So we have been wintering here for the past six years and it's been great. We have seen some changes over the years though. It has become far more family oriented for one. Rightfully so as it has two large pools with shallow ends, great for kids. The beach is well protected and shallow also. We have however, seen some deterioration. The beach is only a third of what is shown on the pictures provided here. It also has Sargassum which normally starts around mid February, depending on the winds. Security has been cut back, no guards after 6pm to patrol the property. Can be a problem when the March breakers invade the property. We had a large group from Davenport pretty well take over the place, I counted 40 kids at the pool one day. Becomes unruly as you can well imagine.
The property is becoming a bit dated also, as I suspect there has been some cut backs in maintenance.
Nonetheless, it's great for families but if you want something quieter, don't go in December or March. If you want beach and swimming, go before mid February.
PS; lots of great restaurants within walking distance.

We stayed in Casa Bonita C101 for our 2nd year and had a great experience! We will make this an annual pilgrimage. We have 2 sons and they have families with 8 year olds and 5 year olds. What a great way to create family memories. Our condo was emaculate with 4 bedrooms right by the beach. Thank you, Villas del Mar!

We have travelled to the Riviera Maya many times but have always stayed at resorts. As good as those places have been, this vacation surpassed our other experiences. THere is a reason there are so many good reviews of Villa Del Mar on this site!

We booked our vacation through the owner directly, Jim Baumgaertner and stayed in his ground floor unit C-105 (also called Casa Kokai). He was great to work with and the condo was exceptional. It had plenty of room for our family of 5 and was well appointed with all the amenities we needed. Also, the folks that manage the property on site were very helpful, spoke perfect English, and easily available.

I can honestly say that this was a perfect vacation! The combination of the condo together with Puerto Aventuras itself made this a great and unique vacation. Here are the things that I think make it so special: stepping off a large patio right onto the sand, a large private 4 person hot tub on the patio, just to the left of the patio is a fantastic 2 level pool with tiled water chairs and multiple zero entry points(we could even watch our kids play in the pool from the condo or the beach), a beach with several good qulaities- sandy swimming areas right in front of the condo, private palapas &chairs(no cost), calm water & some days it was as calm as a lake, a reef close to shore for easy snorkeling(my 10 year old and I saw many sting rays, a lobster, an octopus, a barracuda, and of course a lot of fish), rocky areas down the beach with tidal pools to explore, and the Omni Hotel next door will serve you drinks and has great lunches with a restaurant right on the sand (about a 50-100 yard walk).

The list continues: We did not need a rental car (only if you want to explore the area) because the lagoon village of PA is right across the street from Villa Del Mar. There are many good restaurants to choose from- a few of our favorites were Gringo Dave's fiesta platter(and we couldn't get enough of those banana pancakes for breakfast!), Cafe Ole' & the Pub. The kids loved eating dinner while watching the dolphins play in the lagoon! In fact, we had planned to eat out only for dinners but we ended up eating most of our meals out because it was good, close & convenient (although I felt the food was fairly expensive). The marina was a great place to walk in the afternoon to see what everyone has caught. Also, many excursions leave from the marina as well. We went deep sea fishing and our 10 yo caught a 60# white marlin!! That will be quite a memory! We also caught a 20# Mahi Mahi which we promptly brought to Gringo Dave's where they cooked it in 3 sauces & served it on a big platter-this goes down as one of my best meals ever! And lest I forget, my 7 yo daughter got to swim with & ride on a dolphin!

I have to say 1 other thing about PA. While we were there people went out of their way to be nice. One of the owners at Capt Rick's (I can't remember her name) loaned me her golf cart to go over to the other marina to meet my family as they came back in from fishing. Gringo Dave's son Marty drove me around to find a golf cart to rent (we were unsuccessful however). And a waiter at the Omni pointed out I had done my math incorrectly and over-tipped him. These little things helped us have a great vacation.

Cons: Food was expensive & ATM/ credit cards were out several times & were unpredictable.

