The location is great, close to Disney. Hotel staff is great, from security at late night check in, housekeeping and front office staff. Rooms need upgrading to either new carpetting or tiles as the carpets and rooms smell musty and humid. 2nd bedroom needs to be outfitted with FITTING blinds on window. Master bedroom is great, walk in shower is HUGE. Kitchen is great with the exception of the 3 unwelcome roommates/roaches that are apparently in the walls as They came out from behind the stove. Need to use cleaners that do not make cabinet doors stick to frame as it is very uncomfortable to open without knobs. They also need better tv programming. Back enclosed lanai is very convenient and comfy. Definitely needs a make over on property but again, staff was very awesome.

We stayed here for a week. Check in was great - they adjust our room location and allowed early check in because we had a toddler. We had a completely remodeled room. It was great and clean. Too previous reviews of worn rooms - their corporate booking center started booking rooms before remodel was complete so yes, some folks had rooms that were "tired and worn." Response times were pretty slow when we requested items from housekeeping and such. No housekeeping around on Sunday currently due to staff shortages. Overall, good experience and rather accommodating and friendly staff.

This resort would have such potential... BUT
We checked in during the Football playoffs. Our TV didn't have NBC (really no NBC, CNN, etc). We reported that there was dog crap in the middle of the steps between the 2nd and 3rd floors. They removed it two days later just to find more the next day.
The towel rack in the bath was lying on the floor. We put it back together then Housekeeping broke it again and reported it. They also took all the kitchen, bath, and pool towels but only replaced bath towels. They did leave a bath washcloth folded on the kitchen counter in lieu of kitchen towels including the pot holders they took.
Then the hot water went out! We called, they came over and reset it, over and over. The 3rd time we reported no hot water, they simply ignored the complaint. After 3 days with no hot water, we contacted RCI to complain. They suggested my husband go over to the front desk and confront the manager. He did, maintenance had never received the 3rd call concerning no hot water, and we were moved to a unit with a working hot water tank. We called Sunday and were moved Wednesday. Three days with no hot water.

We booked here as we received a great rate and it was in close proximity to Disney where we would spend the majority of our weekend. Before booking we looked at reviews and decided we would give it a try as those of us traveling together are pretty low maintenance travelers and essentially just needed a place to sleep and shower at the end of long busy days. Honestly, I'm not sure what the negative reviews were about. Our condo was far bigger than anticipated and very clean. We were checked on multiple times by staff to make sure we didn't need anything! The grounds were very pretty. Is this the most luxurious and up to date unit money can buy? No. but it fit our needs just perfectly and was a great place to come back and relax!! Would 10/10 come back here and will absolutely recommend to others traveling

Our units are pretty spacious and work well for a single couple or a family. If you are going to the parks this locations is very convenient and has all the items that one would need in the fully loaded unit. This obviously dated property is in a great location for theme-park visitors. Also it allows pets, which I've found to be rare in this type of resort. The staff we encountered were pleasant and professional. However, the sofa/sleeper was ancient and the dirtiest piece of furniture I have ever seen - even at the landfill! Granted it was a unit that allowed dogs, but I wouldn't let me dog sit on it. I sprayed it with disinfectant and covered it with a sheet before we sat down. Additionally, the toilet never quite running and the dryer didn't work. The repair guys (who responded fairly quickly) showed us a work-around to get some heat/ventilation out of it. But it was clear it needed replaced. If you are finicky at all, do NOT stay at this place.

