Very well equipped with pots, pans, glasses and utensils. Clean amenities, beds are comfortable and staff was friendly and informative.
WOULD NOT return this location until Units are renovated.

The kitchen was a fair size for a rental. The fridge was full sized with ice maker in the freezer. The cupboards are dated with an annoying center section between the doors so that you have to open both doors for access and close the left door first. There was enough counter space for a rental but I'd want more if I lived here. There weren't enough drawers and two of the three they had were tiny. The dining table had 6 seats, so we were able to have 4 friends over for dinner comfortably. The living room had plenty of space also.
The first three days we were here there was a lot of goose poop in our driveway, but they came through and cleaned it off on the fourth day.
The rec center was within walking distance and quite large.
But overall, we were happy as the hot tub and views mitigated the other factors. We also appreciated that the snow was cleared immediately from our steps so we didn't have to worry about slipping.

Check in was great at the front desk--they were helpful with where we needed to be for our various activities that we booked. I did not call them about the gross room because I have before and NOTHING is done about it; so, I didn't want to make myself go through that headache.
There was a small kitchen in the room, but we just bought a pizza and cooked it. We didn't use all of the amenities possible, but there are quite a few. It is also nice to have a DVD player in the room. Cheap pizza and movie night.
They either need to create more pools and hottubs, or open it up to more people. Getting a reservation is ridiculous, especially since the one pool and hot tub is shared by multiple timeshares, not just Wyndham.
So Pagosa, please spend some of the dues money that we are paying every month to hire some good help and put them through cleaning seminars. There should not be any hair ANYWHERE in that unit when I open the door.
So, we just stay there because of the convenience and we are members, BUT we are tempted to next time just shell out some money and stay somewhere that might be a little bit more clean, and we have a chance in hell of soaking in the hot tub.

Our unit had a dirty towel in the vanity, used pillow on the floor behind the bedroom chair and a bottle cap still on the floor. Not great signs the unit was well cleaned. We asked to be put into the unit pictured, but not possible. We asked for a credit of our "premium" paid. We were told to call RCI our booking agent. We did, but they said they could not adjust the "premium" but could cancel our reservation. This was not possible since we were meeting another couple there.
This was such a disappointing experience and so deceptive how RCI presented the certificate we PAID for... I can't imagine EVER recommending RCI to anyone.
The unit we stayed in had not been refurbished and it was dingy and dated. In our opinion, the recreation center is the best part about this location and the pool was closed for repairs.
We took the Durango/Silverton train ride one day and the Cumbres/Toltec train ride another day. Both really great experiences, but nowhere near Pagosa Springs. Chimney Rock is an excellent tour. We took a sunset tour with a very knowledgeable guide and it was awesome.
We ate at the Colorado Roadhouse and Los Dos Charros. Both had excellent food.
