Hospitality entrepreneur Frank Gleeson is selling the former Páidí Ógs public house in Mulhuddart village, Dublin 15, which has full planning permission for 40 apartment units.

Selling agent Savills is guiding €1.75m for it.

In 2021 Mr Gleeson secured planning permission for the development comprising four studios residences, 14 one-bedroom apartments, 17 two-bedroom and five three-bedroom apartments, together with three commercial units at ground floor level. In addition it would accommodate 84 surface car-parking spaces and 26 bicycle spaces.

Extending to 1.23 acres, the site presents a ready-to-go development in the heart of Mulhuddart.

John Swarbrigg from Savills also points out that almost half of the site is also zoned objective HA (High Amenity), which may offer a buyer the opportunity to re-zone an element of the site, to cater for further development in the future.

Mr Gleeson had been involved at one time in the Mercantile hospitality group before going his own way. As well as Páidí Ógs, he also owns Farrier & Draper bar.

Mulhuddart benefits from strong connectivity as the site is located about 700m from the N3 (Exit 3) which provides easy access to the M50 and all the main arterial routes to and from the city.

The immediate area is surrounded by numerous amenities such as Blanchardstown Centre, Crowne Plaza Hotel, Scoil Mhuire, shops, sports grounds, sports clubs, cafes and restaurants.
