My husband and I stayed here for the first four nights of our Hawaii trip, to acclimatise after our long journey from Ireland. It was hubby’s birthday and I had requested a quiet high floor ocean room in the West Tower. Imagine our disappointment when we were allocated 301 in the East Tower, one of the lowest, noisiest, minimal sea-view rooms in the hotel, next to the road! I went back down to reception and Devin could not have been more helpful. While he didn’t have a different room available for that night he promptly got us moved to 654 (top floor in the West Tower) the next morning.
From that moment, our holiday started for real and we enjoyed our stay at the King Kam. Our view was fabulous and we even got to enjoy the hotel’s luau from our balcony! The room had all mod cons, including dual sinks (always much appreciated to avoid minor fist fights with my husband!)
The buffet breakfast was excellent and included in our price which made the hotel quite a good deal. We liked the small beach area and always managed to secure some beach chairs and an umbrella. The hotel might want to rethink charging $150 for the cabanas as during our stay, we never saw a single one occupied so they are really a waste of space at that price. We had quite a good massage at the spa although we felt that it was significantly overpriced. The therapists were lovely girls; the spa manager, on the other hand, was in urgent need of a personality transplant – he completely lacked people skills and couldn’t have been more disinterested.
The hotel’s artwork is very interesting, the ABC store and car rental agency on site very handy and the hotel’s location close to some excellent restaurants (Fish Hopper almost next door being one of the best) and shops also makes it a good choice (although we were dismayed to discover that almost all shops in Kona shut by 6pm. depriving us of one of our favourite past-times of doing a bit of arts and crafts shopping after dinner which we so enjoy when we holiday in the Mediterranean or Asia). Given that Hawaiian prices for food and accommodation are crazy by European standards, the King Kam is a well located and reasonable choice, especially if you have breakfast included in the price.

The front desk employees were very welcoming and always eager to help and answer any questions. Unfortunately the housekeeping department’s was the opposite .
When we check into our bedroom one of the bed sheets had a blood stain on it.
We called the front desk and after telling them our situation they said they will send someone to replace the stain sheet. After waiting 40 minutes a lady housekeeper came with some new sheets and placed them on top of the bed and started to leave the room . I stopped her and asked her to replace the sheets. It was obvious that she wanted me to change my own bloody sheets ? How rude and inconsiderate !
I do not recall the name of this lady but I saw her every night vacuuming the public spaces by the lobby and the game room. She was never smiling and did not seems to like her job!
The carpet by the lobby smell bad and all wrinkled. It needs to be changed .
Our room beds, carpet and furnitures are all worn out .
A renovation is needed.

This location is excellent as you can walk to so many sites and restaurants. Overall I'd probably stay here again (but with lowered expectations) due to location and clean (but tired looking) rooms.
Staff were very friendly and helpful. So friendly that at first I couldn't trust them. Having traveled in Mexico and other continents where they're all about trying to get your money it was difficult to accept they were genuine. But they really do care and try to help. Can't say enough good things about the staff and locals. The ABC store was very convenient to have on site. It's like a 7-11 and mini grocery store. Prices NOT inflated for its hotel location. Most of the hotel was mould free and not musty, which is unusual for an ocean front hotel (I'm allergic and sensitive to this) so high five on the cleaning!
The hotel itself is pretty shabby. For instance large areas of carpet after passing the lobby had wrinkles in it. The rooms are just as tired. The main floor is built like a mall with many small places for stores, but abandoned and empty. The cost for a room is pretty much on par with the area if you booked wisely, but since it looks so tired you feel you've over paid. Having to pay a daily resort fee for essentially nothing and being required to pay for parking add to this. (I literally rented a convertible mustang through Costco for a lower daily rate than the daily parking fee. ) Restaurant had tasty food but costly. Better to walk to other locations. Lagoon area is tiny and the pictures, especially aerial pictures, exaggerate the hotel grounds size.

We stayed at the Courtyard by Marriott King Kamehameha's Kona Beach Hotel for several nights in early January 2020 during our trip to the Big Island. PRO's: The hotel is very well located for many activites-shopping, restaurants, Kona Bay pier, etc. Further, the staff was very accommodating and friendly. They tried very hard to please us and asked us what they could do to make our visit great. CON's. The hotel is old. We needed an ADA compliant room and they initially gave us a partial ocean view ADA room in the west building that had not been updated. The bathroom area had paint chips and most of the grout in the shower area was missing. Furniture was tired. The next morning we showed the staff photos of our bathroom area and they acknowledged the problem with an offer to move us to a renovated ADA room in the east wing. The room was much nicer and though it lacked an ocean view, we moved. The staff advised us before we moved that the room backed onto the elevator shaft and that you could hear the elevators vibrating in the shaft from this room. Apparently several of their ADA rooms on the east wing back onto the elevator shaft. It didn't keep us from sleeping and the staff clearly advised us of the issue before we changed rooms. We still preferred the new room to the older room. However, you should be aware of this issue if you need an ADA room. Our rating reflects a combined excellent for location and service but a much lower rating for the quality of the rooms.

