An exciting milestone has been announced for the Barak Beacon, Port Melbourne site, a part of the Ground Lease Model 2 program. We are proud to be working alongside Icon, Studio Bright, GLAS Landscape Architects and Little Rocket to deliver 408 high-quality, sustainable homes for Homes Victoria partners including Building Communities, Tetris Capital and Community Housing Ltd.
We were thrilled that the Hon. Premier Jacinta Allan and the Hon. Housing Minister Harriet Shing were able to visit Hampton East to announce that planning approval has been granted for the Bluff Road housing site and the Barak Beacon site at Port Melbourne This milestone paves the way for the construction of 285 new high-quality homes, and Hampton East and 408 at Port Melbourne including social, affordable rental, private rental, and specialist disability accommodation. These homes are designed to be modern, energy-efficient, and environmentally sustainable. Here are some key highlights: - 46% increase in social housing at Port Melbourne - 16% increase in social housing at Bluff Road - Community-driven design: Feedback from the local community has shaped this redevelopment to include indoor and outdoor spaces community room, children’s play area, and landscaped gardens. - Construction begins later this year, with residents expected to move in from late 2026. This project is part of the successful Ground Lease Model (GLM) program, in partnership with Homes Victoria, Building Communities, Tetris Capital, Community Housing Ltd and is a key component of the Victorian Government’s $5.3 billion Big Housing Build initiative. Across Hayball’s portfolio of education projects, there’s a discernible shift in the purpose, design and use of schools’ performing arts centres. Senior Associate Owen West, along with Principal David Tweedie and Associate Emma Parkinson, recently contributed to an Architecture & Design (Australia) feature discussing a series of our recent performing arts projects and explored their evolving role in stimulating culture, community, and learning. The article observes that a long-held definition of the performing arts as music, dance, and drama has recently been expanded to incorporate science, physical education, media, and technology; the new collision of disciplines from across the curriculum suggests a fresh identity for this particular building type that’s primed to communicate a school’s values and aspirations. We were thrilled to attend the Australian Institute of Architects NSW Architecture Awards gala and accept a Commendation in the Educational Architecture category for Hilltops Young High School Library. The project on Wiradjuri Country demonstrates a sensitive balancing of the Aboriginal, European, and Chinese histories that were overlaid on site. Encouraging lifelong learning, the facility is notable for its shared use by school and town communities. We recently celebrated the breaking of ground at Legacy Brisbane, an innovative community facility for Australian Defence Force veterans and their families. Following a smoking ceremony led by Kuku Yalanji man Marlon Riley from Brisbane Catholic Education, the gathered crowd was greeted by Legacy House President and Gripfast Consulting Co-Founder Dr Annabel McGuire, with an address by Legacy House CEO Brendan Cox and government officials, including Queensland Governor Dr Jeannette Young. Situated in a parkland setting, Legacy House will offer a new model of care to connect the clinical services of Greenslopes Private Hospital, Keith Payne Mental Health Unit and Gallipoli Medical Research with the veteran and family social and support services of Legacy, RSL Queensland, Mates4Mates and Open Arms. We are proud to announce the completion of construction at 15 Thompson Street in Kensington, and are excited to move our first residents in. It was an honor to walk the Victorian Premier Jacinta Allan, Minister for Development Victoria Colin Brooks, AustralianSuper CEO Paul Schroder and Northern Metropolitan Region Member Sheena Watt MP through the project, to tour the project and showcase the completion of 199 new homes. Our first project backed by AustralianSuper, the nation’s largest industry superannuation fund, residents are moving in supported by our innovative purchase pathway, which sets purchase and rental pricing for the first five years – giving residents the space and time they need to save, and the option to purchase when they are ready. Hayball’s architectural vision for The Canopy stems from the site's heritage as a Dunlop tyre factory, favouring materials like brick, metal and glass. A considered external material selection bridges the gap between The Canopy's industrial past and its enduring heritage as a place of nature that once sat between woodlands and wetlands. The link with nature is celebrated also by having the development up on the newly proposed Johnson Street public park, or the 'biophilic front door': a lush green central park with motifs honouring the Bunurong people. The park acts as an important link in the ribbon of open space throughout the precinct, offering walking and cycling pathways and inviting places to rest and play.
