A ready-to-go site with full planning for nine apartments in Phibsborough, Dublin 7, has come to the market with a €750,000 guide price.

Located at 113 Phibsborough Road, a corner site at the junction of Eglington Terrace and overlooking the Royal Canal at Canal Bridge, the site extends to 0.07 acres. Its planning permission includes three two-bedroom apartments, six one-bedroom apartments and a ground floor café.

Because its area extends to less than 0.1 hectares, there would be no obligation on the developer to provide Part V social and affordable housing units thus allowing them to retain full control of its asset management potential.

As it is within walking distance of the Mater and Temple Street hospitals, as well as Technological University Dublin campus at Grangegorman, there is strong demand for residential accommodation in the area. Mark McCormack of Finnegan Menton who is the agent handling the sale expects the site to appeal to small to medium-size developers, housing bodies and Dublin City Council given the urgent need for housing across the city.

Phibsborough Village and shopping centre anchored by Tesco is just 250m away and there is also easy access to the city centre, Dublin City University, the M50 motorway via the Navan Road and transport links including buses and Phibsborough Luas green line station which is 800m away.

Amenities in the area include Croke Park and Dalymount Park.