I am traveling for business (I work for an airline and we just started Air Cargo service out of Kona Airport). Hotel is in a great part of town with many restaurants and shops walking distance away. I walked about a mile down the street to Hugo’s on the Rocks for happy hour from 3-5 and live music daily after 5. I passed about 10 restaurants on the way that were open for business.
Pool is open until 10 pm, and even though the hotel restaurant and bar are closed, the ABC store on site has lots of options for beer, wine and cocktails.
A full service grocery store was only a 4 block walk away to grab some beers the first night as I arrived after the ABC store was closed.
Booked a King with a couch for the first night on points and then a separate reservation for a two bed queen room because it was $30 less a night. Hotel already had my reservations merged without me calling to ask and had me in the King room with ocean view the entire time as a platinum member.
Great location and plenty of places for food and drinks if you’re are busy all day at work!

Enjoyed an 8 night stay, including 6 nights with a group. Positives: great location just adjacent to the pier with a short walk to the touristy area along Ali’i Drive, small beach area just beyond the pool, clean guest laundry, games area near the pool, pool typically in crowded, convenient abc store and shave ice in lobby. Negatives: small room with outdated decor and bath, most rooms with noisy views, very expensive (perhaps not surprisingly) for the Courtyard brand, staff not particularly attentive, silly resort fee, needs better hot water for the shower, Restaurant closed, Billfish bar at pool with reasonable food but poor service generally.
Wish there were more competition in town hotel-wise and perhaps things would improve here. If I were to visit Kona again and want to stay in town, I might consider staying again, but I would also consider other options like the Holiday Inn Express.
Readers should know that the better lodging options are north of Kona, at Hualalai, Waikoloa, Mauna Lani, etc.

We had 10 nights in this hotel. Great location in hot touristic spot nearby many good restaurants, with an okay sized pool and hot tub connected to a cute beach, where you can rent kayaks and paddle boats as well. We saw 8 dolphins while we were kayaking. They provide 2 free beach chairs, 1 beach umbrella, and unlimited beach towels daily.
In the pool area, they have a very nice restaurant(decent food with reasonable price). On weekends, they provide live music. We had a great time in the evening.
They also provide luau( about $140 per person). No need to drive so it was convenient.
About the room…it was a good size with an open deck. The deck was very useful to dry our wet stuff. Beds were okay. Tv was big and you could stream Netflix, amazon n prime, etc on top of cable. Felt like at home.
About the room service/ cleaning…I don’t know if it was because of COVID but we did not get any service until we called to ask. However, whenever we asked, the service was provided promptly. We thought it was weird in the beginning but I kinda like it. Saving tip. :).

While I will say overall positive things about this hotel, there are some cons too.
Food - Considerably above average for hotel dining. Sushi in Honu’s was excellent. We also did the buffet dinner with prime rib. That was just a fabulous meal. There were so many choices. Just fantastic meal and the service in Honu’s was really really great. Lunch service at the pool bar was good as well. We tried their burger, chicken sandwich, shrimp bLT wrap, and the noodle bowl. All really good lunches.
Room - we were limited on options when we booked so we were a family of 4 in a double queen room. The room is organized pretty well but it was tight quarters for the 4 of us. We were in the east tower and the room was not updated at all. Because of that the bathroom seemed a little dirty. But I think that was age not because it was truly dirty. The beds were quite comfortable and they give you ample pillows. New large screen TV.
Partial ocean view was a view of the entry and valet stand with a teeny bit of the bay. So I feel partial ocean was a stretch but we survived.
Cons - the pool is on the smaller side and getting a lounger is challenging. People set up their towels early in the morning and don’t return until 11am or later. We found this irritating as did others.
There are several areas in the property where the carpet is bubbled. It’s just dated and needs updated.
The common bathrooms are not in the best shape. In the women’s room near the pool, half the doors do not close or latch so you need a buddy to hold your door for you.
Because the rooms aren’t updated, there are no UBS chargers. Be prepared for that.

I asked for a quiet room and got one facing the street, next to elevators and across the hallway from housekeeping room. The room AC was uncontrollable: either you completely shut it down and sleep in a hot room or have the fan constantly running and freeze. And it was very loud. $22 resort fee covers two mini bottles of water ($.50 ), weak internet and beach chairs, if you are able to get them. Bathroom desperately needs renovation, it was sparkling clean but smells moldy. This was my first (and obviously last) stay at a Marriott hotel. Otherwise location is great, especially the Splashers restaurant across the street.

This hotel has a convenient location if you’d like to not get a rental car, especially when car rentals bring so expensive. Its in town, with easy access to many restaurants and retail nearby. However, at least 40% of the rooms overlook a giant black tar roof over a shopping mall and the opposite tower on the hotel. I’m Titanium for Life and paid for a partial ocean view room. However, we were given a corner room with a view of the island and parking lot. It took a sincere effort by the second front desk manager, Kristen Honda, to fix the situation and get us a better room on the 5t floor overlooking the small beach. It was a busy July 4th week, so somewhat understandable. Unfortunately, the hotel seems to be struggling to hire enough staff to run the property, which is a national problem post pandemic. The restaurant and pool/beach area was a good experience the first four days of our stay, July 2nd-6th, but totally unraveled the last two days of our stay, with long wait times to be seated, when the place wasn’t busy and super slow service.

There is an amazing luau!
I would definitely not book for the hot tub or pool. It’s small and full of kids the whole time.
Yes, there is a nice little laundry room on the main floor, near the hotel lobby. The concierge can direct you to it.
Yes on the snorkeling, there is a small lagoon associated with the hotel and there is concierge desk. There is also paddle boarding in the lagoon as well.
We were only able to do this (rent a cabana) because another family member was staying on the property. We would stay here if we did not have a timeshare.
