This was our third year here. Spent two nights. Lafayette continues to upgrade the entire property and it looked great. (They do have an elevator for the third floor now). We had two queen beds (divided by the bathroom) with a great view of the ocean (right behind the Governor’s Cottage). We asked the front desk for a cot and a microwave and both were quickly brought. Beds were good, including the cot. Mini kitchen worked well. Room was not big, but the cot fit okay. Great balcony. For a big complex, it was quiet in the morning. One room had a fairly big TV, and the other had a ridiculously big TV (55 inches?)Took up too much space. A couple little dings: there were A LOT of people here from Massachusetts, and with Covid it just made me leery (most were probably not respecting the quarantine rules). There some loud, obnoxious people from NY in the parking lot right under our balcony one afternoon, tearing around on a scooter, beeping the horn repeatedly, etc. We have never encountered that kind of low-rent stuff at Waves before. The pool had a few wild, unsupervised teens and kids one day....first time we have ever seen that, too. We told the front desk and they did send some one right over, (We also used the pool at neighboring sister property, Sea View. It was great, and we were the only ones there....they are not really using that property much due to Covid, it seems). Price was a bit high, given Covid.....$200 plus tax. But all in all, another nice stay. If you want to be right on the beach, Waves is great.

My son choose this hotel as it offered a room with two queens with the bathroom in between allowing for some privacy. The room was mostly clean but run down (it seems to be that way with most motels in OOB). Bed/pillows were comfortable and we each had our own TV. The balcony was private and over looked the parking/pool/partial ocean. We were told when booking we would have a view of the pier but we did not. My son and his girlfriend enjoyed the pool numerous times and liked that it was a mineral pool and loved the hot tub. Staff was friendly but parking can be tricky. We did have a small kitchenette with 2 burner stove/sink/frig as well as a few dishes. But there was not microwave which I thought was quite odd.
Due to the location right on the beach with updates, this motel could be amazing and receive more than 3 stars in my personal opinion.

We had a lovely stay except for the TRAIN that runs ALL NIGHT and is located about 20 feet from the room. The hotel website states those rooms are good for families. While I agree the actual rooms have a great set up, people with small children should BEWARE. My 8 year old twins woke up every time the train passed (they blow their horns), at 10pm, 3:30am, 5-something and so on. It really out a damper on our relaxation. The actual hotel and resort is fine. I like that there was a pool though it didn’t seem to be cleaned often (seaweed constantly floating around) and you can’t actually see the ocean while you are in the pool at the pictures imply. Adult swim is 8pm-10pm which was a bummer for us as we would have loved to swim after dinners and amusement park time. Overall we would stay again just NOT in building H (which is across the street and not connected to the actual hotel anyway.)

In all fairness, we waited until the last minute to book our trip because of the rainy summer. We’ve stayed at Seaview before and have enjoyed. The only rooms available were at Waves. We booked a room and building E. For three nights, the cost was approximately $850. We were expecting a small room, and that is exactly what we got. Not a problem, we are a family of five and we are used to tight quarters when traveling. The room itself though, was dated and had an odor (especially the closet, prompting my daughter to comment on the smell). When we arrived, housekeeping was still working through the rooms on our level, so we had the prior occupants trash sitting right outside the door. (Gross!). The refrigerator was especially old. I will include pictures in the comments. The bathroom sink kept clogging (we did not call maintenance because it would eventually go down). The shower was fine, and the beds were comfortable.

The hotel was more than accommodating when we asked for extra parking one night when we had visitors, and they provided a rollaway bed (though blankets were all torn). They did provide coffee in the lobby each day.

They were painting the balcony outside our front door during our stay, which was kind of uncomfortable. We were not told this would be happening. My kids refused to swim in the pool at Waves because they didn’t feel it was clean. They were wearing their goggles and found Band-Aids at the bottom of the pool. People were also smoking outside of our room each day. Kids can’t use the pool at waves after 8 o’clock (adult swim only), so we ended up going over to Seaview. It was nice that they allow people to swim there because it is so much cleaner over there. We had hoped to use the hot tub at waves, but families just monopolized it. There was an attendant at the pool, but I only saw her on her phone the whole time.

My brother stayed over at Beach Villa and paid half the price. It seemed that their accommodations, though not on the beach, were much nicer. i’d like to add that when I booked, I was concerned about the state of the room and the lady told me that they updated rooms every few years. really, the refrigerator was old! I would say I was disappointed, I won’t stay at Waves again. Seaview, however, would definitely be an option again.

