We thoroughly enjoyed our family vacation. We had some family members also staying at the property in different buildings. We stayed in the Main Lodge in room 32. We were pleasantly surprised with the air conditioning! We thought we booked a room without AC. So the AC was a great surprise. No refrigerator in our room but we just used ice from the ice machine and kept our snacks/drinks cold in the cooler we brought. The view from our Main Lodge balcony was gorgeous. It is so relaxing to sit on the balcony and have a drink and look at the birds. We didn't take advantage of any of the activities but we did check out the game room/building on our last day and it was fun. The salt water pool is beautiful and clean and we all thought the carpeting around the pool was genius. My toddler daughter loved the pool. All of the staff were well informed, helpful and friendly. The gardens are stunning. We didn't partake in the $50/per person meal plan but we had lunch at the pub one day (delicious lobster roll, fried haddock sandwich and blackened fish tacos!), and had a drink at the pub on our last night. The blueberry pancake breakfast on the pool lawn was a good value at $14/per person. I think the only thing that would have made the overall stay a better value was breakfast being included each day. The rooms are all about $300+/night and it would be really nice to have a complimentary breakfast each morning, don't you think?

Dear Meredith, Thanks for the nice review and for sharing your experience with others. Part of the $2 MM in renovations over the last year included adding A/C to most of our guest accommodations. We didn't advertise it in part because we weren't sure we could complete the project before we opened during the current environment. I'm glad your food and beverage experiences were enjoyable. We do have a few different breakfast venues during the summer, so we leave breakfast as an option for guests during the summer but do offer a bed and breakfast package in the fall. We came up here on the weekend in September and were impressed with the resort, it was very large and pretty. Our room had an excellent view on the balcony of the ponds and forests nearby. There were lots of birds visible there, it was very pretty.

A couple of things I did not like, besides the high price--we had to pay all in advance and there was no option seemingly to cancel a few days before visit, in case emergencies happened, like COVID. Luckily we didn't have reason to cancel and got to go as planned. Also check out time was 10:30 AM, which is too early.

That said, the place was quite nice. Our room worked well, and there was a place on site to buy coffee and breakfast stuff (breakfast is not included) We utilized the on-site restaurant each night (there doesn't seem to be much other dining options in the area!) dining in once, and taking out the other time. Both experiences were good.

As a destination resort in a more remote location, our cancellation policies are a little more strict than other properties. However, I'm sorry of we didn't make it clear that we have been allowing cancellations without penalty for any guests who have any hesitation with regard to COVID. And while most this year have been happy to come, and have appreciated how hard we have worked to stay safe, we have not charged anyone a cancellation fee if they were not comfortable coming. I spent a long time researching for a place to go with my fiancé and her children after not going anywhere for almost two years (due to COVID). I chose a state that had a high vaccination rate, chose an area that had a low population density, and chose a resort that tried it's best to have a clear COVID policy.

The location was beautiful and the room was nice. They had new furniture in the room and because they no longer had sleeper couches, they had air mattresses. I needed two of them. One worked for the whole time. Needed three tries to get another one that kept the air in.

They were understaffed and the staff that were there worked their tails off. They were to a person, helpful and polite. The understaffing meant that the nice restaurant was closed so that there were long waits for tables during lunch time and dinner time. The quality of the food was good and we understood that they had to keep the menu simple in order to deal with all of the staffing and supply issues due to covid.

The children's camp should have encouraged children and staff to wear masks indoors, or due rapid tests in order not to wear masks indoors. The risks of the Delta variant should have meant doing more than what the CDC recommended. Luckily, the kids did not get sick.

A person who gave us a massage did not let the management know that she was not vaccinated and did not wear a mask. Management addressed that issue.

This is a down-to-earth, family resort that did its best under very difficult circumstances. I would be willing to try this place again during normal times.

The owner of the resort promptly called me when he found out about the issues that I raised. He was honest, forthright and genuinely cared about the place, the workers and those who came there for vacation. He has my respect and my promise to visit again when life has become the new, non-pandemic normal.