A few other details: we used Cancun Valet as a private transfer to/from the airport and they are great. They stopped on the way at a grocery store(Chedraui) in PLaya del Carmen) so we could stock up.(The convenience stores in PA we found surprisingly well stocked and we could have gotten the basics there, however) For the price of the condo plus airfare it about evens out what we would pay for an oceanfront house on the SC coast in summertime....and as much as I love SC, PA has a lot more to offer IMHO.

Sorry for the long review but as you can see, there are a lot great things about VDM & PA. All this and we also watched the entire Season 4 of "24" at night time while we were there. How cool is that!!

We chose Villas Del Mar in Puerto Aventuras for our honeymoon August 17 - 21, 2005. It was absolutely perfect. We chose to stay at James Baumgaertner's VDM C-205. (He also owns C-105 but we chose C-205 for the view and privacy.) E-mail Jim for pictures and reservations – it will be well worth it! [--]
Jim was wonderful to work with and the unit was beautiful. The décor is very nice and bright! The master bedroom was huge with a very comfortable king bed and a breath taking ocean view! The master bath had a huge marble/tiled jacuzzi tub. There is also another large bedroom with two beds and a marble/tiled shower and another bathroom with a washer and dryer. The living area was also huge with gorgeous views. There was a CD, DVD and VCR. There was also satellite TV but we spent most of our time snorkeling, swimming in the pool and walking on the beach.
It was so nice to have a kitchen! The kitchen has marble counter tops and is very well equipped with anything you might need. We went shopping at Chedraui in Playa del Carmen and bought groceries. It was so cheap and we got great stuff. (They do not refrigerate the eggs in Mexico but we ate them and they were fine!) We cooked a lot of our meals and ate them on the balcony overlooking the ocean and the pool! It was also nice to make margaritas and guacamole after a long day of playing and relax on the balcony! The balcony even has a hot tub and that is very nice!
The pool at VDM is amazing! It is very big and there was hardly ever anyone in it! It was so nice to take a dip after snorkeling right off of the beach in front of the condo. We snorkeled and saw great fish including a sting ray!
The village of Puerto Aventuras is so neat. There are about a dozen or so restaurants and they surround the dolphin pools. While you walk around town or eat at the restaurants you can watch the dolphins playing and people swimming with them. I love the noises the dolphins make! We also swam with the dolphins, manatees and sting rays! It was an experience of a life time. I think that everyone should do it at least once! It was so much fun!
We ate at three of the restaurants and they were all wonderful. The prices were pretty average but the food was superb and the service was even better. There are two small grocery stores in PA. They are small and more expensive that Playa but nice in case you run out or forget something! There is also an internet/tequila bar. You can use the internet for very cheap – only a peso a minute!
We were in PA in August after hurricane Emily hit! There was a lot of damage from the hurricane but only a month after and everything already looks beautiful. All in all I highly recommend a vacation in Puerto Aventuras. We plan on going back as soon as possible and we will definitely contact Jim because his units are so nice and so close to the beach, pool and a short walk to the town!

Puerto Adventuras (Villa Del Mar C-205) was fabulous! We knew we had it good upon arrival, but further realized it as we explored the surrounding areas. The condo was so close to the pool and on the beach, which were both so safe for our kids. The pool had a graduated beach style enter area. The beach was quiet, had no peddlers, featured the softest white sand, a slow surf due to reef about 150 to 200 yards out and gradual water depth. Our 2 year old and 6 year old found it perfect. The proximity to the beach meant we could run back inside for something we forgot and make beach time simple rather than a big organized “get out the door” event (which if you have kids you know is a pain). We were so close to a ton of cool cenotes, just down the road from X-caret and Xel-Ha and close enough to Playa Del Carmen to explore, but far enough away to experience a more quiet, less crowded and really safer feeling area for our kids to run around.

