were unsure about how things would be. The staff at the Royal Anne were great at explaining how things would work. We felt perfectly safe there and were glad they were taking Covid seriously. In the past we have enjoyed their great breakfast but since Covid they couldn't do a buffet but instead they offered us "breakfast in a bag". It contained a homemade muffin (which was super yummy), fruit, yogurt, granola bar and hardboiled egg if you wanted. You could take the breakfast with you to your room or eat it in the hotel breakfast room. Everything was clearly marked out where you could eat so you felt safe. Our room was on the 5th floor and it was fabulous. So spacious, neat and quiet. A nice view of Bernard street and beyond. We love the location as it is right downtown so you can walk to the water and so many choices of places to eat. They have underground parking which is perfectly safe and so you don't need to worry about your vehicle. The staff were so friendly and helpful. The robe in the room was amazing (I just wish I could buy one as it was so soft and comfy). On this trip we brought our friends with us and it was their first stay here. They were very impressed with the hotel. We look forward to returning again! A big thanks to the staff at this wonderful hotel.

The Royal Anne Hotel is in a great location, just two blocks from the water and steps away from tons of restaurants and shops. The exterior may look a bit worse for wear but the lobby was clean and modern. The front desk staff were wonderful, very friendly and welcoming. Our room, for the most part, was fairly clean but for a few stray pet hair on the desk lamp and bedside table lamp. There was also a strong damp musk smell that came out of nowhere after our first night and got progressively worse with each day (thankfully we only stayed three nights). While the coffee pot and mugs were clean, the kettle could use a vinegar rinse - there was water left in the kettle when we checked in (from who knows when) and a lot of calcium buildup inside. The beds and pillows, on the other hand, were super comfortable.

Because of COVID-19, the complimentary continental breakfast was replaced with a "grab and go" breakfast which is understandable, but the selection was a disappointment. A granola bar, a yogurt, an apple or orange, and a juice box. You may want to consider replacing the granola bar with a packaged muffin or cinnamon bun, and mini cereal boxes (Kellogg's Fun Pak) for guests travelling with young children.

Fair warning, while the underground parking was very secure, it was also VERY limited on a first come first serve basis. The overflow lot in the alleyway behind the hotel is also very limited as it is shared with O'Flannigan's.

This family-run hotel is such a delight. Modern clean rooms and the location is perfect as you can walk to the lake, and the downtown restaurants are close.
The front-desk employee (Britta) was friendly and helpful. As a person who has worked in the service industry for most of my life, I was impressed with her even sharing how nice it was to work in a family-owned hotel with great owners.
As the pandemic is in full swing, the breakfast was given in a brown paper shopping bag.
I see there were earplugs in the bedside table as my room was facing the street however there was no noise from my windows. Probably because of the virus keeping many partiers at home.

We live about an hour away but often stay in Kelowna for fun. This is our first time staying here. Very centrally located to what we needed. Right from the very first phone call to book the room right to the check out in the morning everything was awesome. We stayed in the king suite which was bright clean and spacious. The breakfast in the morning was good things were individually wrapped so it felt safe choosing things. We had a very minor detail and contact the front desk. The young lady was there in a flash to deal with it. Everyone spoke very clear English so it was easy for me to understand them all. Probably one if the friendliest places we have stayed at in the Okanagan. This will for sure be our new hotel to stay at.

The Royal Anne hotel met most of our needs quite well. They do not have an accessible suite but we decided to give it a go anyhow. The bath had grab bars for the tub and the room featured a recliner chair. The chair was very comfy but when we would try to put the foot rest back down it was very challenging and took two of us to do it. Those traveling with us said the one in their room was the same.
Breakfast was excellent and plentiful with many selections. Our room was clean and comfortable. We were concerned about street noise but it was quiet and peaceful.
Overall, we had a very pleasant stay with just two recommendations 1) replace the recliners with genuine La-Z-Boy brand recliners but please keep a recliner in the rooms 2) add a grab bar at the other end of the tub for those of us with balance issues.
With those things addressed I would stay at 5he Royal Anne every time we visit Kelowna.

We enjoyed our stay here. Our room was on the 5th floor and was very quiet, very nice, and spacious. Our room had a view of mountains and the lake. The lights in the trees at night, were lovely. The front desk staff were friendly, as well as the housekeepers. We were asked at check-in, if we required daily housekeeping services, which we didn't. I thought the reason was, that they were understaffed, so couldn't do all rooms every day, but instead, it was to keep staff and guests from possibly spreading Covid germs, in the rooms. The lady that worked at the continental service area, was quite friendly, and on the 3rd morning a different lady appeared, was friendly, and she was one of our housekeepers that we chatted with in our hallway, the day before. Staff were filling-in where they could, during the Covid period. The Cont. Breakfast was great, and it was plentiful, with so many items to choose from. This hotel is on a street with several eateries, and we partook with 5 of them.

We stayed in Royal Anna in the end of July for one night and we will return there again. The hotel is located very close to Kelowna’s sandy beach, which was improved recently and maybe is one of the best in Canada and to the Kelowna’s park. The staff was very friendly and the room was clean and nice. Hotel also offers complementary continental breakfast, which was very good quality and decent variety of food. The sister restaurant: O’Flannigan Irish pub gives you 20% discount for the food if you stay in the hotel. We didn’t use this discount at the end, because food was very good and prices were more than reasonable even without any discounts. The only catch for us was to find a parking entrance for the hotel, because most of the streets around are closed for vehicles, so you will need to look for small back alley between hotel and the bar.

Your comments & personal observations go a very long way for independent hotels, such as us. If I could expand on just one aspect of your review, I would just like to point out that Bernard Avenue will only be inaccessible for traffic until September 7th. After labor Day, Bernard Ave, will again be open for traffic & our loading zone will once again be available for guest use. In the meantime, guests should take the one way alley, behind the hotel, park in our overflow parking lot, that displays signage stating "for registered guests of the Royal Anne Hotel" (Do NOT park behind CIBC). There is a breezeway between the hotel & the CIBC, that will provide access to Bernard Avenue & the entrance to the hotel. That's it! Easy peezie. The royal Anne, were kind enough to allow us to stay during a very difficult time. We had to leave our accomodation on Big White and luck for us The Royal Anne was still allowing guests ,The staff were very friendly and kind. I wasn’t expecting to stay in Kelowna but would recommend this hotel. Central to the lake and hockey arena and very affordable just perfect for short stay Continental Breakfast included in price was a great bonus. Thank you we really appreciated your kindness

Yes! Airport shuttle service can be arranged by calling Let's Go Transportation at 1-844-877-0101. If you are unable to call ahead, there is a kiosk for Let's Go Transportation, near the Tim Horton's restaurant, in the Kelowna International Airport. After collecting your luggage, just proceed to their kiosk & they will provide you a spot on their next available shuttle. Cheers!

Thank you for your inquiry today. Parking is complimentary on a space available basis, in both our underground parkade & in our overflow parking area. Should those areas be full, parking is available on the street which is free between 6pm - 7am, and metered during the day. There is a local parkade that is also free at night & $5.00 daily.
