Below some of the key points distilled from our conversations: 𝟏. 𝐄𝐜𝐨𝐧𝐨𝐦𝐢𝐜 𝐆𝐫𝐨𝐰𝐭𝐡: With a GDP growth rate of 7.1% in 2023, India's economy is thriving and is now becoming the 5th country by GDP; development attributed to factors such the demographic dividend with population of 1.4bn, reshoring patterns in the aftermath of Covid/Geopolitics (China+1, friend-shoring and diversification), and the doubling of the FDI in ten years comparison. 𝟐. 𝐄𝐯𝐨𝐥𝐯𝐢𝐧𝐠 𝐏𝐫𝐨𝐟𝐞𝐬𝐬𝐢𝐨𝐧𝐚𝐥 𝐒𝐞𝐫𝐯𝐢𝐜𝐞𝐬: India's professional services sector, previously dominated by Business Process Operations (BPO) such as call centers and back offices, is now transitioning to Knowledge Process Outsourcing (KPO) and more middle-to-front office roles. This shift reflects the maturing of India's workforce, which is showing a reluctance to work from home thereby shoring the office demand. 𝟑. 𝐈𝐧𝐝𝐮𝐬𝐭𝐫𝐢𝐚𝐥 𝐚𝐧𝐝 𝐓𝐞𝐜𝐡 𝐋𝐚𝐧𝐝𝐬𝐜𝐚𝐩𝐞: The fast-growing industrial and tech sectors in India are driving the demand for industrial and office spaces. In fact, India has the highest absorption rate of office spaces globally, a sign of the country's expanding business landscape and potential for further growth. 𝟒. 𝐑𝐢𝐬𝐢𝐧𝐠 𝐌𝐢𝐝𝐝𝐥𝐞 𝐂𝐥𝐚𝐬𝐬: With over 400 million people lifted out of poverty in the 15 years, India's middle class is expanding rapidly. This upward social mobility is fuelling demand for residential (build-to-sell) and retail & entertainment spaces. These are just a few highlights on India and the real estate market there.