I was in room 81 building E. All the staff were really nice and they seem to be around all day and evening. Always available to help when needed. Although they don’t do house keeping daily during this season they were very fast with giving new towels or trash bags when asked. Again I was just so taken back by how nice all the staff was. Always saying hi when passing you or answering any question you have and even willing to stop and bring you to the location in question. The room itself was newly renovated in many areas in the room including the bathroom And floor. The pool was also nice. The kids loved it. I personally enjoyed the hot tub. Lastly I really enjoyed the barbecue area. 4 grills and 4 tables were all in great working condition. I really appreciated that the grilling utensils were provided and they even cleaned them after use. They have really thought about all the different areas to make the stay more enjoyable. I will definitely return for my next OOB vacation. Thanks Waves Oceanfront for a great family vacation!!!

This hotel is in bed with firecracker baseball tournament so when the tournament cancels even though they have two days left with better weather, this hotel will not give u a day refund.

Their rooms are small and don’t tell you that you could stay across the street from beach where there is no ocean view. Also never tell you there a a train that is in the back yard, you can reach and touch the train from your doorway.

Not a lot of TV channels, we live in 2024, should be more and accurate listings of channels. Toilet seat was damage and tile broken in the bathroom. Had a bad oder when you come in and out of rooms.

Other family down for same tournament got a two day refund. Those hotel know they can fill a room, unlike Waves, they have to take your money and run.

Thank you for sharing the issues you encountered in your room. We apologize for this and have forwarded this to our maintenance team to address and correct. There are train tracks that travel through Old Orchard Beach and to provide a clear picture for other guests, the train is visible from the building you stayed in but is not able to be touched from your doorway and is separated by wide decking, a small lawn area, and chain link fencing Thank you for sharing your concerns regarding our cancellation policy. We understand your disappointment, but we would like to provide clarity on our position. As a business, we strive to maintain fairness and consistency in our policies to ensure all guests are treated equally. Our cancellation policy is shared on our website, and we will be sure to make sure third-party sites like the one used to book for the tournament will communicate this more effectively moving forward. While we empathize with the inconvenience this may have caused your group, offering refunds outside of our policy would undermine the fairness to other guests. There were no refunds given to any other families that weekend, so stating that there was one is inaccurate. In addition, the cancellation policy is in place as we have held these rooms for those participating in the tournament for over a year and have had to turn away outside customers looking to book similar dates.

Had a great time at Waves in OOB! Upon arrival, we asked to be notified if early check-in was possible, and they did via text message! The staff at the front desk are very helpful and friendly. No house keeping at this time, but we prefer that, and any requests we needed were promptly answered. We stayed in Building C on the first floor with adjoining rooms as we traveled with family. Rooms were clean upon arrival. Bathrooms look dated but are clean and function as needed, plus it was a decent size! One room had a dated small fridge, ours had 2 newer small ones, which was great with kids! We found the beds to be comfortable with clean linens. We loved the porch and spent every night on it! Overall I wouldn't say it's very handicap accessible, so that could be a downside for some.

You have a 30 second walk to the beach, which you can't exactly see from your room, as the pool is right before it. If you stay higher up, you definitely can though! Pool and hot tub area were also nice and clean, as was the whole property. Beach itself was busy but amazing and clean.

The best part is location! You have a 5-7 min walk right to the pier, but your far enough away from nightlife to not be noisy. Plenty to eat all around. Looking at other reviews, it sounds like not all rooms are a like, but we had a great stay and will be coming back.

We stay every single year and love the proximity to everything, especially the beach. Staff is friendly and accommodating and the we like the divided rooms in building F with the balcony. If I could make recommendations I would say the room should have a microwave, the patio chairs are uncomfy and heavy, and I wish there were more showers to wash sand off of the beach. Also the restaurant is closed down.

The only saving grace was proximity to beach.
Would have left BUT had no where else to go.
Owners obviously don’t reinvest in property. My son and daughter wouldn’t use the shower. Paid 289 a night not worth more than 159 a night.
Front desk was very friendly.

Anyone saying that this place was more than a 3 is definitely a “bot” review.

The room was nice it had a beach view. It was very nice could’ve use some updates. Very clean. Private balcony. The coffee maker was a strange one. You had to use their coffee it was in a tea bag. So you couldn’t use your own coffee if you wanted to.

Yes. They're so good they even enter when the DND sign is up after knocking first to be sure nobody's there. They were quite surprised to see me standing there behind the door as they made unauthorized entrance to my room with the DNR sign up! It's like hello, didn't you see the sign? Don't come in! Especially considering the safe was Inop.
