Position Overview: Captiva Partners is looking for a passionate, entrepreneurial, and trustworthy team member to join as an Asset Management & Acquisitions Associate. Key Responsibilities:

• Oversee ongoing asset management, including lease negotiations, vendor and tenant relations, property maintenance, capital improvement programs, and reporting.
• Take responsibility for the execution of specific asset management endeavors, including everything from onboarding vendors to the successful completion of capital improvement projects.
• Assist owners of the firm in all matters relating to the management of the existing portfolio of assets.
• Conduct market research and analysis to identify potential acquisition targets and investment opportunities.
• Evaluate property financials, including cash flow projections, operating expenses, and capital expenditure requirements.
• Prepare financial models and investment memos to assess the viability and profitability of potential acquisitions.
• Collaborate with senior management in due diligence activities, including property inspections, financial audits, and legal documentation review.

Qualifications:

• Bachelor's degree in Finance, Real Estate, Business Administration, or a related field.
• 3+ years of experience in real estate acquisitions, asset management, investment banking, or a similar role.
• Strong financial modeling skills and proficiency in Excel. Experience with ARGUS Enterprise is a plus.
• Excellent analytical abilities with a keen attention to detail and accuracy.
• Effective communication and interpersonal skills, with the ability to collaborate across multiple internal and external stakeholders.
• Self-motivated and results-oriented, with a proactive approach to problem-solving and decision-making.