The little village area offered great fun with fishing boats to watch (we paid a fisherman $10 for a piece of freshly caught mahi-mahi), a marina full of dolphins and other wild marine life like a sea turtle almost always found next to the boats across from the palapa hut. We enjoyed the restaurants and the ability to quickly access the grocery store for more cervezas or food supplies. The Pub had the best shrimp ceviche and enchiladas with green sauce. The shopping deals were not like just off 5th ave in Playa but fun to explore.

Villa Del Mar was great. The grounds keepers were meticulous (they actually rake the icky sea weed stuff off the beach every morning), very friendly and helpful bringing lounge chairs right down to the oceans’ edge for us every day. There were plenty of palapas to set up next to for shade if we wanted it. And again, the most gentle surf that our kids could go so far out into without getting slammed with waves. I never realized ‘til just now writing this that we never worried about undertow even once. We could wander out just to our knees, toss out tortilla chunks and be surrounded by fish…no snorkel equipment even needed. We even saw the local sting ray known by Villa Del Mar residents as “Sting” while just standing in about 3 feet of water. The kids caught crabs, collected sea shells, built sand castles and just had a blast while we laid on lounge chairs and were brought cervezas from Omni Hotel waiter next door.

The beach front unit C-205 itself (rented from Jim Baumgaertner who was great to work with) was also super…so spacious my own house feels small coming home to it!. The unit was so solid and quiet that even one day when the grounds keepers mowed during our daughters nap, you couldn’t hear it. What you could hear with the windows open was the ocean surf (and see it too obviously). Our first night home last night I so missed the sound of waves crashing and instead heard every city sound…I just got so accustomed to the peace at Villa Del Mar. Even the beds were so comfy. The unit had cd and dvd both mp3 compatible, full kitchen furnishings, tons of outdoor chairs if you needed extras, a boogie board and other various goodies for playing. The location as far as other units available there was the best. We chose the second floor unit (the same people own the first floor C-105 too) because we wanted containment for our two year old (WITH a high enough rail that didn’t have holes she could fall through), but both had great access to beach and pool, as well as views. We bought a hammock chair and upstairs were able to hang it on big wooden poles that were part of the ceiling….so Mayan and fun! The building next door had some units we’d seen online fore rent that would maybe have a view, but some were tucked up in too far around the corner or further from the beach. C-205/105 are somewhat around the corner compared to some that were more forward to the beach, but then those were further from the pool. And a dip in the pool before heading back in from the beach was so refreshing that it was great to be more central to both while still having a GREAT VIEW. While there we looked at other condo projects we considered staying at, even closer to Playa and kept realizing our beach, location and grounds in general were so completely the best and most relaxing.

We would highly suggest Puerto Adventuras and Villa Del Mar C-205 or 105…especially for kids, but adults too. We read about nudity on the beach in another post before we left, but all we saw was one topless lady sunbathing once and a naked European toddler. That was it. Had we seen more of it, we would have just accepted it is a different culture and added it to the education of our kids. Mostly we talked with many nice folks who live at Villa Del Mar all the time…nice too because we felt they would’ve help us with anything had we needed it.

It was a perfect vacation. On the beach you really feel life and its glory. You should go!

