Firstly the good differences: valet parking. I thought I would hate this. I loved it. Car got its windscreen cleaned and little water bottles for the trip home as well as being brought round whenever we needed it.
Night light mode in room and toilet. Every hotel should have this. Also auto light in wardrobe. Brilliant.
Coffee pod machine. Nice shampoo and soaps and no waste as they are big bottles.
Lovely everything and spotless. Maintenance is done relentlessly and it shows.

Continental breakfast you can pick 4 items and a small juice. Not including tea and coffee when you get such nice ones in your room seems pointlessly mean when everything is so gorgeous.

Service is exemplary and unlike every other hotel at the moment they didn't cut something due to Covid isolations. Maybe just luck, maybe better planning.

Others have mentioned street noise, but I didn't notice it.

We had the best stay at Fable — the attention to detail when completing their renovations is second to none. We stayed in one of their luxury rooms and it seriously lived up to the name, complete with coffee machine, two flat screen TV’s and an in room iPad that controls Chrome Cast and works as a phone to contact reception if you need anything. We had the continental breakfast which was divine and a real step up from your average hotel breakfast, we’re talking croissants & fresh fruit - it doesn’t get much better.

The Press Club is so lush for dinner and drinks, and has a very sophisticated, moody vibe which we loved. They offer valet parking but there is also so much on street parking nearby that is free from 6pm-9am which made out stay so much easier!

All in all, couldn’t recommend Fable more. The staff are wonderful, the rooms are everything you want and more, and we just had the best best time!

Annie, the Duty Manger, ensured that our stay was seamless & stressfree. Our room & Press Club for cocktails & dining, had a cosy and intimate atmosphere, traditional with a contemporary twist. Perfect for a night away. Thanks Chef and staff.

This historic boutique hotel in Ōtepoti (Dunedin) is in a very central location and offers a choice which is a little different for vistors and guests. Having a recent full renovation there are many options of rooms for guests depending on type and length of stay and Annie made sure that we were happy with the classic room. On leaving, we had a quick look look into one of the function rooms that is decorated in the same style incorporating features of the original hotel such as beautiful stained glass windows. I could imagine it would be a lovely wedding venue and useful to know it can cater for functions and group meetings.

We loved our stay at Fable Dunedin. The staffs were super friendly and professional. The Junior Suite was spacious and comfortable. We ordered dinner to the room with a pizza bought from outside and it was the most relaxing Christmas Eve we ever had.

The most surprising thing at Fable was their complimentary continental breakfast - the pastry was insanely good. Fresh, warm, tasty. Totally unexpected.

Fable is a perfect choice if you're after a romantic weekend or simply chilling out in a clean and stylish hotel room.

We were delighted by our stay. The restoration is wonderful and it is good to see this historic building being cared for. The staff were unfailingly helpful and friendly, trying very hard to accommodate simple requests. The continental breakfast included fresh fruit and wonderful pastries. While the bathroom in our room was small it was very well appointed. The spacious room with comfy bed, and touches such as the excellent bedside lamps reflected the care that had gone into the redecoration and fitting out. The carpets were a real treat. If you are looking for modern, bland, with no quirky slopes or corners: forget it. If you want style and a touch of history, you will not go wrong. There is an added benefit of a very central location, within walking distance to key sights. We wish them well.

I usually stay at another hotel not far from the Fable but thought that I would give it a go.

My trips to Dunedin are usually always business related so let’s start with the:

Good
* well decorated,tastefully presented decor which I’m informed is newly refurbished
* food in restaurant, few options on menu but quality and service was great
* doorman in their suits, staff exceptionally well presented and helpful was fantastic
* rooms have all the essentials and are comfortable
* beds super comfy with USB plugs/ outlets alongside for all devices ~ bravo!

Average
* parking is not easy
* valet is $30 per night
* some rooms are a little cramped (not the end of the world)
* air conditioning is noisy, so had to be turned off

Bad
* noise from surrounding traffic, if you are a light sleeper, in some rooms is not great.

I would highly recommend a visit provided you are given a quieter room perhaps higher up in the building further away from streets and traffic.

