Renting More Favorable To Buying - Zelman & Associates

From a housing perspective, April pending home sales were weaker than expected – another data point suggesting a moderation in housing demand during the peak of the selling season due to the recent increase in mortgage rates back above 7%.

During the week ending May 26th, net absorptions across the western markets (CA, AZ and NV) increased 3% sequentially to 0.83 sales per community – more resilient than the typical 5-10% sequential decline observed during the week of Memorial Day weekend over the 24-year history of our data series.

Despite the modest sequential improvement, last week’s absorption pace was still hovering at its lowest levels observed this year with the exception of early January. On a year-over-year basis, absorptions were up 1% following two straight weeks of declines.

HUD Mid-Year Rankings

Last month, HUD revealed their mid-year affordable housing rankings, and W&D ranked #2 overall for affordable and multifamily and #5 for healthcare – with a total of $331 million in HUD volume transactions of closed loans.
