All our rooms feature a Queen size bed, full size pull out sofa,cable TV, Wi-Fi,a mini fridge, wet bar, microwave & full private bath. There is one parking space per room. All of the suites have ocean front balconies. Please be advised that our building has a strict no smoking, no pet policy. Rates are based upon double occupancy, additional adults are $20.00 per person with a maximum of four people per room. Children stay free. The lower rates are for suites on our lower floors, higher rates are for suites on the higher floors. We are located about 1 1/2 mile north of the Club Casino, directly across the street from Hampton's North Beach.

Beautiful sunrise and sunset. Room was very comfortable and clean. Private parking under the condos is great. Close enough to walk to restaurants but far enough away to be private. The owner Harry was very helpful and welcoming.

Stayed at the OC for the first time for New Years Night. The hotel is at the far end, past the strip. If you are expecting to be in the heart of everything and walking distance to the beach or any night life then this is not the place your looking for. (unless you don't mind walking for 30+ minutes to the strip). There is a beach across the street when the tides are low, when it is high tide there is no beach. If your looking for a place driving distance to the strip and out of the way, quiet and clean then this will be perfect.
The Hotel was extremely clean and had a beautiful view. I stayed on the fourth floor and could watch the waves from our bed. The actual room was large, with a queen bed and a pull out sofa bed. The room had a large mini fridge, micro wave, toaster and small bar sink. The bathroom was large and extremely clean. If i had to say one bad thing of the room it would be that the tiles in the bathroom floor were too large, if you get water on the floor after a shower or spill some without knowing you will slip. (I know this sounds stupid but my wife almost fell).
Hampton Beach is dead in the winter, its really depressing, everything is closed and boarded up. But we found a great place for Sunday brunch. Ron's Landing had a unbelievable brunch, if your there in the winter stop by and have a mimosa and something with lobster in it.

First time at the OC. There is unobstrocted view of the ocean, right across from a quiet beach. There is a private balcony as well which is quite rare. The suites are very clean, comfortable and new. If you're looking for a quiet getaway to read and to hear the ocean waves, this is the place to go in New Hampshire. Staff is also very nice.

I stayed here for a little over two months (April - mid June 2015). I wish I could live here! I stayed in several different rooms on different floors during my stay (as I extended it a couple of times) and so I can speak to every room being clean, comfortable, well-equipped with everything I needed, and quiet. Great comfortable bed with soft, clean sheets. Great large bathroom with plenty of towels and counter space. Great balcony with the most magnificent view of the ocean. (Every room looks out on the ocean -- truly spectacular views!) Along with the incredible ocean views, what sets this hotel above and beyond others is the outstanding staff. They are exceptionally helpful and willing to be of service, courteous, and friendly while also being professional. I felt like part of a family, especially staying for a couple of months. Everyone I interacted with had a great attitude and that impressed me as much as the view. I give the OC Studio Suites my highest recommendation. It is the nicest place I have ever stayed: it felt like home. My gratitude and appreciation to the wonderful staff: thank you very much for being a huge part of making my stay outstanding! As I said, I would live here if I could and I cannot wait to come back!!!

We got here last night for a weeklong stay to celebrate my college graduation. For just about $500 (Since it's the off season. During the peak of summer it's about 3 times that!) we got a whole week in a room on the 4th floor. Couldn't be more happy with it! We missed check-in, but the staff here was still more than accommodating and made sure it was easy to get into our room when we did get here. The room was clean and comfy, and basically EXACTLY as it looked on the website. AMAZING view. We slept great, checked in this morning when we were ready, and the staff answered all of our questions and made sure we were happy. The stay isn't over yet, but I can't imagine changing my mind about this place. Absolutely with it!
And for those who complain about the location, the main Hampton Beach boardwalk is only a little over a mile- a wonderful 15 minute-ish walk- from the hotel. Not bad at all, especially when on vacation and you have nothing but time. Not to mention the location here is significantly more peaceful and relaxing away from all of the tourist hustle and bustle of the main strip.
And for those who complain about the location, the main Hampton Beach boardwalk is only a little over a mile- a wonderful 15 minute-ish walk- from the hotel. Not bad at all, especially when on vacation and you have nothing but time. I decided for my 42 th birthday to pay myself an escape to the hampton beaches. I searched and found a very nice condotel by the sea on Homeaway.com. Since I'm from Quebec, i didn't know what to expect because it was the first time i was booking via the internet. For the price, I was very impressed by the quality of the installation. ( Very complete studio accomodation with a spectacular view on the ocean.) I had the opportunity to meet with Mr Richard Roy which has been very kind to planify and organize my staying. All the personal working at the reception were very dedicated to my satisfaction. That condotel is completely new and very modern. The hotel is located a little bit north of the Hampton beach boardwalk and at night you can sleep quite well because you are not disturb by the Hampton beach nightlife. You have to use your car a minute or two to reach the restaurants or attractions.

My wife and I stayed her for two days as a anniversary weekend get away. Awesome location! It is on the north end of the beach where there is less people on the North end of the beach during the day, vs the board walk. You are still within walking distance from the boardwalk, probably a half hour walk or so. The room was awesome was ocean view with a balcony. The rooms were very clean and pretty modern. I have stayed at quite a few hotels in Hampton and this one was defiantly by far the best. They have on site parking too so no worries about trying to find a parking space. The room was equipped with a microwave, there were some dishes as well as utensils and also a toaster in one of the cupboards. The room was very quiet , even though we had people in rooms on either side of us you could not hear them like you would in a regular hotel. There is also an elevator so it make it easy to bring everything up to your room. We enjoyed our stay very much here. If you want to stay at the quiet relaxing end of Hampton this is the place to go, reasonable prices for the rooms and clean! And the balcony with an ocean view is just an added bonus!

The ocean view from our room was breathtaking ....the staff was friendly and kind. I would stay here again. Very quiet and our room was very clean and comfortable. I would of liked WFI....but was told they were getting it soon. The ocean refreshed my soul.

I was staying at the OC when the storm of the century hit, and it was so awesome, the waves from the ocean were crashing against the Hampton wall and the water was coming over. I stood out on the deck and took pictures. The excellent drainage took care of it all and my car, parked in the car port, never even got wet. I loved staying at the OC because every night the sound of the waves put me to sleep and this side of Hampton is quieter than the middle of Hampton. Also, due to its location you don't run into any traffic jams. Both Mary Ann and Jo Ellen were very friendly to me, as I picked up my mail and phone calls on a daily basis and both gave me touristy information and tips about where to eat and where to shop that made my stay more enjoyable and Anna did a tip top job and my room was spotless the whole time. I highly recommend this Hotel. Oh, the mattress was so comfortable too and contributed to having a great night's rest. I can't say enough good things about this place. I never was disturbed by other guests or loud noises. The carpet in the halls were always spotless, the waste containers were always emptied daily (with never a waste pile up that I have seen at other places) and there were never any bad odors. The water pressure for the showers was excellent as well.

This has been our 6th year at the O.C. on Memorial Day weekend. We always feel welcome when we arrive. The suites are immaculate, and the personal service is great! The views from the balconies are spectacular and we plan to return again and again! Great place, great time....with great friends:)