We returned to PA in August for a second vacation with the same couple we went with previously. Last time we stayed in Villa Del Mar C205 but this time chose C105 simply for the convenience of walking out directly onto the beach. We had no idea what to expect because they had endured the hurricane since our last visit 2 years ago, but we were pleased that once again the community and condo were in impeccable condition. A few tiles were missing off some rooves of nearby condos, but that was the only clue any storm had touched the area. Here's what we love about the condos: The location is superb! They are the best in PA. The pool is huge and quiet. The grounds are kept extremely tidy. There are always workers around cleaning. The beach in front of VDM is the best. It is wide and not as rocky as other parts. The waiters from the Omni will come down and serve drinks or food from the hotel, which is all delicious. C205 and C105 are in great shape. Jim and Peggy work hard to keep their condos in excellent repair and it shows. As far as the town, it is still a sleepy feeling family oriented community. Bring lots of cash. ATM machines are hard to find and usually give you pesos. PA is as safe as I can imagine any place being and I was never afraid to walk around with a lot of money on me. Also, take small bills! It is hard to break $100's. If you do, you will only get pesos for change and then you might get stuck with lots of pesos come the last day of your vacation. The business owners in PA are all so kind and hospitable. Our new favorite spot in PA was Gringo Daves (a former Texan). They offered live entertainment nightly and great food. The margaritas were huge. Dave will make you feel right at home. Make sure you do not miss his incredible breakfast. They serve the best banana pancakes ever. The breakfast special was inexpensvie, fast and delicious. We wish we would have known about it before the last day of our vacation and we would have had breakfast there every day. It's that good. On a side note, we had read their bathrooms were dirty before we left for the vacation. Well, they are not. All four of us agreed they were perfectly nice, so the staff must have caught on and cleaned them up. The best place in our opinion to eat outside of PA is right at the entrance to the resort area. Paco's Taco stand serves deep fried delicious tacos starting around 10:00 am. They were mouth watering and filling. Warning about renting a car in the area: The cops could fleece you. We were going about 35 KMPH or 20 MPH and were stopped by the policia. They said we needed to go to court the next day for speeding so we explained we were leaving the country that day. They said, "Okay, you can pay me $60 now." We coughed it up in a panic. Turns out we learned that is a common practice and we actually got off cheap. Even with their fleecing, the police weren't rude. It was just a cheap shot at tourists. Truthfully there isn't a need to rent a car, but we didn't do it two years ago so decided to explore more this time. A costly mistake. Cell phone service: You may or may not get service. 2 of us got perfect service but the other two, with a different cell company, could only receive calls. It is really cheap to make calls from the internet cafe. It was something like $.01 or $.02 per minute. One last note about PA, you can stop at the convenience store right at the entrance to PA for a small selection of American beer, water, chips, etc. They had about the same or better selection as the stores in PA. One thing we did venture out of PA for which was a highlight of our trip was a sailing trip in Akumal through the Akumal Dive Shop. It was just the four of us along with Capt. Luis and his first mate Gaspar. We fished off the back of the boat and caught beautiful Mahi Mahi, Barricuda and Spanish Makerel. After sailing and fishing we anchored in a secluded cove where the fish was prepared for us along with fresh guacamole, fruit and tortillas. It was an amazing and fun day and we would recommend it to anyone that likes sailing. Overall it was another superb vacation. We will definitely return.

My wife and I spent the week of March 12-18, 2006 at Villa Del Mar in Jim and Peggy Baumgaertner's condo, C205. The facilities and condo were gorgeous. The grounds and pool area were maticulously maintained. Some of the palm trees still showed the impact of the hurricanes last year but everything else was fine. Although it was the height of the Spring Break, the beaches were uncrowded and by 10:00 at night all was quiet, unlike the craziness of Cancun or some of the other resorts along the coast.

The beach is very clean and the shallow water with sandy bottom makes the place ideal for small children. We enjoyed being able to snorkel at the reefs only a few hundred feet from shore. Lots of fish and beautiful coral. No need to go on diving or snorkelling tours when you stay here!

The condo location is ideal, being only a couple minutes walk from the town center with a variety of restaurants and shops. We loved sitting in the "Pub" drinking margaritas and watching the dolphins swim in the late afternoon sun.

The condo has all the amenities you need - dish washer, laundry facilities, satellite TV, etc. We enjoyed having breakfast on the balcony in the morning sun and drinking a refereshing cerveca in the shade of the afternoon.

We drove to Tulum one morning, but after an hour or so decided all we wanted to do was get back to the beach in PA. There are plenty of things to do if you want to tour around the area.

Jim provides an excellent info package on the condo and surrounding area. He does a great job to make sure his "guests" are well looked after.

If you are looking for a beautiful location for a relaxing get away you will not be disappointed with the Villa Del Mar in Peurto Aventuras - a little piece of paradise.

