City Forward® leverages a unique dataset developed in partnership with leading providers of real estate and georeferenced data, considering over 800 variables and employing more than 30 #machinelearning models to analyse data. 🎯 City Forward® allows precise market predictions to improve operational efficiency and reduce investment risk by up to 40%. Its cutting-edge location intelligence provides granular micro-area data insights that can be applied to several fields, from #realestate to #retail business, from #urbanplanning to #environmental analyses. 💬 “By merging real-time and historical data, City Forward® can locate prime spots, understand consumer behaviour, maximise advertising impact and analyse commuting patterns”, said Costanza Balboni Cestelli, Head of Innovation & Data at Generali Real Estate. “Already active in 11 cities across Europe and growing, City Forward® has now also transitioned to a public release, highlighting its potential as a game-changing AI tool for supporting investment decisions in the real estate sector.”

Turning the page on a difficult year where the complexity and uncertainty of political and macroeconomic conditions have taken a toll on the real estate industry, 2024 has opened on a brighter note and continues with milder perspectives, which call for an even greater competence, discipline and focus. 💬 In his speech at the conference presenting the report, Nunzio Laurenziello discussed our views and experience as an international investment manager. 🌍 “A European dimension is crucial for real estate fund managers in order to grow organically on larger markets, gain flexibility in an ever-evolving scenario, and be able to capture a wider range of investment opportunities. Managing funds on a European scale requires a broader set of competences and a robust operational machine to cope with different regulatory requirements and meet the needs of international clients”, said Nunzio.

SGR (GRE SGR), the Group’s company focused on the management of real estate investment funds. Aldo Mazzocco, CEO of Generali Real Estate S.p.A., also takes up the position of Vice Chair of GRE SGR. Carlo Trabattoni will also assume the role of Chair of the Board of Directors of Generali Investments Luxembourg S.A, the product factory of Generali Investments Holding S.p.A. and then he maintains his position as a member of the Board of Directors of Plenisfer Investments S.p.A. SGR.

🎯 Decarbonizing and enhancing the #energyefficiency of existing buildings are paramount priorities for property managers: not only to achieve cost savings but, more importantly, to protect the #environment through careful resource use, enhance tenants' experience and #comfort, and preserve the value of the buildings. This can be particularly challenging for older tertiary-use buildings, which require specific competences and focused investments for #scalingup. 🏙 As a showcase, various automation and #energymanagement technologies have been successfully tested on buildings in Milan (via Turati 16, MAC 9), Assago (U15), and Casalecchio di Reno (via del Lavoro 47), resulting in significant #energysavings within a short timeframe and with limited investments. 💬 Thanks to Roberta Albini, Head of Sustainable Investing, Southern Europe Region, for discussing our approach through these case studies at the recent Smart Building Conference, organized by Soiel International, which explored different dimensions of connected and intelligent buildings. Key takeaways from our initiatives: ✅ The critical importance of establishing proper monitoring parameters ✅ The need to restore full functionality to existing control systems ✅ Customized solutions via Energy Management platforms connected to BMS and integrated with specific sensors have proven effective, achieving energy savings of 20-30% ✅ Successful pilot projects were marked by strong collaboration between Energy Managers and maintenance teams ✅ Flexibility and integrability with different BMS and IoT sensors are essential for scalable solutions. 🤝 Our experience shows that adaptable #automation solutions can meet diverse tenant needs and installation specifics, ensuring energy efficiency and driving the gradual adoption of additional smart building applications. #SmartBuilding #GRE4sustainability #GRE4ESG

🌍 We are glad to have joined the ULI Europe 𝗔𝗻𝗻𝘂𝗮𝗹 𝗖𝗼𝗻𝗳𝗲𝗿𝗲𝗻𝗰𝗲 𝟮𝟬𝟮𝟰, which gathered in Milan 800+ land use professionals from 30+ Countries. The event offered unique reflection, discussion and sharing opportunities for the international audience, ranging from the geopolitics’ impact on #realestate dynamics to #responsibleinvesting, including dedicated Product Council meetings and site tours. 🍃 As part of the rich event programme, we were particularly proud to have hosted the #Sustainability 𝗖𝗼𝘂𝗻𝗰𝗶𝗹, an opportunity to dive into a theme very close to our strategy and our business, as highlighted by our CEO Aldo Mazzocco in his welcome speech. 👀 Besides, it was a pleasure to organize a site tour which started in #CityLife with a walking visit to a real #smartcity, and continued with a ride on a historical tram through Milan and some of the prime buildings in our portfolio. Buildings tell stories and preserve pieces of history: this time, it’s about 𝗗𝘂𝗰𝗮𝘁𝗶. 🏍 When Ducati was founded in 1926 in the basement of a building in Bologna, the three young founders couldn't have imagined that it would soon become one of the best-known and most innovative companies worldwide, and an inspiration for generations of motorbikers. 👀 The Ducati ‘first stone’, dating back to 1935 and preserved for nearly 90 years, has been found in the walls of the same building on Via Lepido, property of the UniCredit pension fund Effepi and managed by Generali Real Estate. 🤝 It was an honour for us to facilitate the adventurous recovery and extraction of the first stone, engraved with the original Ducati logo, with the support of CBRE. Now the foundation stone is safely back in the hands of Ducati Motor Holding, as a visible reminder of its origins, guiding the path for the future. We are glad to join Ducati in celebrating this historical -and real- milestone! 👇👏

Welcoming future real estate professionals in #CityLife is always an interesting opportunity to revisit its history and the exciting future developments. 💡 It was a pleasure to host the students of the Masters in Real Estate, Henley Business School, University of Reading, led by Programme Director Eamonn D'Arcy, during their study tour to Milan. Walking them through the realization of a real #smartcity, the square surrounded by skyscrapers, and the #CityWave construction site, questions ranged from strategy on retail and residential, to the impact of the cost of construction materials. 💬 It was a chance to bring study subjects to life, but also to engage in a mutually enriching dialogue on topics such as asset management valuations and data-led investment decisions. Besides, as part of #greenlease clauses, the energy used will be 100% from renewable sources. 🤝 In line with our goal of actively and continuously reposition the assets in our portfolio, we are taking another step towards matching sustainable buildings with urban and economic development, together with like-minded tenants.
