Amazing boutique hotel in the middle of Rome

The hotel taxi picked us up from the airport 70 euros between 3 couples well worth it the guy was waiting as soon as we arrived .

Arrived at hotel 30 minutes later Smooth check in staff so friendly and straight up to our double room with walk in shower. Everything was spotless .

Tea and coffee facilities in room mini bar plenty of toiletries, a safe, hangers for clothes and hotel slippers.

Hotel so central 15/20 min walk to Colosseum and forum and Palatine Hill , 40 min to Vatican which wasn’t a problem for us as we love walking can jump on a bus or tram. 15 mins to the Trevi Fountain.

Spanish steps 20 mins Pantheon 15 mins.

The icing on the cake was the breakfast on the roof terrace absolutely stunning in the sun . Breakfast staff couldn’t be more helpful So lovely - choice of tea ,coffee ,fruit juices ,eggs ,bacon ,pastries ,cheesecakes , doughnuts ,toast and a variety of jams, cheeses fruit salad. Such a great start to the day and for all the couples to catch up and sit and have a chat before we started our day of sight seeing.

Hotel staff very helpful maps on front desk and they are more than happy to help with anything you need to know .

Charge of 12 euros a night per room for city tax to be paid on check out

Hotel at night has a hotel bar on the roof terrace so you can have a cocktail or two and it is where you have breakfast in the morning they also have a small bar downstairs to the right of the check in desk.

Hotel is is so close to some
Lovely bars and restaurants reasonable prices too.

Would definitely advise you to stay in this little gem of a hotel just perfect in every way.

This hotel ticks all the boxes!

The location is perfect.... 10 minutes walk to the likes of the Pantheon, Trevi Fountain etc. A stones throw from the Piazza Venezia, 15 mins walk to the Colosseum and 5 minutes walk to the Torre Argentina Cat Sanctuary in the ancient ruins (if you love cats you need to visit here!)

The hotel is spotless as it is very new. The staff are amazing. Everyone we encountered were so friendly!

The rooms are a decent size for Rome, brand new shower and fittings etc. Great comfortable bed

Breakfast is continental and I’d get down a bit early as stuff does run out but everything tasted great!

The rooftop bar has an amazing view and is definitely recommended to meet for a drink before heading out at night.

We will be back!

The location of this hotel is great for visiting ancient Rome. Most of the usual places to visit are walkable. However we used the hop on hop off bus and the local buses which were very cheap and close by. The hotel offered a lovely breakfast, served on the roof terrace, but not dinner. The roof terrace is open for drinks but, as they take bookings for non residents,it’s sometimes difficult to get a table. Slightly annoying when you have paid to stay there.

Overall it was a good stay with very nice staff.

This was my first time at Otivm Hotel. The location is unbeatable! The rooftop leaves you breathless as you get a unique view of the Altare della Patria. I appreciated the welcome coctkail and the bed is very comfy.
On the other hand, unfortunately, the quality of the hotel -including the customer service- is not worth the price. It may meet the Four Star level of quality for cleanliness but not for the quality of facilities and delivery of services.
In Rome you can get the same quality and spend much less.
One last thing: the receptionist was not wearing a face mask which is mandatory in Rome.

Breakfast is served on the rooftop (freezing) tiny inside area if you can get a seat. Continental only.
Scrambled eggs and bacon only hot food at the breakfast.

Rooftop bar (same place breakfast is served) cocktails are €15. Bar is under stocked. No tequila no lemonade, no coke. Strange. Ended up having peach juice and vodka (not nice but looked nice) Even the staff said the bar wasn’t very good and they were shutting earlier than normal. It needs some music and a patio heater as a minimum as no vibe up there.

Shower is in the room, next to the bed, so dependant on who you travel with and how comfortable you are with them, there is no privacy when getting washed.

Extortionately priced minibar in the room. Miniature alcohol sized vodka, limoncello, whiskey €10 for (5cl) and €5 for coke. Cheaper to go to the mini supermarket at the bottom of the road.

Had do not disturb sign on the door of my room which was ignored and housekeeper walked in without knocking either and saw me looking rather embarrassed with no cover as was about to get into the shower (fuming to say the least).

One Teeny tiny lift in the building round from reception. 2 people max in the lift. Wheelchair or buggy would struggle here. Stairs cannot be accessed via the main reception. You have to go to another entry/exit part of the hotel.

Hotel location is great you can walk to all the major sites with no issues. Rooms are clean and have a boutique feel.