We just returned from a week in unit E104 in villas del mar. This is a beautifully decorated unit, with 3 bedrooms and 3 baths, facing the pool and gulf directly. It was a quick walk to the marina, restaurants and stores. I'm not sure where all the tourists were, but at some point we were the only ones in the pool and in the restaurant at the Omni! PA and VDM is a great place if you've got younger children...clean and safe. It was somewhat boring for our 14 year old, as there seemed to be a dearth of teenagers, in general. The restaurants in the marina weren't busy either and there was very little in the way of nightlife in PA...a quiet laid back vacation if that's what you're desiring. The marina, specifically dolphin watching, (feeding, playing & mating) provided additional entertainment for the children. My senior citizen parents accompanied us on this trip and they found lots of activities to keep themselves entertained. Oh, one downside, we lost power everyday, mostly for minutes, but at times, one to two hours. If you go, you can book through the Heckendorns at Madaboutboats. These are possibly the nicest,easiest people to deal with and I would highly recommend renting through them.

We just returned from a vacation in Puerto Aventuras (PA), having stayed at Jim Baumgaertner's C-205 unit in Villa Del Mar. Our family of four had plenty of room in the two bedroom/two and a half bathroom unit. The bedrooms were large, nicely furnished, and everything worked properly. Kitchen was big enough, and had all of the things we needed, such as microwave, toasters, blenders, coffee maker, etc. There was a nice balcony with a jacuzzi, though we spent most of our time on the beach and by the pool (two-tiered pool with a cascade between). The beach was very nice, with clean white sand, and an ample supply of lounge chairs and umbrella stands (called Palapas). There were always staff around to bring more chairs, or to restack unoccupied chairs, so the beach didn't feel crowded because of lots of empty chairs. The surf was pleasant, with little to no wave action, but a little warm for my taste. The pools felt a little cooler, and therefore were a little more refreshing. But what do you expect - July in Mexico is hot, and the water gets heated by the sun, and you get plenty of it every day. We did have some rain, but it was mostly in the afternoon, and wouldn't last long, so it never ruined a day for us.

We traveled with another family of four who rented the C-105 unit below us, so there were plenty of times when we were all in one or the other's unit enjoying a drink, or just getting a little shade time.

PA is a nicely planned community, with condos and the Omni hotel, and lots of little shops and restaurants. We sampled all of them, and found the Pub and Gringo Dave's to be the best for lunches, and the Italian Bakery great for a nice breakfast. By the way, they make very good pizzas also. We had a nice dinner at Tiramisu, and great pies for dessert at Cafe Ole. Plus our kids enjoyed playing with Gladys the Cat at Cafe Ole.

I have to put in a nice word about the property management company which takes care of the Baumgaertner's units. One morning my wife reported that the ATM machine amid the shops in PA kept her card after she got cash. We stopped in to PA-Properties' office, and Tito, the Property Manager was very helpful in trying to retrieve my wife's card. He made phone calls on our behalf, and even let me use his computer to get phone numbers off of the internet. All the while he was very patient, and we couldn't be more appreciative of his help.

We went in to Playa de Carmen several evenings for dinner, and found the best meal on 5th Avenue at 12th Street at Restaurante da Bruno. The food was excellent, the service was very attentive, and it was air-conditioned! We also played golf at Playacar, and it was a great course - very challenging. Playacar is a bit expensive, but one price includes not only the golf, but all of your drinks and food as well for the entire time you are on the premises. We found that made the cost of the round more reasonable for courses of that caliber.

We also got a tip on finding a great Ceynote to visit. It is called Jardin de Eden (Garden of Eden), and it is just a couple miles south of PA on the right side of the road going south. It was inexpensive for the eight of us, but we sure got our money's worth there. Water was clear, cool, and they had a great ledge to jump/dive from that kept us entertained for hours.

Lastly, we had the best dinner of our trip the last night, also based on a tip from a local. The place was the Alcielo hotel/restaurant, which is also just a few miles south of PA, but on the left side of the highway. It is back down a long path from the road, but it was great. The place was right on the beach, and the food was fresh and delicious. The oysters were the best anyone in our group had ever had, and the fish was terrific as well. We highly recommend it.

