Hotel has been conveniently located close to some of the most popular Rotorua's attractions such as Polynesian Spa, Rotorua Duck Tour, Tamaki Maori Village Experience, and gorgeous Lake Rotorua. With a huge supermarket "Pack n Save" within walking distance you can have almost everything you need.
We had a good size room with great view of the lake. Okareka Restaurant's menu includes a variety of choices to satisfy different tastes. Our dinner and buffet breakfast was beautiful and the restaurant service was superb.
Housekeeping and concierge departments couldn't be faulted for their attentive service and helpfulness. I would happily stay here again if visiting Rotorua in future.

I chose this hotel because we love the Auckland one and the pool looked really nice. It's actually very small only really suitable for children to splash about in and you have to walk across the carpark to get to it ☹️
We ended up paying to go to the Blue Baths instead.
The room was newly refurbished, clean and comfortable. No bedside or dimable lighting though and lights way too bright.
I would also appreciate plunger coffee as the instant is awful.
On the plus side, the bed and pillows are comfortable and the toiletries are the best quality of any hotel I've stayed in.
The buffet breakfast is great.
Will not be back though as the pool is a real let down.

Stayed here for 2 nights on a tour of NZ. The room was nice and the staff very helpful but the neightbourhood was surprisingly noisy. On the first night we were disturbed by people in the car park next to the lake making a lot of noise to the early hours. he second night was better but whenyou re on a driving tour the last thing you need is a disturbed night's sleep.

Breakfast was OK but the restaurant was full of people from coach party, On the second day we decided to have breakfast later but yet another coach party was forcefully seeking breakfast. I accept that coach parties are the bread and butter of some hotels but for us it spoiled the experience.

I was sent here for my isolation time. I arrived at 10pm at night to a room that was not clean - we were given cleaning products and I had to clean the bathroom before I could use it. The carpets looked Like they hadn’t been vacuumed either(so much for those deep cleans between guests). The bathroom has mould, the shower doesn’t stay warm and and the toilet constantly runs. Majority of the food sent went straight to the bin (such a waste, but when you can’t pick what you are sent, or it’s soggy and cold, that’s what happens). The only good thing I can say, is that the staff, security and guards were nice.

Forced to stay here during our managed isolation. The old rooms are not only out dated but also very dirty and unsafe. As we are stuck in our rooms all day for two weeks we had time to inspect everything. The air vent system has never been cleaned out and is full of piles of dust, same with the heat pump/air conditioning unit. There is dust clumps hanging from the ceiling and in top of picture frames. Our shower had black mould in the grouting. We asked for a new clean room on health grounds, the hotel staff promised to deep clean an adjacent room, but when we entered the room it had the same high level of dust in the same places as per the pictures. There is no thorough cleaning in any room even in times of Covid. We were finally moved to the renovated and cleaner rooms in the building after peering with the health and defense staff. The hotel management is completely inadequate and greedy, they prioritize profits and cost cutting over service and quality. I will never willingly chose to stay at any Sudima Hotel ever. We will submit formal complaints for being forced to quarantine in this disgusting hotel.

I would not allow my dog to stay in the building of rooms located adjacent to the hotel or the 600 Building. Our rooms were so dirty and smelled of Sulfur from the Lake, drapes falling off the window, floors cracked in bathroom with odors of urine. I am a Travel Consultant and took a group of 16, and everyone was appalled at the horrible conditions of the rooms. When I approached the Front Desk they were very gracious and moved the group to their main building. What a difference, these rooms were updated and clean and I would recommend this hotel ONLY if your room is located the main building, if not, avoid this hotel the plague! Hotel has great location with easy walk to town

On an earlier visit to Rotorua, we stayed at the Sudima’s neighbor, the Millenium. I’m sorry we didn’t choose it again!

When we arrived, our room was not ready. The lady offered that we could sit in the bar area and said that we would be called when our room was ready, which she said would be in 30 – 45 minutes. Since it was a warm day, we were quite content to sit down and enjoy a glass of cold wine.

However, after 50 minutes we had not been called yet, so I went back to reception.
Another lady was there, and I told her that it was not a good first impression. As I said that, a man (whom I took to be the manager) walked past and overheard my comment.

He apologized and offered to “upgrade” us to another room, which I accepted with thanks.

It turned out the “upgrade” room was not really any better than the original.
Whereas the original room had two double beds, the “upgrade” had two queen beds… in a room of the same size (22 sq m on their website)!

Checking their website after the fact, for the same three nights, they quote exactly the same price for the room with two double beds, the room with two queen beds, AND the “Superior King” room (which has a single king-size bed).

No wonder he was so quick to offer an “upgrade” – it cost the hotel nothing!

If he’d upgraded us to a superior king room, at least we’d have had a little more “moving” space in the room because it has one less bed!

The room had no air conditioning, which is a must-have where it can get hot and there’s lots of mosquitoes AND no insect screens in the windows!

However, given the sizes of the rooms are all the same, I assume the superior king room’s bathroom would be just as horrible as the one in our room.

The bathroom was incredibly small—the smallest I've ever seen in a hotel. To make it worse, the shower was also designed stupidly—it didn't matter how small we opened the water in the shower, the bathroom floor still got wet!

