The proposed changes to building codes in Massachusetts and New York City will have a significant impact on lab space programming and stacking. Increased MAQs will allow for more flexibility in lab space locations, allowing developers to sell lab buildings to a broader market and optimize workplace strategies. Labs will also be more energy efficient, as they can be planned according to the most efficient MEP design. Boston and Cambridge's carbon reduction goals require lab buildings to have net zero emissions by 2050, which is particularly challenging for lab buildings. To meet these targets, lab owners and tenants must design a building envelope with maximum airtightness and thermal performance, optimize solar heating and cooling, and include on-site power generation. Existing lab buildings and fit outs must retrofit their MEP systems and generate renewable energy. Alternative ways to comply include hardship plans, carbon offsets, and renewable energy purchases. The Specialized Stretch Energy Code, which focuses on heating electrification and renewable energy, will apply to new lab projects in Massachusetts.

Arden Engineering Constructors Fire Protection scope for UMass Chan Medical School in Worcester, MA, is finishing, and testing is underway. The annual fire pump test verifies the pumps capabilities. It measures flow and pressure to ensure there is enough PSI to push water to the standpipes on the 11 floors above. The pump is designed to deliver 750 GPM when producing a differential pressure of 113 PSI and deliver no less than 150% of rated capacity at a pressure no less than 65% of rated pressure. The test will generate a performance curve to show that the pump can perform across various capacities and pressures. Essentially, the tests ensure that the pump can handle a surge of water demand during a fire emergency but can also maintain the required water pressure with no demand (churn pressure).  NFPA #sprinklerfitters669 #ualocal669

R.W. Sullivan provided MEP/FP engineering and code consulting services for the fit-out of Via Separations in Watertown, MA. This project marks a significant evolution as the building, once a historical mill on 64 Pleasant Street reliant on traditional machinery, has transformed into a state-of-the-art technological hub. Via Separations, a Cleantech company, will utilize its new 50,000 sq/ft space as a manufacturing center for filtration technology aimed at reducing the carbon footprint in manufacturing and industrial processes. Last week, we were on-site as Office of Massachusetts Governor Maura Healey highlighted the Via Separations project as a success story during her announcement of a 10-year, $1.3 Billion investment proposal as part of the Mass Leads Act ClimateTech Initiative. This proposal is expected to generate $16.4 billion in economic activity. FOX 5 “Good Day New York” featured VP of Operational Excellence Kelsey Gauger, Construction Tech Associate Adam Fyrer, and Spot the robot dog in a segment focusing on the use of robotics on Suffolk jobsites. Kelsey and Adam demonstrated Spot’s mobility and highlighted its value add on Suffolk jobsites (i.e. automatic data-collection that impacts safety, quality and schedule). During the interview, Kelsey discussed how additional robotics technologies are being leveraged on Suffolk jobsites (Rugged Robotics for layouts and Canvas for drywall installation) and how we continue to invest in AI and enhanced technologies that are transforming the industry. This is important for anyone with a stressful job such as first responders.” Design elements, such as daylight and lighting controls, cool-toned colors, and flexible options for decompression spaces, can influence mental health and rejuvenate first responders with the energy to continue serving their community.

Upgrading heating system sensors, including wireless sensors at radiators and outdoor reset control for steam and hydronic systems, can effectively modulate boiler output. Every boiler must undergo inspection, and any missing or malfunctioning indoor or outdoor reset temperature sensors should be fixed or installed by the end of 2024 to comply with regulations.