HONEST ANSWER Dear customer I don't remember where you come from and therefore what habits you have when you travel Our rooftop garden is a wonderful place, where one gets excited for being a stone's throw from world-famous monuments Those who come to us do it to get excited, not to drink tequila or lemonade or coke ... We have a menu from which you can see and choose, you can't ask for what we don't have Do you want to pay less than 15 euros for cocktails? well then go to the bar located in the suburbs .... We are a wonderful 4-star hotel and we have given you an upgrade to a fabulous superior room with open shower, very romantic and appreciated by all I'm really sorry to read your words, I remember you and I also remember that I apologized for an inconvenience that can happen in any hotel.... I hope your next stay does not involve you returning to us, I am sorry to have customers who do not appreciate the beauty and do not get excited with us Greetings Luca

My daughter & I thoroughly enjoyed our 4 night stay & wish we has stayed longer. We were welcomed by Luca & Sylvia (thanks for the Italian coffee Sylvia!) & were treated like returning friends. Our suite was generously upgraded & spectacular. It was a great size with a luxurious en-suite with a lovely terrace. The bed was incredibly comfortable & we were so grateful for the luxury toiletries having left ours behind in Florence. The hotel was in a great location, within easy walking distance to all tourist attractions & many, many bars & restaurants. However the overriding attraction of the hotel was the fabulous staff. Luca especially was an incredible host, advising us where to eat on our first day, booking our excursions & even treating us to a round of drinks. He was a courteous, friendly, knowledgeable gentleman. We would highly recommend staying here & will do so ourselves on any future stays in Rome. Thank you for a memorable stay from Sarah & Aisling

Hotel is in a fantastic location, customer service was great. Bed comfortable, shower hot and spacious. Also room cleaned regularly. Basically everything your basic needs would want.

Couple of downfalls -

The rooms could do with a fresh paint there was a lot of marks on the walls, not sure if £195 per night is great value for money. Only minor faults but would make a world of difference!

We had a terrace, lovely area, but too cold to use (no fault of the hotel!) wouldn’t book this room again at this time of year based on that.

Roof top bar was closed (again we were made aware a week before and had the option to change) once it did reopen it became slightly louder on our last night, but nothing that was to bad to mention but again something to potentially be aware of.

Breakfast was ok, nothing special, but did the job!

Understandably the price is probably based on location but then adding on the city tax which we were told was €6 when arriving to 5 days later being charged €7.50 euros per person per night resulting in a further charge of €75 seemed crazy.

All in all we felt slightly underwhelmed with quality compared to price paid, not comparing but if we were to spend nearly £1000 on a hotel in the UK for 5 nights, we’d expect a little more luxury.

Rome was a wonderful place, and although Otivm didn’t wow us like I thought it would, I wouldn’t not recommend this hotel, as it does the job, for us it just didn’t justify the price.

Shout out to the service that was excellent by one member of staff, (I’m so sorry I didn’t get her name) she was on the desk on Wednesday afternoon around 3, she is a credit to the hotel, happy and extremely helpful. Genuinely brilliant.

My wife and I spent four days in Rome at the Hotel Otivm before heading out on a cruise. We arrived in early morning after a long flight from Boston and was quickly processed and given our room. We had a late arrival for our first day as our flight was overnight and we do not sleep well on flights. Our travel agent had told us that he had requested late check-in but that never made it thru the agency that booked our rooms. We were considered a no show when we arrived but the young lady (Arianna) at the desk quickly resolved the situation and we got our room. For those going thru other people to book your room it is best to let the hotel staff know that you will be coming in late a day or two before you arrive. The hotel is in a wonderful location within walking distance of many of the tourist attractions. Breakfast in on the rooftop with great views of the city. Food choices are very good as was the food. George was in charge of the breakfast area and he was very helpful. We had a standard room facing the street and it was perfect for our needs. Good shower and enough outlets to charge phones, watches, and IPADS. King size bed was comfortable. Restaurant recommendations by Arianna at the front desk were quite helpful. We had lunch and dinner at the Trattoria Angelina which is the first right turn after leaving the hotel. Also ate dinner at Da Fortunata. Meals were very good. We had a problem with our cruise port transportation. Company was booked several months before arrival. Asked before leaving US for Rome for the pickup time. No response, so emailed again on second day in Rome. Response arrived at bedtime about 2PM pickup on the day of cruise. Ship arrival time for us was 12-12:30 and 3:30 the gangway was going up. Called transportation company the next day and was not happy with response. Arianna at the front desk came to our rescue. She called the company the hotel uses for transportation and got us an 11 AM pickup for a 1 hour trip. Cancelled other company and private driver arrived at stated time and got us to cruise port on time. Highly recommend the Hotel Otivm.

We stayed for for a week in this lovely hotel. The room was very clean, overlooked the street. Bathroom was a very generous size.

Bathrobes would have been a nice addition but not a must have.

Breakfast was excellent and the staff very friendly.

Reception were helpful at arranging taxis when needed and offering assistance with restaurant bookings.

The roof terrace provides amazing views of the area.

As for location,we couldn’t ask for better. The sites are all within walking distance.

We look forward to returning in the autumn.

Great location in a quiet street literally minutes from the colosseum, and all other attractions. Excellent room, large and spacious and good buffet breakfast each morning. Fabulous views from the rooftop bar too. All staff very willing to help and my husband is now a confirmed espresso drinker.

Hello, I don’t believe any of the rooms have balconies, windows open up on to Via d’Araceoli which is nice enough, but there is a very nice roof terrace bar which you can enjoy

Is it safe to walk from this hotel to the Trevi Fountain in the evening?

It's absolutely safe. We've never found walking in Rome's center to be dangerous. Be sure to wear a cross body bag with your valuables or to put wallet or money in a protected place - front pocket or money pouch under your clothing. We've heard about people on motorbikes grabbing bags as they pass by, and it happened to a friend's daughter while we were there. Otherwise, you shouldn't worry. Have a wonderful time in an amazing city!