There was also no cupboard, only an open shelf with hanging space for a few things. I don’t recall ever seeing something like that in ANY hotel before.

Our room was on level two, which meant we needed to use the lift. It was fine when we wanted to return to our room. But when we checked out and wanted to get our suitcases into the lift the button to summon the lift didn’t work. So, I had to walk down one floor, catch the lift there, and go up to level two to get our things.

Finally, they left the windows of the room open, and when we went to bed at night, I first had to kill eleven mosquitoes! I know they don’t have control over mosquito breeding, but they could at least keep the windows closed to keep them outside.

There was an upside, however—the service and the food in the Okareka restaurant were great!

Unfortunately, the good dining experience couldn’t balance out the rest of the bad experiences, so we left after one night (even though we’d booked to stay for three nights). I would rather lose the remaining money than stay another night at the Sudima!

Horrible food, often not hot, no choice in meals, small portions not adequate for adults.
Dirty rooms with old broken appliances.
Some rude security staff with superiority complexes.
Unreliable laundry.
Feels like a prison.
And I have to pay $3100 for this experience, spent literally hundreds of $$$ on UberEats, basic things such as metal cutlery, ceramic plates, toaster, and countdown deliveries.

The only good thing about this place is that I leave tomorrow.
Thanks to our Government for getting this right.........not.

We have been constantly getting good comments on the type of the food we offer and the portion size and the choices. Our team in Kitchen make sure that the food prepared is made ready immediately to be delivered for our usual 150+ guests we have and try to deliver it hot unless we come across any flights arriving or departing as then we are asked to hold on to our services to avoid disruption. We also prepare double portions if at all it is requested by any of our guests and make sure that we offer enough and make a note on future deliveries for that particular guest. Was this brought to our notice as then we would had actioned it for you too. Being an isolation facility we make sure that all guests staying for a period of 2 weeks are well looked after and most of the requests are taken care off to make sure that they their stay is comfortable. I stayed 2 nights at this hotel. As I had feared, all the negative reviews are correct. I had no choice as the hotel was part of a tour package but I will be certainly providing feedback to my 4 star tour company that is hotel is totally unacceptable.

The first and last time I stayed at an upper class "motel" was 13 years ago, and I can tell you, that upper class motel was better than this. At least it was clean.

This hotel is truly disgusting. I haven't stayed at such a worn down, run down and dirty hotel. I have stayed at 3 star hotels in Europe on occassion and they are 5 times better than this.

The room I was assigned was atrocious. The toilet smelt like a public toilet and it was very dirty. The toilet bowl was full of dirty stains and no, it was not sulphuric stains from the water. Nor was the smell. Everything in the toilet was extremely rusted and they placed clean towels on a towel rack that was completely rusted. I felt very uncomfortable and asked for a room change.

The duty manager was not available for many hours unfortunately. When I did eventually get to talk to them, they had immediately found me a room nearby which I inspected upon my return to the hotel. The room I was given was much better but it was still classed as a motel room. But at least it was basic and relatively clean.

After comparing notes with my fellow travellers, it appears all the rooms are rundown, carpet is torn, beds are a bit dodgy, and bathrooms are very worn and old. Our group was not happy with this.

The one thing I will mention that earned them the one star is that the staff are very nice and obliging. When I tried to call the hotel from a supermarket to ask if they have a microwave I could use, no one answered the phone on several occasions and I could never get through.

I think this hotel is severely short-staffed. I've been travelling everywhere and have done 4 overseas trips in 2022 and I have never seen such a situation as this. They don't even have porters to help with the luggage and my tour guide and coach driver ended up delivering all the luggage to the rooms and I took mine myself, even though porterage was included.

I then read it was a quarantine hotel. How terrible would it be for those people to stay here for that long.

This hotel should not be operating until they renovate it. Either that or downgrade and market it as a motel. It does not qualify for a hotel unfortunately

Even if you let me stay here for free I wouldn't. I would rather pay several hundred dollars elsewhere.

There’s a few layers to this feedback please see below:

- Our room was not ready when we showed up at 4pm, your check in time is usually 2pm. This is a small issue on its own but you’ll understand why it is with the following other points.

- The room was not up to standard, being a 4 stars hotel I had expected a level of cleanliness with the room which was not at all met. First and foremost there were dirt/unidentified particles tucked under neath one of the blanket (fully tucked in). Secondly , an M&M was found in the corner of the bathroom. Both of these indicate that there was no thoroughness and care put in setting/cleaning this room between guests.

- Reception/room service attitude and customer service was extremely disappointing. We called room service around 10pm querying for bottled water. It is fine if there’s non complementary one, however we would have been more than happy to pay for them BUT this was not offered and we were left in disbelief that we were not able to get any bottled drinking water in a so called 4 stars hotel.

For the price Sudima charge, a clean/tidy room and a level of professionalism and service standard is expected. We chose Sudima due to its rating and service level standard but was left truly utterly disappointed.

Hi Quasar201, We have a self serve laundry, the cost is $4.00 to wash and $4.00 to dry. We also have an external service which operates 7 days per week. Our regular service is collected at 08:30am and returned at 6:00pm. The prices vary and are per item. Regards, Mike Rooms Division Manager
