Vivian was excellent and helped me make this last minute stay when I decided to stay a couple extra days in Belize.
Cute comfortable room with small kitchenette, to include microwave and refrigerator.
Cute hammock that sits in the front for great relaxing sunrises.
Walking distance to downtown for food and walking distance to ferry. If you book a hotel on the southern or northern part of the island you for sure will need a golf cart or taxi ride to get to places
The only con would be the restaurant next-door that has live DJs on the weekends. Just bring some earplugs to help with the noise.
Not all rooms have AC. It is an extra $15US a day.
Even with the DJ issue at night I would still come back.

First, lemme tell you, these little cottage rooms are spectacular. They’re perfect for your stay here. Right on the beach, within walking distance of front, middle and back streets. There’s tons of things to do all around. Next door is a jerk place on one side and a very lovely bar and grill called Lilys on the other side. What makes this place stand out is the amazing service you receive while here. Vivian takes special care to remember you and always makes sure you have everything you need. This will definitely be a permanent spot to stay when we are in San Pedro. This trip has been amazing staying here!

We really enjoyed our stay here. Nice clean and spacious kitchenette room. Our own chairs and table in front of our room to relax and people watch. Vivian is a nice and friendly host who took good care of us. Great location. Only 75 feet to a ferry service. Quite in the evening, no loud music.

Our room was on the ground level, nothing fancy at all, but within walking distance to bars, restaurant, stores etc.. Beach front location, unfortunately the Sargasso was fairly thick during our time there but no one can control that. Very good location for water taxi service, street taxi service etc.

Vivian kept this hotel very clean and she was very helpful. The room was nice and it was in a central location.Unfortunately the bar next door has recently had new owners and they play music till about midnight. We were there at Easter and for 2 nights the bar had massive speakers on the beach which made the music so loud we had to shout over it to be heard in our room. When people disperse from the bar they are also noisy. If you like to stay up late and party then this is not a problem but for us it was awful.

Super nice place to stay with a splendid staff that is very accommodating.
Simple rooms no big fanfare, very clean and low key. Close to everything diving, water shuttles, great restaurants ,town square and beaches.

Had booked and paid for 3 nights. Vivian even let us leave our suitcases in the office as we were going to stay over night in Caye Caulker. When we got back and arrived at the hotel we had no room! Vivian blamed the owner for not putting our reservation in.

What a wonderful place. It’s like an extended family. Very inviting and friendly. Vivian and Julie go out of their way to make everyone safe and comfortable. They work non-stop!

I didn't see this hotel listed -- I stayed here for $25 a night, low season -- it's right on the beach, clean and basic, with a very friendly and helpful staff. An excellent value!

We love, love this Inn. The room was clean! Everything you need is here. Dishes, silverware and more. The staff bends over backwards to insure everything is perfect for you. This is the only place we will stay from now on. Treat yourselves. You'll enjoy!