For business, my needs are basic and all the little service extras are appreciated but they aren’t essential. I desperately need a quiet room and a good nights sleep, so for me... This may not be my new go to for accommodation.

My husband and I recently travelled to Dunedin for my 50th birthday and spent three nights at Fable Dunedin. We absolutely loved this hotel. Our room was stylish and beautifully appointed - we particularly enjoyed the shower and twin basins in the bathroom. Having the Press Club downstairs was also a winner. So lovely to return to the hotel after a busy day and relax in the bar over a drink. However, in our opinion it was the staff that made the visit truly memorable - so friendly and accommodating. Nothing was too much trouble. Highly recommend the valet parking if you are arriving by car - so easy. We would now never stay anywhere else when returning to Dunedin.

If there was a 3.5 rating I would have given that.
The staff are wonderful - friendly & helpful, nothing was too much trouble.
My husband & I stayed in a Junior Suite early January for three nights.
I would not stay in this room again. Having a lounge was great, BUT it left the bedroom too small. There was only a bag rack for one bag & it was squished in a corner beside the wardrobe & the bed. To get my case out I had to lift it over the top of a lamp & the bedside table. I did utilise the drawers in the wardrobe but still needed my case. My husband put his case in the corner of the room at the end of the bed - he had to move around it carefully at night.
If you like very firm beds then this is the place. Even my husband, who usually sleeps very well, woke several times in the night trying to get comfortable.
Continental Breakfast was included, & cooked breakfast extra. Our first breakfast we didn’t realise that we could have the continental and order from the cooked. As it was we booked for a cooked breakfast each day at a reduced rate when we booked, but forgot this when we got to breakfast and the restaurant supervisor didn’t remind us, so we weren’t sure what we were paying for. There wasn’t a breakfast buffet, it was served to the table. Didn’t feel breakfast was good value.
We had dinner in the restaurant 2 nights and it was good.
If we did have need to stay again I’d try a superior room.

With our hotel being a listed heritage structure in Dunedin, we were unable to make major changes to its design and hence some rooms could be 'unique' in its shape and design. We do have few other room categories which I'm sure you might prefer for your next stay. In general, we receive great feedback on the quality of sleep and comfort levels experienced by our guests. The credit for this goes to our bed and mattresses, which are of premium grade and sourced from the best international suppliers. Unfortunately this is something that cannot be compromised as differing from the correct standard of structure in the mattress is also a health & safety issue. Mixed bag of a stay. Smartly furnished hotel, generally helpful staff and well positioned in the city centre but badly let down by the penny pinching of a mean spirited management.
We had paid in advance for continetal breakfast throughout our stay; we were appalled to be informed that coffee was not included and we were expected to pay extra for even one cup. I queried whether those setting and pricing the menu had ever breakfasted on the continent and asked this be flagged to the General Manager, Geoffrey Lee. Whether it was or not, he never came back to us! This seemed to reflect the hotel's attiitude. We didn't have a car which was probably just as well as another breakfast guest complained about the hotel's excessive parking charges. The room contained a notice that anything taken from it would be charged to the guest and listed the items. This list even referred to a comb which was never in our room to start with. For two days of our stay, an apologetic note was left in the room stating it had not been cleaned owing to staff sickness. However, there was no mention of any partial refund or a free drink in the bar - or even a free coffee at breakfast!
Room was spacious but window was purposely blacked out and didn't open. Very poor for a hotel of the standard it purports to be.
As for the staff, generally pleasant and helpful as mentioned although the Head Waiter on the one night we ate in the restaurant was so OTT he was offputtingly obsequious.

Fable is a beautifully restored 5-star property in the heart of Dunedin. From the moment I arrived the service from hotel staff was welcoming and efficient. Help with my bags to my room and valet service for my car was highly appreciated. The rooms are designed with quirk and high attention to detail. Bed comfort levels 11/10! I opted to upgrade my breakfast in the morning – note: a continental style breakfast was included in my room price – but for an additional $18 I upgraded to an a la carte offering of sausage grill. It was superb and set me up perfectly for the day ahead.
