I stayed here for a few "last days of summer". No AC is a drawback for me during July and August. There's plenty of windows to open for ventilation they DO have fans available if you need one. The staff is wonderful and now is there 24 hrs.. The pool is very clean and patio one of the best at OOB. There's picnic tables in the courtyard area. I stayed in a refurbished room this visit. Nice improvements, hard floors now. Bring basic utensils or make sure they have them available. The sink is too small to wash large items. I cook breakfast and don't need much. The stove burners cook great and sit "level" unlike other places I've stayed. Fridge freezer worked great after I defrosted it. The place is clean and has no odors. Everything worked fine. The non refurbished rooms are just dated but clean. Minimal outlets but there's "enough". I love having the Pirates patio right next door. It's great if you like having a place to get pub food quick and sit outside and listen to music. Entertainment all summer until 7:00 PM. You either love it or not but you will hear the music and anyone outside your room because you will have your windows open for the ventilation. It can be loud pending what guests are there. I don't mind. This place has one of the best locations as to the beach quality and there's a lifeguard station right out front. I find it a good value if don't mind no AC and a little noise. I certainly will stay here again and hope they get the rest of the rooms refurbished soon.

We stayed at this motel recently and since I rely on reviews when I book, I felt like I should help others understand this place. We traveled with 3 families, all paying the same price, all with VASTLY different rooms. We unfortunately, got the worst. Some rooms are updated, some are not, and the ones that are not are creepily terrible. Many rooms seem to be occupied by year round family members, which adds to a little bit of oddness when you arrive (don't get me wrong, they were not rude, it is just kind of weird). There is no AC, therefore you need to have your windows open, and need to make sure any valuables you may have are kept in your vehicle. You also, can't just shut your windows to avoid noise, and by noise I mean 7/8am screaming right outside your window communicating which rooms need to be cleaned or are checking out. There was some sort of drooping black ceiling tile in the bathroom which didn't help our perception and the appliances seemed to be caving in. In addition, the shower paper floor mat is kind of gross. We had one family with us with a very different experience, bay front updated room and away from the yelling, however, it seems like a gamble. The location is awesome though. If you literally don't care and all you want is a bay front bed, go ahead and book. Just wanted to give you all a heads up because many of the reviews do not reflect our experience. Due to all of this, we wound up leaving a day early, losing a couple hundred dollars.

Location to the beach can’t be beat, and it’s just far enough from the major hub of town that you’d think it’s a quiet place to be. But there’s a restaurant right next door with very loud live music, late morning and early and late afternoon thru the evenings. The pictures online for the rooms at this motel are quite beautiful. We were surprised to discover just how rundown our motel room really was. Walls were dingy, there were holes in the walls and the bathroom fixtures, and I could see and feel chips in the sink’s porcelain. The website also promotes a smoke-free property but there were guests smoking in the courtyard, in front of their rooms, and by the pool, and I saw staff around who didn’t say a word. At least the rooms seemed clean. So between the cleanliness and the location to the beach we felt settled with our vacation. But we’ll be considering other places next year.

The location is PERFECT- an easy walk to the Pier, lots of beach space, STEPS from room to sand, the live music every day right next door is SO GOOD and relaxing and not too loud and ends before dark. The heated pool was like bath water which was great because the ocean breeze is cold. The rooms absolutely don’t need AC as it gets chilly there at night. Evenings were perfectly quiet. There are tables and chairs with umbrellas and picnic tables, and 2 gas grills to use. It was the perfect place to spend a long weekend!

I planned a weekend away for my daughter and her friends.
I wasn’t sure on what to expect when first booking with never being to Old Orchard Beach. I am so happy that I chose this place. It is so nice and adorable at the same time. There is a little community area in the middle with picnic tables and a grill. The pool was very nice and refreshing even without the heater working. The beach is literally right there. I am not much of a salt water person so I was very grateful that the pool was right there to jump in and walk back down. There is a restaurant with some great live music.
Eric is such a great host/manager. He is so accommodating and friendly. Like an Auntie Eric if you will. He was right there when we needed something. I posted some pictures that we took.

The worst ever ! I knew it was not going to be great I did my research but I still wasn’t prepared for it There is no parking. You arrive with 20 other cars and a long line of people to check in and no designated parking spot. Told to just find a spot if u can’t go next door to the pirate ship they own that as well . There was no parking there either so we drive back and parked in front of the office and unloaded the car and went for a drink at the pirate bar . Came back to see if any parking available there wasn’t owner told us we needed to move before parking people came okay so we went to dinner came back to find a spot to squeeze in. Rooms were old and dated. No water in the pool. Kids running wild until 11-12pm at night. We had decided last minute to extend our vacation In maine and found this place available we said how bad could it be ?? Well now we know so very bad we should have paid the extra 100 bucks and gone somewheres comfortable. And they also charged me a week later again for that horrid one night stay and keep saying theywill refund my money which a week later they still haven’t! My credit card company is now investigating them and refunding it! So if u made it this far on this review and are still considering it just know you not only have a unclean 1970 style room, no parking, no air conditioning , a empty pool, shady people staying in rooms with wild loud kids that run the halls yelling and playing at night you will probably also get charged again for the worst night stay ever !

Holy cannoli was this place disgusting. We came for 1 whole week as a big family. The rooms were definitely last updated in the 70s. Every thing in the rooms was gross. Carpet stained, sandy disgusting. Light fixtures full of dust and dirt. The shower had mold, there was no counter space to store anything. Fridge was on full blast and barely kept beer cold. The bedding was awful, we had to go buy our own blankets. Good luck getting any service by employees the lady running it is never around and when she is shes rude as h***. The pool was supposed to open at 9am and she didn't show up till 930 which our children were upset about. She made fun of them by saying "oh boo hoo you had to wait a whole 30 minutes" I ALMOST lost it. No trash pick up you have to throw everything away in trash bins a long the court yard which were ALWAYS over flowing. Phone in room that doesn't work, we found a pair of underwear with a panty liner in 1 room and a microwave full of food in another NO AC IN ROOMS, are you joking? Its summer and the 2021? Each room came with a ceiling fan which gave zero air and a box fan, woohoo. The resort is also right next to a bar which would be great if you were with a bunch of friends not small children. The only thing this place has going for it is the pool, it was clean and well maintained. There is no parking at all, just don't. Go someplace tenX better OOB has it.

Whoever is giving excellent & good review must party with the owners/mgr. This place is a pit - pulling teeth to get a refund only stayed a couple hours & left fast! 👎🏻 Unsanitary. Board of health & BBB should really look into this place🙀

The rooms were clean, better then last year and the staff was great. The bar next to hotel is great with live music. You can sit outside or in your room and hear the music.
It one of my favorite things and the location right on the beach.

Worst place ever. Not so much because it is VERY old but it is literally filthy.
We checked in & out within 2 hours
There was a gross left over meal in microwave - dirty used towel. Stained pillows with no cases. Pulled back covers and there was hair all over the blanket & sheets. mold in the shower. Screens all torn & no AC. Smelled horrible. Fridge was on full blast & never got cold. It was rusted on shelves & never defrosted. Food splatter all over kitchenette & crumbs onchairs & floor. With COVID it was obvious there was no care with sanitation. Office always locked & no access to ice - only From the office. The staff is small over extended & not very friendly. Too bad because it is a great spot. I really wouldn’t evenlet my dog sleep there - carpet is filthy & looks original from the 70s. All the light fixtures had layers of dust & cobwebs. Hope to get my refund. $500+ for 2 nights & we left in 2 hours.
