Regional Property Manager - Remote | WFH

The Regional Property Manager oversees a diverse portfolio of properties totaling approximately 2000 units across Carmel, Indianapolis, and Bloomington. Responsible for leading Property Managers, Senior Property Managers, and Multi-Site Property Managers within their portfolio, the Regional Property Manager ensures each property meets or exceeds financial performance targets and ownership objectives.

Qualifications

Education and Training:

College degree preferred in finance, property management, business, real estate, or related field.

CPM or CAPS designation a plus.

Valid Driver's License and reliable transportation required; travel will be necessary.

Experience And Skills

Minimum of seven years of progressive property management experience managing at least 1500 units in multiple markets.

Five years of successful supervisory experience, including managing senior or multi-site managers.

Proven track record in hiring, coaching, and developing teams.

Strong background in managing diverse multi-family communities (e.g., new construction, conventional, student housing, LIHTC, HUD projects).

Proficiency in financial reporting, budget planning, expense monitoring, and profit and loss responsibility.

Excellent computer skills with proficiency in Microsoft Office; experience with Yardi, P2P, and LRO preferred.

Responsibilities

Monitor expense controls to achieve a 45% Operating Expense Ratio.

Implement annual budget processes and monitor rent collection efforts.

Conduct monthly financial reviews and forecasting processes.

Recommend capital improvement projects within budget guidelines.

Conduct regular site visits and address property performance issues.

Ensure compliance with company standards and oversee marketing initiatives.

Manage Reserve for Replacement and Residual Receipts for capital improvements.

Identify income sources to increase property revenues.

Implement action plans for under-performing assets.

Liaise with regulatory agencies and manage owner communications.

Deliver accurate monthly executive summaries and variance reports.

Participate in acquisitions, dispositions, and new construction processes.

Recruit, train, supervise, and develop management staff.

Administer employee appraisals and manage HR-related issues.

Conduct quarterly staff meetings and address property operations.

Manage supplier bids and property-related litigation.

Collaborate with support departments to optimize portfolio management.

Achieve established KPIs and company goals.

Ensure timely execution of capital expenditure plans.