I have never posted a review anywhere in my life. I joined Trip Advisory just to post this review. I am heart broken to see what has become of this warm and lovely resort. I came here last year for a retreat and fell in love. The care everyone showed clearly came from how happy and proud everyone was to work here. I am a retired restaurant manager. I know how a kitchen is supposed to be run. I know when a staff feels ZERO ownership or pride in their work, and that comes from their boss.

The retreat organizer did let us know that the resort was sold, and assured us that they were working hard to make sure the retreat lived up to the high quality we were used to. SHE did a wonderful job and her staff was constantly running around making sure we were taken care of, but I could see how little anyone that worked in the resort cared and how hard the retreat organizer worked to cover for the hotel's terrible customer service.

My room was okay (not great, but okay), but another attendees's cabin was so disgusting that they ended up moving off site. They went to the front desk to be moved to another room and were met with shrugs and indifference and the young woman behind the desk told them everything was booked. NO offer to speak to a manger, NO offer to help them find another place, NO apology. After they booked another place and went to speak to a manager to get a refund for the first night, he basically blamed them for booking the other place without checking with him first.

Later I found out that many other attendees had issues as well. Leaks and smells, broken wifi, no towels on and on. It's not the mistakes but how quickly they are fixed. Nobody cared about service with a smile. In fact, it was clear nobody cared.

The menu in the restaurant is 1/3 of the size of last year, the prices all raised (I get) and the portions smaller. But honestly, it's the total indifference (and at times) rudeness of the staff that killed me.

The event food was not good, the staff not good. The only reason I'm giving it 2 stars vs one is the location is still so lovely. Even corporate owners can't ruin the Maine coast line. But if they could monetize it they will.

I can see the future and it does not look good under the new owners. I will not return.

As for the issues with the room that you are mentioning, I am sorry that you did not get the story first hand as we were dealing with it with the guest and I am sorry that the facts might not be in line with exactly how this was handled and what we tried to do to make amends for that situation. It is not that no one cared, but many of the staff members felt like they were constantly getting, "yelled at for trying to do their jobs." This was the first time I went to Sebasco with my husband and 20 year old daughter. We had a huge suite that looked to be newly renovated (Harbor East). The bathrooms were not quite as updated as the rooms but still large in size. I was a bit annoyed to find out after I made the reservation that my daughter was going to have to sleep on a blowup mattress because they replaced the sleeper couches. Honestly, I think I should have been charged less for her to sleep on the floor.

The staff was nice and the grounds were fairly well maintained. I was a little concerned when I drove in and the first building I saw was the staff quarters, which were badly in need of a paint job. However, once I saw my room, I forgot about the eyesore next store.

We went on a Friday and stayed three nights. I was very disappointed when I was looking for a snack Sunday afternoon that both the ice cream shack and the snack bar/gift shop were closed. If I had been told that during checkin, I could have stopped at the two general stores within 15 minutes of the hotel to pick up sodas and an afternoon snack.

We did not eat in the restaurant because of covid but ordered food to be picked up. My only complaint was that the salmon on the salmon sandwich was raw on both my order and my daughters on the first night. Thank goodness I had some tupperware for the microwave and was able to cook in thoroughly in the microwave in my room.

Hi Sharon, Thanks for the feedback, and I'm sorry about the bed situation with your daughter. We did have constant problems with the sleep sofa's, so we thought we would try cots and blow up beds as an alternative when we renovated this year. We should have opted for the cot in your case. We've spent $3 MM in renovations over the last few years, but I agree with you that the staff dorm exterior could use that same attention. Thanks for reminding me. And I'm sorry about the salmon, but glad you could cook it a little more. The Ledges is open everyday from 11:30 to 9:00. While we have lots of outdoor seating, I'm glad you took advantage of takeout, and sorry the appetizers offered there didn't meet your needs that Sunday afternoon. My partner and I stayed for one night at Sebasco Harbor to celebrate her 31st birthday in September 2021. We were in the Lighthouse king, and we were immediately greeted with a personalized Happy Birthday card from the staff. This went above and beyond what we ever expected. The room was very clean, spacious, and had an amazing view of the harbor (especially at sunset!). It was great to walk up to the top of the lighthouse, which had a 360 degree view of the harbor, plus plenty of space to relax and play games.

