We had a great family vacation with 3 different families all renting here. Between the two pools, beach, playground and the tennis courts there is something for everyone. Had a lot of wildlife with the deer wandering through - very fun for the kids. Where our cabin in the forest was located it was a long walk up and down the hill when the shuttle wasn't running but overall great staff there to help give rides for all the young kids. Also we were only 10-15 minutes from grocery stores, coffee shops and anything you need in vernon. A great resort, we plan to go again and again for years to come.

We had my family and friends out to the Outback to kick off a summer of getting to be together again and it was such a beautiful escape. We rented a Ridge Home and a Forrest Cabin, and both were beautiful. The resort had many amenities we enjoyed including the lake access and the pools. Both cabins had beautiful views. Will come back again!

So we had 5 five families visiting The Outback in Vernon and we all loved the resort. Forest cabins are far from the lake and pools, but we just drove everyone down. Kids loved riding their bikes around the resort and did not mind all the hills.

Only shadow on our holiday was Vernon Boat Rentals which is a business endorsed by the resort. These guys were willing to take cash for a discount on two days of rentals, took all the money upfront and then refused to release the boat to us for the second day. Apparently we left stains - which we know were already on the white seats, and we played our music too loud while out on the lake. They kept our money for both days, even though they only gave the boat to us for one day. We offered to try to get the stains out, but that was not good enough...wasted a lot of precious vacation time in arguments!

We did our best to enjoy our stay at the Outback but the positives of the location and resort facilities were overwhelmed by a large number of problems we experienced during and in the aftermath of our stay.

While our condo was nice with a well-appointed kitchen, not all was as advertised with only 1 1/2 bathrooms instead of 2. The floors between the upper and our lower unit allowed us to hear all movements of the kids running upstairs. The bigger problems, however, were with our unit's quality and cleanliness. While it is possible that other units are better than ours, the one we stayed in had a headboard which was broken such that every turn resulted in a loud crack on the wall. When brought to the attention of the lady in the owner's suite, there was no apology or attempt to repair. The location was beautiful, facing a small lake, but there were no screens for the patio doors so we had to remain disconnected from our surroundings or let the wasps in. (There were tons, but we can't blame the resort for them). There were also no blackout blinds on the bedroom windows so morning came very early. I had to realign the BBQ burners so most would light. One never did work properly. While these problems were nuisances, the cleanliness of the unit were worse. The place was covered with spiderwebs and bugs throughout. It was obvious that it had not been thoroughly cleaned in some time. Even worse, a week and a half after our stay, our children were identified with lice which timing indicates likely came from their bunk beds although we will never no for sure.

All in all, we expected much better from a $300+ per night resort.

This is a huge complex of condominiums privately owned and caters to owners not rental guests. Units are 4 star on first impression but lots of things are broken, such as appliances and not properly cleaned. As part of a family reunion we rented 8 units and all had the same problems. The lake is not accessible by foot, especially if you have small children and looks like a parking lot full of $90,000 wakeboard boats. Pool was shutdown during our stay a/o health concerns. The staff were not impolite but not exactly accomodating, Rental guests were obviously an inconvenience.
We still had a great time and staying here was not exactly a "hardship". The problem is that the place has no soul. If you enjoy mingling with people who spend more on silicone implants than normal people spend on a car you will love it here. Otherwise get a lakefront house for the same price or less.