All in all, we had a very positive experience in PA. We left the Thursday before Hurricane Emily arrived, and we understand she did a lot of damage to the PA area. Fortunately C-205 was spared any damage, but C-105 sustained fairly significant damage. Jim Baumgaertner reports that he expects only to be down a couple of weeks making the unit as good as new again, so don't be afraid to inquire about either condo. You will not be disappointed.

Four of us just returned from a fast 4 day trip to PA. We stayed in C 205 at Villas Del Mar and it exceeded all our expectations. The condo complex is maintained meticulously. The condo was beautiful, with travertine floors and shower surrounds, bright pretty upholstery and art work and an incredible view. The second bedroom is off the back of the condo and doesn't have much of a view. Plus, they just started construction on a new condo complex while we were there so the couple staying in that room was awakened to the sounds of jackhammers every morning. Other than that, the condo was superb. The balcony overlooks the most gorgeous stretch of beach in PA. The beach in front of the Omni next door isn't nearly as nice. The beach waiters from the Omni come to the condo's guests on the beach to provide food and beverage service. We thought their drinks were good, but expensive. We chose to load a cooler with our favorite beverages and just have some specialty drinks from the Omni. The lunch from the Omni was very good. The ceviche was fresh and tasty, the nachos piled high and yummy and the cheeseburger would make Jimmy Buffett proud. As far as the small Omni, we almost stayed there until our friends booked the trip with us. None of the rooms have very good views and the front desk staff seemed less than enthusiastic to help with anything. The lobby was dead while we were there. We heard first hand that they overbooked 12 rooms yesterday, so all those guests had to stay in different condos. I had read that on Trip Advisor and when I called to make reservations there, the agent swore they never overbook. All the people in PA were so warm and friendly. The town was mid-occupied while we were there so we never had to wait for a table anywhere. We ate at Al Cielo the first night, which is about 1-2 miles down the highway from PA. If you enjoy tropical ambience, this place is a must! You dine al fresca on a huge wooden deck on the beach just above the rolling waves of the ocean. The staff seemed thrilled to have us and was very attentive. The food was understated, but the atmosphere more than made up for it. Other nights we enjoyed Tirama-su. The food was incredible there, but it takes a long time to get it, so go there on a night you can enjoy a glass of wine and long conversation. We had the ceviche and a cheese and shrimp dish to start, followed by the catch of the day and lobster. Everyone's meals were top notch! Dos Chiles had great margaritas on the rocks. and the food was enjoyable. All the restaurants in PA are along the "riverwalk." It is a walkway built along the sea water dolphin facility, which connects to the marina. You can watch the dolphins under the moonlight while dining.
The water in PA is about as clear as you can get. You can walk out forever it felt like and still touch the sandy bottom. We snorkeled out to the reef one day and saw lots of beautiful and animated fish. It was hard to stay out of the ocean. The pool at the complex was amazing but we only swam in it once in the late afternoon after a long day of relaxing on the beach.
On a side note about PA, we all loved it. My husband and I had made up our minds a few years ago we would never go back to Mexico because of the hagglers, pushers, poor service, loud music, etc, etc. However, we decided to give PA a try after reading wonderful things about it. Our vacation was a true Caribbean experience. It was the most like the inner Caribbean we could imagine. We have traveled hours on a plane to go to the Virgin Islands (both US and British), Cayman Islands, Aruba, and Antigua. We were thrilled to find this jewel. We believe we found our own little "margaritaville," and only 2.5 hours away from home. We'll definitely return!

You can rent golf clubs at the course. We didn't golf so don't know how much. I believe our condo had a DVD player but we used Netflix which they also had. Cabs are available right outside in front of the Omni. Not sure what the fare to PDC would be. We always use USA Transfers for our trip from the airport. You can google the prices for approximate cab fares and USA Transfers. Hope this helped some.