We went to The Ledges Pub for dinner and drinks. The waitress was very accommodating to all of our requests, including a food allergy. The food was very tasty and the drinks strong (to our liking!). It was reasonably priced and definitely worth every penny.

After dinner, we explored the grounds and played more than a few games of cornhole. It was well landscaped and added to the natural ambience of the harbor.

In the morning, we ventured to the little cafe, where they had breakfast sandwiches, pastries, and great coffee.

Check in and out were easy; we were able to check out via text, which was great, due to COVID.

We also went on a harbor cruise for 1.5 hours, and it was well worth the price. The captain was very knowledgeable and easy to talk to (he was asked a few questions). We definitely recommend adding this venture to your stay!

Overall, an amazing experience. We plan to make this an annual birthday trip! Thanks very much to Bob and his team for making my partner's birthday so much more special!

My husband & I have been visiting this area - Popham Beach for years, but usually stay in nearby Booth Bay Harbor. This year we decided to take up golf so we’re pleased to find this resort.
This fits the bill for everything we wanted in a relaxing 3 night Maine visit.
Our cottage, Pebble, was very comfortable. Lots of pillows on the king bed, just open the curtains for a water view.
Close to the restaurant which we had breakfast in every morning, and one dinner since it was toward the end of the season they had limited hours which is understandable. The pub was open if you wanted to grab a bite.
The 9 hole golf course was great. We had a package so it was included, we went out several times.
Hats off to Bob Smith, the light house keeper & his staff for keeping us safe during these trying COVID times. Masks were worn always, safe distance & sanitary precautions were strictly the rule!
We will be back, I think my husband got tired of me asking him which cottage would fit our whole family next year:) but no worries Sebasco Harbor has many wonderful cottages to choose from.
Oh I almost forgot to mention the gardens, they are beautiful, I’m inspired to redo mine at home

Expensive, but nice place. One night cost $340.86 without food. The resort is spread out over paved walkways alongside a beautiful, peaceful harbor. The harbor is safe haven for yachts. It opens out to the open sea past numerous islands. Nice food. Dinner and lunch can be outside under a covered patio or in a noisy pub. Breakfast is inside by huge windows looking out over the harbor. The pool is enormous with a padded deck! Really nice underfoot. Many family fun activities; kayaking, canoeing, catching frogs, bike riding, tie dyeing, sing alongs with s’mores, and golf on a huge, aggressively manicured green. Friendly helpful staff. Our room was small but pleasant with a tiny toilet, better for children.

My husband, two teenagers, and I had a wonderful first stay here. I found the resort online while looking for a place in the lower half of Maine where we could rent a cottage for less than a week. The staff was friendly and attentive and even checked in with us during our stay to make sure everything was still going well. The vibe was a combination of staying with friends or being at a family summer camp. We enjoyed meeting several other guests. The grounds are beautiful and exactly as pictured on the website. There are so many little gardens and Adirondack chairs tucked throughout the property to allow you to relax and enjoy. We enjoyed several of the amenities and activities: pool, hiking trails, biking, cornhole, candlepin bowling, welcome reception, family bingo. Our cottage was simply and tastefully decorated. We loved being able to bring our dog. Each day started with coffee and homemade scones from the gift shop - it’s a great option for early risers. We had several tasty meals at the Ledges and the ice cream hut is the perfect place to end the night. We also enjoyed the local beer and delicious cocktails from Ledges. The resort was quite full during our stay but the staff never missed a beat nor stopped smiling. In addition, the ambiance remained peaceful and relaxing. Sebasco Harbor Resort is so perfectly, purely natural Maine. We will definitely be back!

We arrived Friday night hungry and ate the best food and drinks at the Ledges pub with amazing live music, we wished they played more! You can also charge to your room around the resort so you don't have to worry about carrying your card on you. We would walk to the ice cream cabin and then go bowling and get tips from Ed, play ping pong, and arcade games. Great time with family, relaxing. We stayed in the lighthouse with great views. Walk all the way up to the top with 360 degree views. Great place to read or work. The pool was nice. Great recommendations for hikes and bikes. Everyone had a smile and we felt so welcome and had a great time. Would definitely go back.

We were there during a hot spell of 85 degrees and humid. There were fans in every room and that seemed to be enough. Cooler at night.