Based on the lakeside location,architectural style and previous reviewers we recently had a 3 night late summer stay at a resort home at the Outback Resort. As we booked fairly late, the available unit was a 3 bedroom in the "Forest Cabins" specifically FC-28.
The setting of the Outback is outstanding, interesting buildings built into and around the granite cliffs rising from Lake Okanagan. Located a quick 20 min. ride into Vernon for restaurants & shopping. The pool areas are well maintained , rather small for the number of units but seemed to accommodate most guests.Well maintained tennis courts and numerous walking trails.
As the majority of the homes are privately owned the available homes in the rental pool is limited.
Unit FC-28 was spacious with 2 bedrooms in the main house ,King upstairs, twins on the main level each with it's own bathroom (Tub only up, shower/tub downstairs). A separate "Guest Cottage" across a covered walkway offered a queen bed and a 3rd bathroom with tub/shower combination. A open patio area offered a Glass-top table for 6 with umbrella & a gas grill.
The interior of the unit was dismal at best, one of our party compared it to "a waiting area at a Discount Tire".
The living room area was furnished with a dormitory style "pleather" sofa w/chaise, low laminate dark wood coffee table and two office style wooden armchairs. The other piece of furniture was a low side table being used to accommodate the electronics for the 17" wall hung television (a DVD player/stereo with no instructions that we never could get to work). The one lamp in the living room was on the floor next to the sofa. This lamp did not have a bulb in it, nor did the lamp in the upstairs bedroom. Overhead lighting was track lighting, 5 of the 10 track head bulbs were burned out. Bathroom upstairs had 3 burned out bulbs.The guest cottage did have a bedside lamp, 17" off the floor with a 40 watt bulb. There was no way to read either in the public rooms or in any of the bedrooms, the lighting was so poor. Dining area is furnished with a pub style table with 5 wooden chairs.

When traveling we prefer, as a small group, to stay in Condos or private homes when possible. Past travels have included rentals in major resort areas as well as larger cities - so this was not our first experience in this style of rental. Without doubt the Forest unit at the Outback was the most disappointing in terms of furnishings and amenities of any rental . It is a sterile setting, one piece of artwork hanging in a guest room - remainder of walls empty. The guest cottage did have a total of 9 decal type "inspirational" quotes on the walls - evoking either a personal office or a former work-out room.
The Kitchen area was well equipped with necessary cookware & dishes, coffee, tea kettle & toaster.
There are no cleaning supplies (handy to clean the sap & resin off the patio table) did have a broom, no dustpan, trash bin had one liner.

Lucky,the setting is so beautiful that we spent very little time in the home. The Outback offers various areas to enjoy the lakeside setting ranging from the main pool directly on the lake, a smaller pool area as well as a hot tub overlooking the cliffs & small marina.
There is a staffed office area to check-in, after hours message service is available although our request for replacement light bulbs was never resolved.
We would return to the Outback for a future stay but would be hesitant to reserve through the resorts rental pool - perhaps a private rental would offer a more comfortably furnished unit.

We appreciate that you enjoyed the entire surroundings of the Outback including all of the amenities but are rather concerned about the comments directed towards one particular home. As we record each and every deficiency reported daily and are very diligent in our policies and procedures regarding maintenance there were no recorded logs to indicate the deficiencies in that home during that time period. Thank you for the feedback as now our maintenance personal have thoroughly gone through the home and addressed such deficiencies-to note only 3 lights in the entire home were found needing replacement. . As for the décor each home is uniquely decorated by each home owner, there is a quality standard we put in place but added touches can only be suggested to the owner with feedback such as your particular tastes in decor. The rental program has the strictest policies and procedures on the property to ensure cleanliness, quality, and safety needs are met for our guests as we are onsite 7 days a week, there are no assurances while renting outside our Management Group that would cater to your needs and comforts and doing so could pose potential legal problem for that home owner.

Overall we really enjoyed our time here. However, although this development is very nice, for those expecting to be pampered in four or five star resort style, this place is not recommended. If you arrive knowing what to expect, you should have a great vacation.
PROS:
Condos are very spacious, modern, clean, and come with quality utensils and full kitchen.
Nice setting, among the trees. The property, which is on rocky bluffs overlooking Lake Okanagan is quite spectacular.
The outlook from our "Trout Lake" (really a pond) condo was nice.
Neighbors the Ellison Provincial Park, which is stunningly beautiful, with magnificent beaches, and a good children's play area.
Staff were polite, and efficient.
Parking and ok. Internet access is included.
Weather was outstanding.
Main pools are heated a little...a nice touch!
Quite accommodating for children (and pets). There are loads of kids, and the kids and their parents are friendly.
Neat to see deer and other wildlife wandering around the resort.

