Two Georgian properties, one in Dublin 2 and the other in Dún Laoghaire, are the most valuable lots for sale in next Thursday’s BidX1 auction of 70 lots with combined guide prices totalling €16m.

The Dublin 2 property is a period office building at 40 Lower Leeson Street guided at €1.6m, which is a 16pc discount to the €1.9m price sought earlier this year. Extending to 4,295 sqft over four storeys and a basement, the mid-terrace property was recently refurbished while retaining period features.

A self-contained office unit at basement level benefits from independent access while the property also has a garden to the rear.

Its reception rooms can accommodate open-plan configurations, together with smaller rooms, suitable for cellular office. It is located next door to one of Paddy McKillen Jr’s Grafter serviced office properties.

In Dún Laoghaire, another mid-terrace Georgian premises – Eblana House, 11 Eblana Avenue – is guided at €775,000.