Festiva is covered by bushes on the street sign, so only small confusion on location when we first arrived. I believe it had "Celebration" visible on the sign from the street.
You will have to download an app for your room key. The AC worked perfectly. There was free wifi, but it wasn't enough for dinnertime, when everyone was back in their rooms & on it. There were also fairly new, beautiful 4k TVs in the living room & bedroom. The cable was gritty & basic, so remember to bring an HDMI & whatever 4k/HD streaming device you want to use for the room.
There were a couple of gorgeous ponds on the property to walk around, with picnic tables and grills.
The cell signal was also very weak in the local area. However, the resort is located right by highways & interstates to get to Disney, Universal, or where ever you want to go fairly quickly, with traffic Universal was 20-40 mins drive. THere are many resorts on the same street, making vaca traffic very city like (coming from Chicago).
The staff is only there during the day, so make sure you have everything before they leave for the day. If you call needing something, from dinnertime on, the security guard answers the phone & leaves messages for the AM staff. Only the most basic necessities like: toilet paper & soap was available through the guard after hours. THe laundry machines in the rentals, was very clutch. No leaving your apt for much.
The staff was very friendly & accommodating. THere was also a very nice pool with pool towels in your bathroom for use, until closed a 11pm every night. I definitely marked Festiva in our faves for future FL/Orlando area trips.

Carpet and sofas were dirty and stained. Kitchen was nice and updated appliances. Bathroom and shower could use updating, felt dirty. The place felt like someone's dirty house rather than a resort. They need improvements.

The person who was the photographer of the pics deserves a HUGE bonus. Pics do NOT match the quality of the resort. Its under construction not a big deal UNLESS the unit we were in has already been redone. Wall between toilet and shower moves its no longer attached to the floor. We had to call maintenance because the smoke detector beeped already and needed a battery change. Called three times and while he was there we had him fix the front door handle which comes off in your hand and he said they are only a few weeks old. A few days in we find out the dishwasher doesn't work !!!

After reading all the negative reviews, we were quite apprehensive about our stay. We arrived late and the security guards made checking in quick and easy. Opened the door to the room and was waiting for this "unpleasant" smell to hit us. Never did. Place was clean and quite nice. Did not seem dated to us at all. Unless you count the coffee maker instead of a Keurig! LOL
Two rooms had carpeting and it was a little beat down. I remember growing up in Florida and the issues my parents had with carpets so not a surprise.
Pool area was very nice. Heated pool and nice Jacuzzi. Both were handicapped accessible including a walk-in to the pool instead of steps.
Some of the outside walls need repair down at the corners where rain collects. Other than that the grounds and outside were well maintained.
Overall it was much nicer than a lot of the reviews I read. Makes me wonder if there are older phases of the resort that are not as nice. Either that or there may be issues with the veracity of the other reviews.

We are an older resort but are working on beginning some upgrades and exterior repairs that you refer to at the end of your review. All of our units are similar as far as decor, age and condition and there is not a secondary phase to the resort. It is our goal to ensure that each unit is clean and in good repair. The resort is a bit dated and is in need of some upgrades but it was perfect for what we needed. We spent the majority of our time at the parks and these condos provided a place to sleep and also had a full kitchen (including pots, silverware, glasses and plates) and washer and dryer in the unit. The carpet and sofa had some stains but nothing that you don't see if renting a condo at the beach. We left the sofa bed out for the kids the whole time and threw a blanket over the back of the couch so all was good.
Is this a 5 star resort - no not by any means but for what you pay and the proximity to Disney it is a great value. The pool is nice (spa and kids mushrooms were not working and closed) and relatively big but if the resort was full it could get crowded. We did not have that issue as the resort seemed empty and the building next to us was being gutted and refurbished. Hopefully they are in the process of updating all the units as ours could have used it.
We would probably stay here again just for the value it provides and the location close to the parks. I would say this is a solid budget option and if that is your mindset going in everything will be fine. The staff is great and continued to check in with us so they are trying and doing the best with what they have available.

Driving it takes 10-15 minutes. It is in a great location off of Disney property.
Enough clothes detergent and dishwasher detergent for two loads each.
Wi-Fi is available and free their resort needs a facelift for sure
They have a parking area in front of each unit. It was packed peak days for some units. But the units are right next to each other and you can share the spots. They give you a parking permit, but honestly nobody checks that. As far as the size of your trailer is concerned if it fits the regular space, you are fine. But still.confirm with front desk before leaving.

Yes the rooms have lifts to each floor easy access from all rooms. They had been changing mattresses when I was there, I’m sure you could ask. The bed was comfortable to me. The sofa bed was a typical sofa bed mattress not much to it.
