An Agricultural Landlord and Tenant Code of Practice for England has been published and endorsed by the members organisations of the Farm Tenancy Forum. The Rock Review recommended a code of practice and it has been prepared by the Farm Tenancy Forum which Defra subsequently established. The code contains sections covering the initial grant of a tenancy, engagement during its term, the payment of rent and rent reviews, access to business opportunities such as environmental schemes, termination and renewal, dispute resolution and the role of professional advisers and agents. Across all of these sections, the code focuses on three principles: clarity, communication and collaboration. The code is voluntary and describes minimum expected standards and desirable actions but it notes these desirable actions may not be appropriate in certain circumstances.

The upcoming general election will see a significant emphasis on the climate emergency, nature, and the transition to net zero. A recent YouGov survey has highlighted that environmental concerns, particularly climate change, are ranked as the fifth most important issue for voters. The ongoing debate surrounding retrofitting versus rebuilding and the prevalence of draughty homes in the UK has been a hot topic in recent years, especially with the rise in energy bills. The English Housing Survey indicates that approximately 60% of homes have an Energy Performance Certificate (EPC) rating of D or below, falling short of the target of a C rating by 2030. Now that the election results have been announced, it's time for the new Government to shift their focus from optimistic promises to the hard work that lies ahead. The task ahead remains the same as it has been for the UK and other economies post-Covid-19: finding ways to invest in the country and reduce debt, all while dealing with high tax rates and the reluctance to make cuts in public spending under a Labour Government. During the pre-election period, housing was the main focus in manifestos, with little attention given to commercial property aside from a few mentions of the business rates system. However, what commercial property investors and occupiers are looking for from the new Government is clear: stability and an environment that allows for growth.
