Amazing boutique hotel in the middle of Rome
The hotel taxi picked us up from the airport 70 euros between 3 couples well worth it the guy was waiting as soon as we arrived .
Arrived at hotel 30 minutes later Smooth check in staff so friendly and straight up to our double room with walk in shower. Everything was spotless .
Tea and coffee facilities in room mini bar plenty of toiletries, a safe, hangers for clothes and hotel slippers.
Hotel so central 15/20 min walk to Colosseum and forum and Palatine Hill , 40 min to Vatican which wasn’t a problem for us as we love walking can jump on a bus or tram. 15 mins to the Trevi Fountain.
Spanish steps 20 mins Pantheon 15 mins.
The icing on the cake was the breakfast on the roof terrace absolutely stunning in the sun . Breakfast staff couldn’t be more helpful So lovely - choice of tea ,coffee ,fruit juices ,eggs ,bacon ,pastries ,cheesecakes , doughnuts ,toast and a variety of jams, cheeses fruit salad. Such a great start to the day and for all the couples to catch up and sit and have a chat before we started our day of sight seeing.
Hotel staff very helpful maps on front desk and they are more than happy to help with anything you need to know .
Charge of 12 euros a night per room for city tax to be paid on check out
Hotel at night has a hotel bar on the roof terrace so you can have a cocktail or two and it is where you have breakfast in the morning they also have a small bar downstairs to the right of the check in desk.
Hotel is is so close to some
Lovely bars and restaurants reasonable prices too.
Would definitely advise you to stay in this little gem of a hotel just perfect in every way.

The location is perfect.... 10 minutes walk to the likes of the Pantheon, Trevi Fountain etc. A stones throw from the Piazza Venezia, 15 mins walk to the Colosseum and 5 minutes walk to the Torre Argentina Cat Sanctuary in the ancient ruins (if you love cats you need to visit here!)
The hotel is spotless as it is very new. The staff are amazing. Everyone we encountered were so friendly!
The rooms are a decent size for Rome, brand new shower and fittings etc. Great comfortable bed
Breakfast is continental and I’d get down a bit early as stuff does run out but everything tasted great!
The rooftop bar has an amazing view and is definitely recommended to meet for a drink before heading out at night.
We will be back!
Overall it was a good stay with very nice staff.

On the other hand, unfortunately, the quality of the hotel -including the customer service- is not worth the price. It may meet the Four Star level of quality for cleanliness but not for the quality of facilities and delivery of services.
In Rome you can get the same quality and spend much less.
One last thing: the receptionist was not wearing a face mask which is mandatory in Rome.

Scrambled eggs and bacon only hot food at the breakfast.
Rooftop bar (same place breakfast is served) cocktails are €15. Bar is under stocked. No tequila no lemonade, no coke. Strange. Ended up having peach juice and vodka (not nice but looked nice) Even the staff said the bar wasn’t very good and they were shutting earlier than normal. It needs some music and a patio heater as a minimum as no vibe up there.
Shower is in the room, next to the bed, so dependant on who you travel with and how comfortable you are with them, there is no privacy when getting washed.
Extortionately priced minibar in the room. Miniature alcohol sized vodka, limoncello, whiskey €10 for (5cl) and €5 for coke. Cheaper to go to the mini supermarket at the bottom of the road.
Had do not disturb sign on the door of my room which was ignored and housekeeper walked in without knocking either and saw me looking rather embarrassed with no cover as was about to get into the shower (fuming to say the least).
One Teeny tiny lift in the building round from reception. 2 people max in the lift. Wheelchair or buggy would struggle here. Stairs cannot be accessed via the main reception. You have to go to another entry/exit part of the hotel.
Hotel location is great you can walk to all the major sites with no issues. Rooms are clean and have a boutique feel.
Couple of downfalls -
The rooms could do with a fresh paint there was a lot of marks on the walls, not sure if £195 per night is great value for money. Only minor faults but would make a world of difference!
We had a terrace, lovely area, but too cold to use (no fault of the hotel!) wouldn’t book this room again at this time of year based on that.
Roof top bar was closed (again we were made aware a week before and had the option to change) once it did reopen it became slightly louder on our last night, but nothing that was to bad to mention but again something to potentially be aware of.
Breakfast was ok, nothing special, but did the job!
Understandably the price is probably based on location but then adding on the city tax which we were told was €6 when arriving to 5 days later being charged €7.50 euros per person per night resulting in a further charge of €75 seemed crazy.
All in all we felt slightly underwhelmed with quality compared to price paid, not comparing but if we were to spend nearly £1000 on a hotel in the UK for 5 nights, we’d expect a little more luxury.
Rome was a wonderful place, and although Otivm didn’t wow us like I thought it would, I wouldn’t not recommend this hotel, as it does the job, for us it just didn’t justify the price.
Shout out to the service that was excellent by one member of staff, (I’m so sorry I didn’t get her name) she was on the desk on Wednesday afternoon around 3, she is a credit to the hotel, happy and extremely helpful. Genuinely brilliant.

Bathrobes would have been a nice addition but not a must have.
Breakfast was excellent and the staff very friendly.
Reception were helpful at arranging taxis when needed and offering assistance with restaurant bookings.
The roof terrace provides amazing views of the area.
As for location,we couldn’t ask for better. The sites are all within walking distance.
We look forward to returning in the autumn.
