We are looking for a confident, self-motivated individual to manage a residential real estate portfolio in the Central Texas market, including Georgetown and surrounding areas. This role involves various responsibilities, such as move-ins, move-outs, walkthroughs, and contract reviews, placing you directly in front of tenants and owners. While you will have support for some administrative tasks, this position requires enjoying engaging with clients and maintaining strong relationships. A friendly and optimistic outlook is essential for effective property management, along with keen attention to detail and thoroughness in all tasks.

Key Responsibilities
Owner Onboarding:
Establish and cultivate relationships with owner prospects, converting them into clients by delivering a 5-star experience from the initial walkthrough to tenant move-in.
Prioritize timely responses to owner leads, and be readily available to schedule and conduct walkthroughs, make-ready recommendations/pricing, develop pricing strategies, and review contracts.
Collaborate with the business development team to share responsibilities in the owner onboarding process, being adaptable and flexible.
Leasing
Coordinate with support staff and owners to efficiently list and rent properties, aiming for a rental time 10% faster than the competition through accurate market analysis and pricing strategies.
Provide a 5-star experience to tenants during onboarding by conducting thorough contract reviews, setting proper expectations, and fairly enforcing company policies and procedures.
Address tenant complaints, violations, and problems timely, seeking win-win solutions.
Property Management
Foster strong relationships with owners and residents to manage residential properties effectively, enforce lease agreements, and ensure timely rent payments, resulting in 5-star reviews from outgoing owners and residents.
Oversee, maintain, and inspect all designated properties; maintain accurate and timely records.
Coordinate ongoing maintenance and inspections to comply with all relevant laws, codes, and company policies.
Collaborate with the maintenance team, vendors, and contractors, and coordinate with tenants to expedite completion of work orders. Initiate work orders submitted through the tenant portal.
Coordinate with the Property Manager Team Leader to ensure adequate on-call emergency work order rotation on weeknights and weekends.
Collaborate with staff and vendors to successfully complete assigned tasks, adhering to company processes to support overall operations.
Meet deadlines or communicate with staff to establish new deadlines for achieving project goals.
Work with your direct supervisor to ensure processes are followed and make suggestions for continual improvement.
Knowledge, Skills, And Abilities Required
Five years of property management or related experience; high school degree or equivalent; bachelor's degree in a related field preferred.
Must have an active real estate license in Texas and maintain the license while in this position.
Proficiency with CMS and productivity software.
Will work primarily from a home office; must have reliable internet, own computer, and cell phone.
Must have reliable transportation to drive to client homes. Current driver's license and applicable insurance.
Knowledge of local, state, and federal property regulations.
Must be able to read, write, and speak fluent English.
Ability to multitask, negotiate, and carefully follow a defined process.
Efficient communication skills and the ability to provide timely follow-up as needed.
Friendly, interpersonal communication skills, with an enjoyment of cultivating relationships to build and maintain your portfolio.
Ability to work independently, prioritize tasks effectively, and maintain confidentiality.
Willingness to work well with other team members and professionals.
Proactive problem-solver and detail-oriented. Conflict resolution skills.
Physical requirements include traveling by car to client homes, driving, climbing stairs, walking, lifting and reaching overhead, stooping, kneeling, and bending, as well as the ability to walk around properties and multi-floors inside and outside.
Ability to work evenings, weekends, and on-call hours as required or as circumstances warrant.
