3 Months! I recently completed my third month at my first job post-college at Suffolk Construction. During this period, I have significantly expanded my knowledge base, which has been both overwhelming and enriching! One of the most valuable lessons I've learned thus far is the importance of ASKING QUESTIONS. Initially, I hesitated to ask questions when assigned tasks by my boss, opting instead to independently research unfamiliar terms or software features via online resources like Google or YouTube. While self-learning has been beneficial in acquiring essential skills, I've come to realize the significance of seeking assistance when needed. There will be massive amounts of real estate transactions and acquisitions as the smaller firms get squeezed out of their buildings due to high rates and low rents, but the big question is, what will all the large firms do when they buy up the distressed assets? In most cases, private equity wants to minimize capital improvements and just do new paint and plants in the front lobby, then run the building like a cash register. Unfortunately, this cycle continues over multiple buy/sell cycles and a lot of the “class A” buildings on the market are actually quite shitty, both from a tenant perspective and an operator perspective. Certainly not future-proof. A retrofit thesis/guideline like this is huge because it shows that there is actually a business case, WITHIN the 3-5 year hold cycle of the private equity owners, that makes a lot of sense for their pro forma. If you work in real estate transaction due diligence, you should be all over this. The traditional first-cost perspective is a great path to functional obsolescence. Time to do something besides using the same old checklists for the past 20 years.

FOX 5 “Good Day New York” featured VP of Operational Excellence Kelsey Gauger, Construction Tech Associate Adam Fyrer, and Spot the robot dog in a segment focusing on the use of robotics on Suffolk jobsites. Kelsey and Adam demonstrated Spot’s mobility and highlighted its value add on Suffolk jobsites (i.e. automatic data-collection that impacts safety, quality and schedule). During the interview, Kelsey discussed how additional robotics technologies are being leveraged on Suffolk jobsites (Rugged Robotics for layouts and Canvas for drywall installation) and how we continue to invest in AI and enhanced technologies that are transforming the industry. 10 Mega projects Projects transforming U.S. infrastructure. Brightline West High-Speed Rail System: Connecting California and Nevada with $3 billion from the Infrastructure Investment and Jobs Act (IIJA). Gateway Program: Hudson Tunnel Project Systems and Fit Out: A $16 billion rail project in New York and New Jersey, supported by federal-local partnership funding. Penn Station Access: Enhancing rail infrastructure in New York with over $1 billion from the Federal-State Partnership (FSP) for Intercity Passenger Rail Grant Program. Upper Ohio River Navigation: Rehabilitating locks and dams in Pennsylvania with a total project cost of $2.1 billion. Raleigh to Richmond Innovating Rail Program: Upgrading rail tracks in North Carolina with $1.1 billion in funding. Quartet of Regional Hydrogen Hub Projects: Establishing hydrogen production facilities across the Midwest, Appalachia, California, and Texas, with federal assistance from the US Department of Energy (DOE). **Next round of Fiddlers Ferry demolition prepped** Following the spectacular demolition of four cooling towers late last year, work to level buildings spread across 103 acres at the former power station is due to begin soon. The package of demolition work, which does not include the four remaining cooling towers at Fiddlers Ferry, is due to begin this quarter and last 18 months. The decommissioned power station is being systematically knocked down to pave the way for the site’s future use as an employment complex. The 820-acre Fiddlers Ferry is earmarked for 4m sq ft of industrial space under a 15-year masterplan. Peel NRE, which acquired Fiddlers Ferry from SSE Thermal in 2022, consulted on its plans for the site earlier this year. Peel has already lodged plans for the first phase of employment space at the former power station. The developer submitted plans for 1.4m sq ft of floorspace last year and is waiting for Warrington Council to determine the application. #Coordination Whether its amongst trades, with the client, end user or design team, coordination is a critical function of every successful project. Coordination and forecasting especially ring true when working on intricate major medical spaces. This is the above ceiling infrastructure for the new EP Lab at UCONN Farmington, and as you can see there is limited margin for error. #BismarkConstruction #HealthcareConstruction

The Connecticut General Assembly has passed House Bill 5524 (LCO No. 6080). Of note to architects, developers, and code/fire officials is Section 117 that begins on Page 106 of the Bill. This section, included below, requires Connecticut Building and Fire Safety Codes be amended to include single exit residential buildings and expands the scope of the IRC to include 3-and 4-unit residential buildings. Following is Section 117: Sec. 117. (NEW) (Effective from passage) The State Building Inspector and the Codes and Standards Committee shall, jointly, with the approval of the Commissioner of Administrative Services, in  accordance with the provisions of section 29-252b of the general statutes, include in the amendments to the State Building Code next adopted after the effective date of this section, and the State Fire Marshal and the Codes and Standards Committee shall, in accordance with section 29- 292a of the general statutes, include in the amendments to the Code next adopted after the effective date of this section, provisions that: (1) Allow additional residential occupancies to be served safely by a single exit stairway, in such a way as to: (A) Be consistent with safe occupancy and egress; (B) Consider the experience of the cities of Seattle, New York City and Honolulu in implementing similar provisions; (C) Apply to municipalities in which the fire service is sufficient to maintain safe occupancy and egress under such additional occupancies, if appropriate; (D) Promote the inclusion of units with three or more bedrooms in building designs to promote construction of family-sized units, especially on smaller lots; and (E) Allow additional stories above grade plane to be served by a single exit stairway in a building with an automatic sprinkler system, under such conditions as to ensure safe occupancy and egress. Such conditions may include, but need not be limited to, additional levels of fire and smoke separation and any features necessary to allow for firefighters to ascend a stair as occupants descend; and (2) Encourage construction of safe three-unit and four-unit residential buildings, which shall: (A) Be consistent with safe occupancy and egress; and (B) Include three-unit and four-unit residential buildings in the International Residential Code portion of the Connecticut State Building Code, or otherwise provide for requirements for three-unit and four unit residential buildings in the International Building Code portion of the Connecticut State Building Code similar to those for one-unit and two-unit residential buildings in the International Residential Code portion of the Connecticut State Building Code, under such conditions as to ensure safe occupancy and egress.
