SUMMARY


The Vice President, Commercial Portfolio position. Reporting to the COO, the VP, Commercial will plan, direct, coordinate and oversee the activities of its Commercial business unit, ensuring the development and implementation of efficient operations and systems to meet current and future needs of the organization. This position will develop and execute a business strategy for expanding Towne Park’s Commercial business segment aligned with the organization’s broader growth goals.


You will take a newly acquired commercial portfolio and build it into an industry leader that will make a meaningful impact on Towne Park’s growth trajectory. While M&A activity will both accelerate the Commercial segment getting off the ground and support its continued growth, you will develop a broader vision for the growth of the business and oversee its successful execution.

This role is responsible for the overall management of a client’s commercial asset across our portfolio acting as a primary point of contact for all portfolio management, servicing oversight, and asset strategy deployed by the company on behalf of a client. This position will oversee all commercial assets and the commercial strategic portfolio initiatives simultaneously across all Towne Park verticals. This may include but is not limited to coordinating newly acquired assets, operational and performance review of current portfolio, performance and data reporting, rendering decisions, identifying servicing performance irregularities or exceptions, and driving enhanced performance.


Travel of up to 50 % may be required.


As a result, your impact will be felt across the organization and will be driven by the high bar you will bring to the following areas:


Strategic Business Planning + Growth

  1. Perform asset management activities, including development of operational, management and repositioning strategies and adherence to the detailed business plan
  2. Develop strategy and actions to help Towne Park grow its commercial portfolio in existing markets and expand presence in new markets.
  3. Act as the lead representative in interactions with hospitality teams to ensure strategies are effectively implemented
  4. Proactively engage with hotel and regional operations teams to create and implement commercial operating models that maximize revenue and profitability
  5. Prepare and present weekly, monthly, quarterly, and annual asset management and portfolio reports, cash flow forecasts, and distribution analyses
  6. Revise strategies and the accompanying business plan to address changes in market and/or property conditions as well as any growth and return on capital. Development of growth strategy, implements, and communicates the strategic direction of Towne Park’s Commercial business unit through operations-related policies, practices, standards to ensure effective and consistent support and execution.
  7. Monitors the competitive landscape and benchmarks Towne Park’s approach against relevant industry players, making changes when needed to ensure the company is best-in-class across areas such as commercial terms, operational practices, labor models, etc.
  8. Serves as a subject matter expert across the company as it relates to building organizational capability to best serve and grow the Commercial parking segment. Helps colleagues (e.g. district managers) “get smart” on navigating the market, uncovering growth opportunities, and developing action plans and programs to identify and reach targeted prospects.
  9. Ensures follow up with leads and referrals resulting from sales activity. Networks and develops business relationships in the local community leading to sales lead generation.
  10. When relevant, provides market perspectives to the M&A team including providing support during the diligence process.


Operational Excellence and Performance Optimization

  1. Integrates both inorganic and organic new business into Towne Park’s commercial systems in a seamless manner that maximizes client retention.
  2. Drives business metrics and performance measurements through their team to ensure effectiveness, high performance and compliance.
  3. Supports the analysis of the existing customer experience and implements improvements to achieve a competitive edge in the market.
  4. Partners with the finance department to establish and administer the Commercial budget.
  5. Presents monthly performance results to executive leadership.


Leadership Development and Organizational Effectiveness

  1. Establishes a culture of performance and accountability by communicating clear responsibilities across the Commercial function.
  2. Fosters an engaged and inspired workforce through a combination of vision, effective communication and influence.
  3. Develops, motivates, and retains diverse top talent, building bench strength at all levels.
  4. Guides commercial leadership in developing effective management processes, promoting data-driven decision-making, and establishing operational procedures.
  5. Participates in recruiting efforts for key commercial leadership positions.


QUALIFICATIONS


Education:


Bachelor's degree from a four-year college or university; bachelor’s degree in business administration preferred.


Work Experience:


  1. A minimum of fifteen years of senior leadership experience in a distributed field services business; demonstrated expertise driving both a growth strategy and execution, resulting in extensive market penetration required.
  2. Has successfully scaled a business – whether as a standalone or as a business unit within a larger enterprise – from seven or eight figures to upwards of $100M+ in revenue.
  3. Demonstrated expertise in account-based models, with a specific emphasis on successfully selling technology-enabled solutions that provide innovative services to clients and customers.
  4. Proven leader who has attracted strong individuals to the organization and developed a top performing team.
  5. Experience in managing budgets, revenue proposals and forecasting results; previous P&L and income statement responsibility.

Leadership: Strong executive maturity, presence, and interpersonal savvy. Willing to work as a player coach and roll up sleeves as needed. Ability to interact and influence at all levels of the organization.

Communication: Excellent communication skills and ability to optimally communicate, both written and verbal, at all levels of organization. Ability to compose professional internal and external business communications including reports, proposals, memos, letters, and e-mails.


Analysis skills: Identifies significant problems and opportunities. Analyzes problems and people in depth. Sorts the wheat from the chaff, determining root causes.


Organization/Planning: Plans, organizes, schedules and budgets in efficient, organized manner. Focuses on key priorities..
