First built in 1931 as a YMCA and sold for a starting price of $1, the newly reconstructed affordable housing building now has 400+ rooms set aside for unhoused men and women; and continues to maintain affordable housing for the next 50 years! Thank you to Holos Communities for a wonderful panel last night, discussing affordable housing in Los Angeles and the often intractable, intersecting issues that prevent us from really making headway in the homelessness crisis. I enjoyed hearing from non profit The People Concern, developer GenesisLA, and Pacoima Beautiful, who spoke about their experiences navigating the systems that cause and exacerbate the dearth of affordable housing in the city. My major takeaways? – On average, it costs $600 – $700K to build a one bedroom apartment in this city – 70% of the city is zoned for single family housing, meaning there is only a scant 30% left to build denser multi family homes or apartment complexes. Anything over 6 floors is an additional challenge. – There is a lingering “romance of low density neighborhoods” in LA that fosters NIMBYism and a reluctance to invest in dense, community-rich development. (Quoting Holos Communities' Executive Director, Cristian Ahumada) Challenges to be sure, but I also left feeling hopeful that companies like Holos and its partners can build a different vision for the future that is more sustainable, just, and equitable.

With the current fiscal year drawing to a close, we thank the SDHC Board of Commissioners for their leadership, support and commitment to creating and preserving affordable rental housing. During Fiscal Year 2024, the SDHC Board has approved more than 1,600 affordable rental housing units, which consist of collaborations with developers and SDHC property acquisitions. The units consist of 1,080 at new construction developments and the rehabilitation of 362 existing affordable housing units. Another 236 affordable units are at properties supported by state Homekey funds awarded to SDHC in collaboration with the City of San Diego and County of San Diego. These approvals mean that when these developments are completed, more families with low income or experiencing homelessness in San Diego will have rental homes they can afford. Construction begins on Harrington Heights, a 270-Unit Affordable Housing Project in East Village. We've officially broken ground and are ready to go! Developed by Chelsea Investment Corporation near the intersection of Broadway and 13th Street, Harrington Heights will remain affordable for 55 years for households with income up to 50% of the Area Median Income. Some units will serve San Diegans with lower incomes, including individuals earning about $24,000 a year or less, according to the SDHC. “As mayor, I’ve been working to make needed game-changing reforms to our city policies to increase the amount of housing that San Diegans can afford,” Mayor Todd Gloria said in a statement read at the groundbreaking. “In partnership, it’s the home builders who put hammer to nail and do the work on the ground to create the homes that bring stability to people’s lives.” SDHC awarded 115 rental housing vouchers to help Harrington Heights residents pay their rent. Of those, 75 will assist people experiencing homelessness, including 10 set aside specifically for veterans experiencing homelessness. Stef & Philips partnered with the owners of Independence Court to create this much-needed group of homes for families and single people in London. The properties, based in the West Croydon area of South London, consist of 162 mixed units (apartments and HMOs), finished to our high specification with each unit benefiting from: Ensuite bathroom 🚿 Bed and wardrobe 🛏️ Window coverings 🪟 Kitchenette with white goods including a washing machine (which is amazing for providing independent living) 🗑️ WIFI 📶 24 hour staff on site 🧔🏽♂️👩🏽🦳 Central city location 🏙️ Large well-equipped communal kitchen 🍳 Entrance hall with postal boxes 📮 Access ramp to the building 👨🏽🦯 The units were ready for occupation by mid-August and were *completely full* by early September. It delights us to know that 162 individuals and families are now living in safe, high quality housing, but saddened to know that according to the National Housing Federation there are currently 8.5 million people struggling with housing issues across the UK - with a variety of issues including overcrowding, unsuitable accommodation and homelessness. This number worryingly includes almost 2 million children living in housing with some form of housing need.
