The room was very basic. WIFI was only available in and near the lobby and was very weak. Food (all-inclusive) was plentiful and available on time but tiring after a couple of days.
My thread bare hotel towel was taken by someone at the pool on the last day there and I had to pay 250 pesos as a penalty. You would think that the odd towel lost would be part of the cost of doing business by the hotel. Not impressed and I wouldn't return to that hotel.

Room quality varies greatly from good to absolutely basic. We had the latter. Travelled with a group and a couple of people managed to complain for better rooms.

Location is amazing. Rooms are clean.

I must say I was shocked by the room when I arrived but made the most of it by using it it only for overnight storage and washing of my body

The pictures are only of the nicer renovated rooms. Also I asked for a King and only got two double and they did not have it. Not fun for a couple.

!!!No Wi-Fi!!!!

I booked here only because I booked late and there were no other reasonable options in Zona Romantica.

Did not do the restaurant plan. It looked like a public school cafeteria and there are so many options close by.

If you have no other reasonable choice and want that getaway—go for it and think of it as that basic cheap Mexican vacation you may have never had in college.

Every other guest I talked to had the same reaction—what is such a basic kinda awful hotel doing in such a great location? When I asked them about their rooms I mostly got eye rolls with a self-affirming “great location”

We knew that this was a cheaper hotel, and honestly we did not much. Staff were friendly. We did not Get all inclusive because we knew there were great food options all around. I am glad we didn’t... looked like standard buffet everyday. Our room was the basic with a king size bed. It was clean, but really old. Bed was hard, pillows were lumpy, curtains weee stained. Patio door barely opens or closed. The worst part was the grungy old bathroom. We put towels down to cover the bathroom floor. The rest of hotel was okay. They are renovating in stages. The pool area needs some attention... needs new tile and more umbrellas. Need to clean out planters, some used as ashtrays.
If you are on a tight budget, it’s okay. If you can afford a bit more, go somewhere else.

This place is old and has been criminally neglected. An A+ location doesn't overcome it's shortcomings. Besides the obvious maintenance issues (50s era tile, mold, single pane windows), the owners/management clearly don't care about the guest experience.

For $100/night, here's what you DON'T get:
Balcony
Refrigerator
Coffee maker
King or queen bed
Blackout curtains
Ice bucket
Bath mat or wash cloth.
Instead, you may get:

2 double beds
Single pane window facing a walkway
Loud pop music blaring all day
Walkway lighting illuminating your room all night through flimsy curtains

Trust the other reviewers, this place really is that bad.

This is the worst place I have ever stayed. It should not be considered a hotel, but a motel. The rooms are horrible. The was literally black mold on the walls from a leaking air conditioner. The rooms smelled like cheep chemical they used for cleaning. The customer service was a 1 out of 10. When we asked for an extra towel, they asked us why? At night they lock the doors with bike locks. Upon exit they charged us for rooms cards, Pool cards, and bracelets used to enter hotel. Do not stay here. Worst place I’ve ever been.

Don’t book here, they do not honor their reservations. I booked a room online. The front desk refused to allow me to check in. He accused me of lying and said I didn’t really have a reservation. Refused to look the reservation I had opened for his inspection. Refused to assist by helping me contact the place I booked. Tried to keep my money and refused to allow me to check in. Very rudely threw me out. He told me check in was closed. I complained to the place a booked and I was forced to make a 30 minute international call to get it fixed. The online booking agent got multiple different stories about why I wasn’t allowed to check in. When people give multiple stories, they are lying. Perhaps it was racially motivated, but I’m not sure why this person refused to honor a reservation.

This was my sixth visit to the Hotel San Marino, and most likely my last. The hotel is breaking into two parts: the upmarket Areca tower(which encompasses the renovated rooms facing the ocean) and the rest of the hotel. You now pay a premium to use what was once the adults only pool , and also to dine in the new ala carte restaurant.
Plebians dine in the buffet restaurant, as usual, but can only access drinks via the buffet restaurant bar. It was nice in the past to sit by the adults only pool and grab a drink, but this is no longer possible. Plebians swim in the family pool, which after a long session of family use, was floating a large slick of white sludge......Not the most appealing site. Food remains good in the buffet restaurant....though some of the dinner choices bordered on inedible due to an overabundance of salt. Breakfasts and lunches were generally good, however. It is clear that the quality of food depends on which chef is cooking on a certain evening. Staff and housekeeping remain friendly and professional, and still remain a draw for the San Marino. I dont see the new "exclusive" concept flying, and I can tell you some hotel staff are not happy about the changes, as those working in the "exclusive" zone do not earn the same kind of tips. Travel companies need to update their online information on the San Marino, as what is currently posted is greatly misleading. The location of the San Marino can't be beat, but for budget travelers, you probably will find better value elsewhere.

The San Marino appeals on many levels, which is why my wife and I stayed there for a second time this year.
The main appeal is location. The hotel sits on the beach in what’s known as the Romantic Zone of historic Old Town, where cobblestone streets add to the colonial charm. The iconic San Marino pier is steps away adjacent to the Malecon, a walkway dotted with sculptures that runs several kilometres along the beach looking on to Banderas Bay. Numerous theatres, clubs, and restaurants are within easy walking distance.
The hotel itself is by no means a 5 star property, more like a 3 or 3 1/2. However, the San Marino’s proximity to entertainment gives it a higher rating.
Our room was clean, the bed comfortable, the food was good, and the staff professional.
The all inclusive package didn’t cost much more than the basic room. But, if you like to be up late, note that the food and beverage service ends at 10:30.
We never feared for our safety, even while walking back to the hotel late at night.
We will stay at the San Marino when we return to Puerto Vallarta.

This business is purely leaning on the location of the building.
Rooms need to update desperately
Beds and pillows iare not comfortable
Room safe was only lockable with the key.
Wifi was not available in the room , TV is too small
All inclusive is not worth it, food is too limited and poor quality
Staff was somewhat attentive, hardly understand English.

the rooms are very old, friends sharing a room had only box springs for mattresses on the beds. When asked for a new room were told they had not paid enough! When asked for a mattress pad were told again they had not paid enough! Actually any request made at the front desk was denied unless it involved money. The service staff were very friendly and helpful the front desk not so much. Pools are small ( two ), Two restaurants were okay the food was not, food was repetitive, leftover leftovers! This was definitely not all-inclusive, everything shut down by ten o'clock, no food , snacks or drinks available . You have to go out to get anything and spend more money when having already paid top price.

Sorry......I just saw I had a message now.......Most of the more expensive rooms facing the beaches come with a fridge , but not the cheaper ones.....but I think you can rent them at the front desk.....If you go to youtube and type in San Marino Hotel Puerto Vallarta, you'll get a good idea of what the hotel looks like.... Cheers, PJH
