"Beachside Noise". This is the most tranquil place I have ever stayed. The sound of the waves crashing, or should I say massaging the smooth soft sand outside my bedroom every night. I find the waves outside my windows at night to be the best for a great nights sleep, and that I had. Friendly staff, security guard at night, grounds well groomed, loved the pool option, if one doesn't want to swim in the ocean. There is a definite airport presence all day going on in the background, but one thing about the ocean is it is a great muffler. If you don't like the sound of a busy international airport at your back door, this place is not for you. But if you don't care about it, this is the place, as well as the observation deck on the runway fence, that was a gem in itself. This villa supplies a fully equipped kitchen, with fridge,stove,microwave, pots, pans,plates, cutlery,dining table, living room, TV,internet, couches, outside table n chairs, BBQ on request, lots of deck loungers.The bed was comfortable, double sink, bath tub/shower,lots of place to hang cloths,dresser space,safe, tastefully decorated and clean. Hats off to the cleaning staff for keeping all that sand outside. I booked a year in advance to guarantee my time slot. That being said, I had a front row seat to the 40Th Heineken Sailing Regatta, not a tree, or a car blocking my view. Each villa has the option of 1,2,3 rooms. I love this place and would recommend it to anyone all day long. Home Away From Home.

I wouldn't stay anywhere else in St. Maarten. The property and villas are beautiful, extremely well maintained, and the fact that you are directly on the beach on Simpson Bay can't be topped! Tracy couldn't be more helpful when making our reservations, and always making sure that ever detail is covered. She's a true professional. And, Drew always checks in with us to see if there's anything we need or if there's anything he can do for us. Where else can you stay where the owners truly care about you and your stay. We're always treated like family when we stay at BSV and they've become our family, too, over the years. Staying at Beachside Villas is like having your own private piece of heaven on the beach in St. Maarten!

BSV was exactly as advertised. 10 days in villa#8 with two other couples and 50 yards too the ocean. Cleaned daily, cold air conditioning, hot water for showers, soft as all get up towels, fridge kept beers cold, 24 hour security and ALL the staff personable and helpful. Comfy beds, satellite tv etc etc. Quiet beach with great views, walkable access to bars and restaurants. Observation deck to watch the flights is a nice place to hang out until you need to cool back down in the ocean. Beach dogs will stop by to share a snack with dog lovers in between their hunting for lizards.
Easy check in process and the booking process with Tracey was easy peezie. We will Definetly be back!

Our first stay at BSV was last week. We had villa #7, a 3 BR villa. It was perfect in every way, clean, very nice furnishings, all of the extras…including a blender to make our rum slushies 😊. Comfy beds, and I had the master BR which sliding glass doors enable you to lay in bed and not only see the ocean not even 75 ft away, but hear the waves. Vicky was so friendly and Joan was our housekeeper and she was so sweet. The pool area is beautiful, the beach is like having your own private beach. If you like the big resorts with people everywhere and loud music at the pool…..don’t stay here. This is quiet, beautiful, relaxing, and perfect in every way. I am already booking another visit for this winter 😎

My family and I decided to rent a beachside villa unit in December 2021. We’ve visited sxm many times in the past and decided to pull the trigger on these villas. I don’t write reviews but I felt obligated to write this one because of the great experience I had. The location is perfect, about a 5 minute car ride from Simpson bay which is where all the restaurants and bars are. Each unit is on the water with some of the best beach frontage on the island. The beach is long and I would consider it private because it felt like we had it to ourselves. Waking up in the morning to the waves crashing on the sand is such a peaceful experience. Our unit was very clean and welcoming and the staff was friendly, professional, and accommodating. I will be returning annually for much needed r&r-hopefully at beachside villas if they’re available. Overall, St. Maarten is thriving at this time with many new restaurants and hole in the wall spots for great food. My only complaint is that I couldn’t stay longer, these villas felt like home to my family and I and the staffing made it even better.

How could you not love Beachside Villas? The Villas are located directly on Simpson Bay beach so you have oceanfront accommodations. A nice deck where you can sit and read, dine or catch some sun or walk down a few steps and lay out on the lounge chairs provided and then take a swim in the ocean. The villa is fully airconditioned with a full kitchen, 2 or 3 bedrooms, 2 bathrooms. The decorations are very Caribbean and villas are well kept. They refresh and update every couple of years. The same friendly staff is with them year after year. The GM has been with them several years now and is friendly and quick to respond to any issues you may have. The resort held up well during IRMA although there was a lot of damage to the fauna which they replanted and added so it's back to being very lush.
We were there twice last year and are lucky enough to vacation twice with them again this year. They also have a lovely pool with floats, comfortable lounge chairs, tables, outdoor shower and Gazebo should you want some shade.