CONS:
This is a massive condo development, more than 150 units / houses. For its size, the facilities provided are inadequate. There are two (fairly small swimming pools), and a total of 5 or 6 sun umbrellas in the whole complex!
Due to the size of the resort, it is a long walk down/up the hill to/from the "beach" or the main amenities from trout lake, a little tiresome for kids. Owners use golf carts.
The childrens playground is a joke...less than many folks would have in their back yard at home! The one at Ellison park is way better, but quite a hike.
The fitness center is too small (one treadmill, eliptical trainer, recumbent bike, weight equipment), is poorly ventilated and does not provide any towels (and the paper ones for cleaning equipment had run out.) The treadmill needs maintenance.
The resort is miles from the nearest grocery store (about 25 minutes by car), and unless you plan well in advance (basically you have to provide everything`), it is a big hassle.
There are essentially no services provided for guests onsite. No coffee bar, no shop at all, no facilities to rent kayaks, bikes, or other equipment, no spa.
There has been little effort to connect to the neighboring park (you have to go through someone's yard and climb a fence.) The resort cannot provide you with walking/hiking/running maps.
Lower floor rooms can be noisy. We awoke to the kid in the level above running around on the hardwood floor at 7 am each morning.
The beaches do not compare to what is available at the park next door or elsewhere. That being said, the resort IS beautiful, well designed and is in a magnificent location.

We visited beginning of June and from the pictures and the price, I was expecting an amazing resort. However, it fell well short of that. The grounds are quite nice and views are fantastic...but you quickly get over that after an hour touring the grounds.

1. What fell short was the fact the beach was covered in dog poop, debris, and vegetation from the waves. Nothing has been cleaned up and it was not usable. The water was pretty dirty with plenty of dead fish floating around.

2. This is what drove us crazy. We had very noisy neighbours above us with kids jumping and running around at all times of the day, it never ended but this is out of anyone's control but the disrespectful people who were above us. Just keep this in mind that renting a top unit might be in your best interest if you're looking for peace and quiet...we didn't get any peace.

3. Many dogs are running around unleashed. Signs say to keep them on leash but there is nobody that I saw who actually enforces anything around here.

4. People would just take over the pool area. Again, nobody to enforce the rules. A sign says no glass or drinks but for majority of the last day we were there and wanting pool time a family with young kids took over the pool and hot tub area. They put the tables and chairs together, laid out all their meals for the afternoon and had there kids running all over the place in and out of the hot tub. We didn't feel comfortable using the space with a family of 6 using it like it was there own back yard.

For the $1200 we spent for 3 nights, it certainly could have been better spent elsewhere. There wasn't much to do other than the pool or hang out in the suite and both of those areas were compromised by ignorant people.

Thank you for your valued response. Unfortunate timing in your stay with the Okanagan Flooding occurring, resulting in debris on our beach. Daily Strata worked to clear but daily the runoff would bring more debris in. This is a pet friendly property, only some rental homes are pet friendly, but yes there are policies when you rent or own here to abide by with your pet. The common areas are for guests and owners to enjoy together, if there were any persons being disrespectful or rude we should have been notified and could have had the property management come by. June 2018 was a tough season with the Okanagan weather and flooding, thus you were not able to see the full beauty of the property, in the future if you wish to return contact us direct so we can ensure an exceptional stay.

Would make a world of difference if the beach was sandy versus rocky (young and old likely need to know they need water shoes or at minimum flip flops near by). Amount of things to do are endless and right at your fingertips. There is no need to go exploring as you can keep busy right at the resort:)

Tucked up against a rock outcropping, with a fabulous view out to a lake....this 1600 square foot single floor +loft was an elegant, beautifully finished upscale resort destination. Huge wrap around balcony with four burner BBQ, gas fireplace, 20 foot ceiling and fully equipped gourmet kitchen. Peaceful, quiet and relaxing, at the end of a picturesque winding road 20 minutes from Vernon. Off season is the way to see this area, and we hated to leave after four days. Well managed resort, and great value by any standard. Master bed was heavenly.
No shower in the master bath, and a second bathroom shower was quite small. Otherwise perfect in all respects.