Finally! I have always wanted to stay at BSV and timing and availability worked in our favor. We are two women, late 50s (# only) rented the bedroom unit and a bathroom in each room. Place was impeccable from the minute we drove through the gate (key code). Grounds were beautifully manicured with gorgeous palm trees and flowering bushes. Units are bright, airy and super spacious. Tastefully decorated with an island feel. I didn't want to leave. Open sliders from master bdrm or living room onto the super long deck with tables/chairs/loungers and take a few steps onto to most gorgeous stretch of Simpson Beach. A long, walking beach that I took advantage of daily and got my steps in. The staff goes above and beyond. Emmanuel, property manager is great too. We had a late flight out and luckily no one booked our room so we were able to do a late check out and enjoy a full day on the beach. We enjoyed the full kitchen and had some meals in as well as made our coffee and tea each morning. Kitchen has everything you need. Refrigerator came with some complimentary water, soda and beer waiting for us on arrival which was a nice personal touch. Will only stay here for all future visits.

We came down to beachside villas last week for the 2nd time since December 2020. There aren’t enough amazing things to say about the staff, location, views, overall experience. We feel like family here. The pool is a perfect afternoon spot. The constant waves crashing at the slider drown out any questions of airplane noise. Security cameras throughout the property to make our feel secure about leaving for a day. If you love a spot you can make your own for a week, cook meals in your kitchen and enjoy ocean front - OR drive to Maho (4 minutes) or Simpson Bay (9 minutes) - then this spot is for you!

Apr.21-May1. Just had the most perfect vacation with 11 great friends and family. Rented 2 -3 bedroom villas!! Wow. They are absolutely perfect . I have travelled all my adult life and I have to say this is top of of the list!! Sure it has a lot to do with great travel buddies but it also has a lot to do with the place and the hosts. Right from the planning stage till our last minutes on departing day. We had many changes in the planning stage and our hosts were soo accommodating to each and every request!! The villas are magnificent and contain everything you need. You just have to pick up some groceries and beverages and you are good to go!! Even had some welcoming beverages waiting in the refrigerator upon arrival! Very nice and appreciated touch! Villas are huge and bright and so beautifully decorated. Sitting right on the stunning beach of white sand and breathtaking turquoise waters. It is within walking distance to loads of hotspots and entertainment and when I say walking distance I refer to walking distance even with a bum knee and feet LOL Grounds are beautifully landscaped as well. It seems that the villas are smack in the middle of everything, even the airport which was really cool and planes don’t land or take off from early evening until the AM . The airport was more of an entertainment for us than a distraction!! And the sound of the ocean drowned out everything anyway. They provide daily housekeeping services . Don’t want to speak of any issues because we really didn’t have any but a cpl minor things that when a call was made they were tended to within minutes!! Thank You so much!! It was our first time to St. Maarten but definitely not our last! Will definitely be returning and in fact I believe our group travel planner already has us booked in at BSV for 2023!! Thank You so much Tracey, Drew and staff❤️ We are from Cape Breton and well known for our hospitality but I must add that the people of St. Maarten are right along side us❤️❤️❤️

Thank you so much Drew and Tracy for another great stay at Beachside Villas with our family and friends. Our Grandchildren are torn between the ocean and the pool as they love both. One of the best beaches on the island for sure. We have always been well taken care of by your staff who are so friendly and attentive to any small issue. We do believe it is our favorite place to be in the world. We have rented Villas, and Condos elsewhere on the island in the past but once we found BSV, we never looked anywhere else. Best vacation ever.

Hello, We have 1,2 and 3 bedroom villas. In a 2 bedroom villa each bedroom would have its own bathroom. One bedroom would overlook the ocean and the other our gardens.

They have 24 hour round the clock security. You will find the security guard making rounds on the property, especially in the evenings. The weeks we have been there, we have fed the security guard each evening. We like,to cook on the patio using the grill. Ribs, steak, chicken, etc. and always invited the security guard to stop by each evening and gave him a to go box. He loved it. And we saw him every night. Plus,the property is gated.
There are more places to choose from in the Simpson Bay area.
